To whom it may concern, It is true to say that cliches exist for a reason. The old adage of House Moving being one of the big five of life’s stresses certainly rang true for my recent purchase of a flat in St Margaret’s. The perfect storm of a rather ill, and thus unobtainable solicitor, coupled with a jittery vendor, plus the complications of exchanging over Christmas certainly added several more grey hairs to my head. Indeed there were many times it looked as if the whole thing would collapse. There is no doubt in my mind, that without the patient, and delicate negotiating skills of Simon Philp of John D Wood, we would not have exchanged and completed. Simon and Jessica were the estate agents for the house we were buying. They were absolutely brilliant throughout and especially when it seemed everyone else involved was being difficult. They kept communication going throughout, often responding many time every day. They were honest and open with advice. They clearly went out of their way to help us and the rest of the chain. Jess and Simon were amazing in both the sale and purchase process of our property in St Margarets. Above and beyond in commitment and getting the sale over the line. Jess found us a property that hadn't even come to market and we can't wait to move in! In the interim the Lettings team were wonderful in getting us a fantastic rental for 6 months until we complete on our purchase. Thank you so much for the great team effort in selling our house and securing our new house, I'm writing this so you can hopefully use some of it as a testimonial Downsizing is always difficult as it feels like an end of an era, so it is especially important to have the right team in place From the original valuation by Jessica, where her positive yet firm and knowledgable attitude won the listing, we never wavered in our support as we could see that she and Simon always knew what was happening before we asked the questions. Jack came in at the end on our purchase and the way that the whole team pulled together as one was really reassuring. No question too silly and nothing was too much trouble. I felt that I was their only client. I have bought and sold 11 properties over the years and this is the best experience ever (and this is despite it being a very painful chain). If I could, I'd persuade people to move and get them to use John D Wood, just so that their impression of 'Estate Agents' can be changed for ever ! 1 star is too much for them

1 star is too much for them. They are paid to manage a rental property & significantly failed to do so. Their breaches of contract include: 1: Letting safety certification (electrical)expire despite being authorised to act 8 weeks previously. 2: Never performing the annual inspections or reporting on the property 3: Failing to send financial reports or accounts for their charges 4: Extremely poor negotiators 5: Failed to report when a tenant was in arears (3 months in arears) 5: Failed to do anything about the arears beyond a few emails- not even to visit the property. 6: Instructed formally by email to send a section 8 eviction notice. A section 21 was sent instead. 7: Refusing to call back or pick up the phone -always in meetings unless I gave a false name when they were oddly available! I am currently seeking legal advice

Really disappointed with with John D wood's managment. They were amazing when initially renting a property but on moving out this seems to have really changed. Firstly out deposit was not returned for weeks, we recieved emails threatening overdue rent even after leaving and despite a stellar post-move inventory checks, they initially emailed my partner and I emails saying that deductions would be made - and then once I called to see what this is regarding they said that they had made a mistakes and actually it was all fine - to then still not return the deposit for over a week. Multiple calls and undue stress for no reason. Seems to be very a different calibre of staff dealing with getting you into a property vs leaving.

Kudos to Kate!! She's just amazing. As an overseas landlord, it's nearly impossible to know what's going on in my flat. But Kate is super communicative, and goes above and beyond the call of duty. In addition, I had my flat listed with another agency for months with no action. When I added John D Wood to help rent the flat, Kate found someone within a week. She's a real superstar and the company is lucky to have her. After all, what are estate agents but services from people? Without good people like her, they are nothing.

Go ahead if you want to live through a nightmare

This is with regards to Mr David and Ms Ioana from the Docklands branch. Came home to my flat which had a leaking ceiling and that's where the nightmare started. Was not able to get any help from the agent and had to open my windows to air the carpet floor which was soaked. This was in winter, got infection due to mold from the room. Had multiple people enter my flat, take multiple pictures and videos but nothing was done. Wardrobe was destroyed due to the leaks and several of my own clothing. They did not tell the landlord at all so he was in shock when he found out. All in all took 6 months for the whole issue to resolve, and till the end of my tenancy, the wardrobe was not even fully fitted back in so I lived half a year out of a suitcase. Always impossible to get them on email, and always need to make several phone calls before I can finally get hold of them, and then I am told they were JUST about to call me back. They only treat the landlord like a god and renters like trash. Now I am trying to get my deposit back but receive no replies on email. Absolutely no professionalism. They should be ashamed of their own existence.

AVOID THIS DISHONEST AGENCY

Worst real estate agency I've ever dealt with. Almost going to bring them to court. Razvan Boerean was our property manager. We have been trying to get our deposit back for more than a year. Every time we called there was some excuse like "He's out for lunch" or "He's on annual leave soon" followed by "he'll call you back". He didn't call us back and we've had to chase our deposit for months. It's been more than a year since we moved out and still haven't gotten our deposit back yet. Furthermore, our emails are just ignored and not even an explanation for such a delay or the costs of any deductions was given. Our naivete has been taken advantage of because we didn't know that our deposit insurance only lasted for 3 months and now they are very obviously just trying to steal our deposit. I have sent the last email to them with a 14 day deadline for an explanation or my deposit back. In a week if I don't receive anything I will take all the evidence I have and bring them to court. Avoid this unscrupulous company for your own safety.
