Dream came true!

This was my first and only experience with a housing group in the UK, and Gleeson was incredibly helpful from the start. I remember having a list of property viewings scheduled for the first day of my home-buying journey, but I had no interest in attending other viewings because I wasn’t keen on purchasing a previously owned home. Surprisingly, my first viewing was with Gleesons, and I didn’t bother with any others after that. They made everything so easy and provided all the information I needed.As someone from Sri Lanka, I sometimes struggle to understand the accents of UK-born people, but Gleesons went out of their way to ensure I understood the entire process. They supported me through multiple meetings and were flexible when I changed my mind several times regarding extras for the home.One of the most significant aspects of my experience was receiving the key worker deposit from Gleesons, which was a huge help in gathering the initial deposit. Without it, I would have had to wait much longer to save up from my salary. They were by my side throughout the process, making sure I wasn’t alone until I could see my dream home become a reality. Now, I’m eagerly waiting to move into our little dwelling, designed just as my daughter and I envisioned.Thank you so much, Gleeson!

We immediately felt welcomed when we visited the site by Jodie and she took the time to show us the site and around the house we’d been interested in. Jodie was instrumental in chasing up our Solicitor’s when deadlines loomed and she kept us informed of developments weekly. After moving in, we did have a few issues which we reported to customer care and I must say that Glenn has been extremely helpful and supportive and we are impressed with all Gleeson staff that we have been in contact with, they’re a credit to the company.

I found the staff at Gleeson Homes, especially Angela Berrington and her colleague Lauren, to be extremely courteous, helpful, thorough and professional in dealing with us as customers at the time.They were communicative and obliging and represented Gleeson Homes exceptionally well at all times.The houses are seemingly of a good standard with lots of space - it would be nice if the Aspatria estate had more in the way of bird and bat boxes and installations for nature, however everything was good apart from that.We thank them for their time and help.Mitch and Lucy

Gleeson Tees Vally

We purchased a home on the Leadmills Walk development in the Tees Vally region, had excellent service throughout the sales process. Jackie kept in regular contact providing updates. Snagging problems have been dealt with quickly by Andrew and Zoe. Zoe from customer care always makes sure I am free and to make sure little disruption is caused. Matt who comes to do the snagging, is polite and professional and is very knowledgeable and efficient. Minor snags with the home, but nothing major and it’s how they resolve and respond.Would 100% be looking to buy my next home with Gleeson.

Noisy

The noise level at the site at Neville Hill, Leeds is like living at the back of a field where they are landing a helicopter - except that it goes on all day and has been for months. I can hear all the reversing alarms and large machinery and the air vibrates even inside our house with the windows and doors shut. Complained and they said 'We note your comments regarding the vibrations from the machinery, whilst we appreciate large machinery is use, factors as such are out of Gleeson Homes control'. They are not in control of the noise or vibrations from the machinery that they are using.

We were dismayed to discover that timescales had been delayed leaving us potentially homeless. Read this before buying a Gleeson home

