GoogleAbsolutely fantastic letting agency, I needed a commercial letting sorting out pretty fast, as I need the storage space, within 4 days. Darrell managed to get the lease drawn up agreed and signed with the landlord within 3 days. Top Class Service. I would Highly recommend them to anyone.

Dear Mr Ive Thanks for your review. Its a shame you chose to post this review without giving the landlord an opportunity to rectify this situation. Firstly, we would wish to point out that it is not Ayers & Cruiks that specify and pay for your replacement windows this is done by your landlord and we have no control over this. Secondly we have since visited to check the job and have spoken with the landlord who has agreed to have the windows cleaned. Hopefully this will resolve your issue.

GoogleI have been a model tenant in one of the 'penthouses' in Baryta house. I have endured 14 months of sheer hell from antisocial behaviour by neighbours on the adjoining balcony. Ayers and Cruiks have consistently failed to enforce the lease or deal with extremely distressing behaviour by these neighbours....They make excuse after excuse for these people and clearly do not care! I have been forced to listen to screaming/swearing/shouting/wailing/retching/vomiting etc, sometimes until 2/3 am. God help whoever moves in after me as I am leaving! The arrogance of the 'team' at Ayers and Cruiks is breathtaking.
We are sorry you have felt the need to make this post especially as our staff have bent over backwards to try and assist you and one of our directors personally took your calls late at night to try and assist you. Unfortunately our powers are somewhat limited, we cannot dictate to people how to live their lives only appeal to them to be reasonable and considerate of their neighbours.

Renting can be a challenge and it can sometimes feel like it's hard to get through to a real person - never with Rhiiannon! GoogleAyers & Cruiks manage our residential building in Southend and are absolutely SUPERB. They are proactive and effective and just get stuff done with no fuss. Friendly and responsive too and always go the extra mile to achieve results. They sorted an issue with windows at our building within months meaning that we could get work done that had been blocked for 10 years !! 100% recommended

GoogleI arrange a viewing, go have a viewing, the same day I am sent forms to fill for referencing and am told that it will be sent to the landlord for consideration. For 17 days there is absolutely no response from the agent whatsoever, and then on the 17th day the property is no longer on the market on Rightmove and can't be seen on their website. Be aware, checking their reviews here on Google, this seems to be a common occursnce with them.

GoogleProblem after problem with the flat, and Ayers & Cruiks seem to be so lazy in their pursuit of rectifying these problems. Having raised a complaint about my experience with them which was also a waste of time because they disagree with every point just further consolidates my opinion of them as an unserious company. Unfortunately wouldn't recommend them to anyone.

We have also advised you of your rights to take the matter further if are still not satisfied. Our staff have worked very hard to try and rectify this issue in very trying circumstances, they are not lazy, they are just unable to meet your expectations on timing due to the reasons explained in our review. My situation was somewhat complicated due to recently arriving back in the UK after many years working abroad, not having a job in the UK at that time, having a cat, and wishing to move into a rental property as quickly as possible. Jo at A&C worked really hard to help me jump all of the hurdles, and she got me in to my lovely new rented home, which has recently been completely renovated, in just over 2 weeks from viewing to move-in. Thanks, Jo! You did a fantastic job. Ayers & Cruiks are complete professionals. They are absolutely up-to-date with all of the latest changes in rental legislation and I felt completely assured that my new home complied with any and all regulations and that my deposit is protected. They even put you in touch with an agency that can help you with contents insurance and setting up your household bills. 5-star service all round.

Ayers and Cruiks and in particular Kevin Cruiks the owner of the business cost us a considerable amount in our sale of our flat due to his negligence. Actually on frequent occasions he dropped the ball and never offered so much as an apology.

They made what was a daunting task feel effortless and a “no brainer”. Since then, Ayers & Cruiks have been professional, knowledgeable and friendly, with nothing too much trouble. In a highly competitive - & crowded, commercial market, Ayers have shown how traditional business standards of ethics, integrity, honesty and trustworthiness can be maintained successfully. This is obvious where some of their competitors have tried to corner the market with completely opposite standards and resting on a legacy reputation. Dealing with Rita Mullins, our property manager, has been a genuine pleasure. Her passion, knowledge, understanding and dedication to her role shines in everything she does. We’ve relied on her for advice, guidance and support and have also had lots of laughs with her, along the way. Working in partnership with Rita and Ayers has made us wish we’d gone for Right to Manage years ago.
