In particular Natalie has gone above and beyond lately in helping to get the doors firegraded and signed off by the building inspector. Clan Gordon are the best letting agents I have used and would recommend them.

GoogleBad experience with this letting agent overall. they used an invasive, 3rd party operated, guarantor verification scheme which requires partial access to their online banking. If you do rent from them, be sure to very thoroughly document the state of everything on move in, they provide a check in report and inventory, but for us the photos were blurry and not very comprehensive, this left us with no evidence to refute harsh bordering on fraudulent deposit deductions. Maintenance issues were very very slow to be resolved and many were answered with a polite variant of "fix it yourself". A ventilation fan went unfixed for 3 months after being reported, causing increased mould growth in an already mould prone flat. We were then deducted upwards of £1000 from the deposit for mould related charges (after very thorough bleaching of the windows, walls etc). They included a clause in our tenancy agreement requiring us to clean the outsides of the windows before leaving, this was not safe for us to do so our choices were to pay for an expensive cleaning service or pay for an expensive cleaning service with our deposit.

The check-in and inventory process is a crucial part of ensuring both tenants and landlords have a clear understanding of the property's condition at the start of the tenancy. While we regret that you found the photos unclear, it’s important to note that the inventory process includes both written statements and photographic evidence to avoid any misunderstandings. We also offer tenants the opportunity to review and sign off on the inventory, ensuring all parties agree on the initial condition of the property.
In terms of maintenance, we acknowledge that there were some delays, particularly with the extractor fan. Unfortunately, this was due to a combination of contractor scheduling issues and management changes within our team. However, we do aim to resolve all reported issues as swiftly as possible. It's important to clarify that the extractor fan's delay would not have influenced the mould issues you reported, as the fan did not affect the ventilation of the areas where mould was found. Additionally, there were no mould issues reported at the end of the previous tenancy, which indicates that proper management of condensation is key to preventing such problems.
Regarding the issue with condensation and mould, it’s crucial to maintain proper ventilation in any property to prevent mould growth, especially in Edinburgh's older buildings. We provided guidance on how to manage this during your tenancy, including recommendations for treatment products and ventilation practices. The deduction related to mould was based on the significant cleaning required after your tenancy ended, which unfortunately went beyond what would be considered normal wear and tear.
We understand your concern around the referencing process. As part of our commitment to landlords and tenants, reference checks are thorough and are carried out by a third-party service, gathering previous landlord references and assessing affordability. For student tenants, these checks also include guarantors, as they play a role in ensuring that rent commitments can be met. While payment issues did not arise in your tenancy, such checks are in place to protect landlords' interests and ensure all parties have a secure tenancy experience.
As for the window cleaning clause, safety is always a priority. We understand that external window cleaning can be challenging in some properties, which is why professional cleaning services are often recommended.

GoogleI've been a tenant with Clan Gordon for nearly a year now, and I've got to say, they've pleasantly surprised me. Unlike those big, impersonal letting agencies where you're just another number, Clan Gordon feels like a friendly, competent bunch.
I've got to give a big shout-out to our property manager, Michelle. She's always been super friendly and helpful whenever I've had questions. During our latest flat inspection, she was considerate of my schedule (I work from home and had meetings to attend), making sure not to disrupt my work too much. She's also great at answering questions and genuinely seems engaged. Dori also helped us to solve any flate-related issues in the past, in an efficient and professional manner. Same applies for Malin! Overall a really great team!