I’m leaving this review because I wish we’d seen more honest reviews before buying our Gleeson home. Like many people, we chose Gleeson because their homes were more affordable than a lot of other housebuilders. It allowed us to get onto the property ladder, and for that we are grateful. However, we have had problem after problem since moving in. We’ve been in the house around 10 months and are still on temporary electricity. The wider development has apparently been dealing with this for considerably longer. Communication about what is happening has been frustrating, and we’ve increasingly been given reasons such as GDPR as to why information about works across the development cannot be shared… The workmanship has also been disappointing. We’ve had shower traps that weren’t properly secured and leaked, water ingress into our integral garage following heavy rain, drainage issues, poor plastering and various other finishing problems. We also had our windows spontaneously crack due to being fitted too tight. Our driveway is another major issue. The surface has started crumbling, with the top layer breaking away and the aggregate becoming exposed. We have had it inspected, including by the NHBC, and at one point we were told that we must have spilt something on the driveway. We hadn’t. We also found the response from NHBC particularly frustrating. At one point I was told that if I could park a car on it, it effectively constituted a driveway. That completely missed the issue we were raising, which was the quality and deterioration of the surface. After repeatedly raising the issue and feeling that we weren’t being listened to, we are now looking at having to dig up and replace the driveway ourselves. It’s incredibly frustrating to potentially have to pay to replace a driveway on a house that is less than a year old. We also eventually installed an ACO drain outside our garage ourselves to stop water ingress into the garage. When we cut into the driveway, we found provision appeared to have been made for drainage but the drain hadn’t actually been installed. We reported this and they attempted installation of the drain but it was so poor that we removed it and fitted it ourselves. The problems aren’t always obvious when you’re buying the house. I’ve recently started panelling our staircase and discovered just how far out of plumb some of the walls are, as well as issues with how the staircase has been fitted. The plastering and general finishing throughout the house have been particularly disappointing. We also had a significant number of snags. Thankfully, we had a retention agreement through our conveyancer, which gave us some leverage to get many of them resolved. Once the retainer was paid to them there response significantly slowed. If you’re buying, I would strongly recommend an independent snagging inspection. We moved in on 19 December, right before Christmas, and were exhausted and focused on moving. You have a very short period to identify certain cosmetic issues, and it’s incredibly easy to miss things. Make sure you snag scratches etc in the first 5 days! My biggest advice is to visit the actual development before exchanging contracts, not just the show home. Look at the housekeeping. Is the site tidy? Are tradespeople cleaning up? Is there plaster dust left in bathrooms and shower trays? Do the houses look carefully finished? Does it look like they care… There have also been some concerning incidents on our development, including a fence post being put into the sewage system, resulting in sewage entering another homeowner’s garden. I appreciate this was an individual incident, but it certainly didn’t inspire confidence. To be fair, Gleeson have resolved many of our snags and we haven’t identified any major structural problems so far, which we are grateful for. But when you’ve spent years saving for your deposit and finally buy a brand-new home, you shouldn’t have to accept poor plastering, uneven walls, drainage issues, a deteriorating driveway and questionable finishing as part of the experience. Would I buy another Gleeson home? No. Would I recommend them? Based on our experience, no. If you’re still considering one, you may well decide to go ahead, but go into it with your eyes open. Get a professional snagging inspection, ask difficult questions, check the retention arrangements and look very closely at the quality of the work before you exchange. Once you exchange they have got you! We love having our own home. We just wish the standard of workmanship and customer service matched the importance of what we were buying. Gleesons have made it very clear it’s just business, my only argument is the way you are operating is not even profitable so what are you doing?????

It has been a wonderful 8 months journey with Gleeson. Our first visit as a family to view properties was in January when we met Jackie. Jackie Acklam Gardens is fantastic and lovely. Highly recommend Gleeson at Birkwood

My wife and I have now been living in our new Gleeson home for a month. We needed extra space for our children and really liked the new build designs at Birkwood in Mareham-Le-Fen. Angie Lawrence was our point of contact the whole way through the process and she was fantastic. She was very personable and took a genuine interest in helping us find the right home for us. We found the process very smooth and any bumps in the road (from our side) were well received and Angie was understanding and supportive.The site manager at Birkwood, Danny, was also excellent and took time to show us around and answer any questions or ease any concerns. You can fall in love with a housr

We moved in 6 weeks ago to the Longford and it's amazing , I never thought I could fall in love with the house and yet every day I am a little more in love than yesterday .I feel like being on a permanent holiday and the fact that it was a blank canvas with only the kitchen and bathrooms done, was better than expected as we can now choose everything as we want it.We started with underfloor heating and the lvt flooring throughout the house with wooden staircase . The area we are in is like an oasis , so peaceful and quiet . Gleeson Sales advisor Louise has been our anchor throughout and will always be grateful to her. Liam, the site manager has always listened and got on with any snags( very minor) as soon as they appeared. I am so grateful for this house and for my family.

Karen gave me a call back as soon as she resumes the office the next working day. Fantastic Experience with John at Bracks Farm

Our sales exec John at Bracks Farm has been unbelievable. His customer service is next to none, he has answered every question (trust me there’s been a lot as first time buyers) with as much detail as humanly possible. She helped us from the very beginning with getting us in contact with a mortgage advisor, we wouldn’t be in our first home now if it wasn’t for her. A real credit to the team.
