I could not recommend Folklands enough. Initially, I listed my property with a nation-wide estate agents, and found that they were unresponsive and clearly only cared about getting a commission from me, by suggesting a high listing price then telling me to lower it after not getting any interest. On swapping to Folklands, Richard and the team (Sophie carried out our viewings) were brilliant. Always honest with us, giving us good feedback and great advice, holding our hand throughout the process. They were also extremely responsive to any calls or emails that we sent them and felt like they couldn't do enough to help. As well as all this, they were also very reasonably priced, despite giving a far better service than our previous estate agents, and providing a higher quality output (through use of high end suppliers, such as their photographers). I would recommend them to anyone looking to sell their house, and would use them again in a heart beat, were I to sell my property all over again, just wish we'd gone to them in the first place!PositiveResponsiveness, Quality, Professionalism, Value

Buying a house during a pandemic is never going to be easy and when the banks are slow and the people involved all have different objectives and requests, you need someone in the middle of all that to make sure everyone is happy and things go smoothly. We recently. bought our first home and Folklands are sincerely a fabulous company, specifically Richard, who dealt with all our needs and numerous questions effectively, with kindness, professionalism and understanding at every stage. Richard went beyond my expectations when valuing and dealing with the house sale. I have gone through so many agents and I have never seen someone going into details as Richard did. On the initial appointments we spent over an hour chatting about the house market, what could enhance the value of the property and what are my options. I sold my flat in Croydon during a difficult time and found Folkands to be highly professional and a cut above all of the other agents I contacted. I know the people who enquired and final buyer thought the same. Richard had invested a lot of time over a long period prior to instructing by giving sound and realistic advice and guidance. Compared to Folklands, the chain agents appeared unrealistic, lacking in attention to detail, or even downright shambolic. I don't believe I would have sold the flat had I not used Folklands. I recently sold my flat through Folklands. I had spoken with alot of estate agents, but all of them (except for Richard at Folklands) only had a 5 to 10 minute call with me where they asked basic questions about the flat and gave me their evaluation. Those calls were very fast paced, like they wanted to get it over and done with as quickly as possible, and many of them were pressuring me to make a decision straight away. Folklands was different and a much more enjoyable and stress-free experience. Before choosing Folklands, I spoke with Richard twice (both calls were about 40 minutes each) and he spent a lot of time explaining the market situation, telling me his honest thoughts to temper my expectations (other agents seemed to just tell me what I wanted to hear), and allowed me to ask lots of questions. Now, having gone through the full process, I have absolutely no regrets. Selling and buying property is a big decision and can be daunting, stressful and complicated. But, throughout, Richard was calm, communicative and honest. The regular updates were reassuring, and his communication was clear and streamlined between buyer and seller. Larger, more dominant estate agents seem primarily money not client focussed, and charge higher fees for a less personable experience. Folklands are a brilliant local Estate Agent. I used them in the selling of my 1 bed flat in South Croydon in mid 2020. In what is a challenging market for flats, Richard was always available to talk through options and discuss the best approaches to take from start to finish. Along with the high reviews already on Google, the conversation we had with Richard during our initial valuation was the reason we chose Folklands. Richard provided us with insight into the market with his excellent local knowledge and we experienced a superb level of customer care and attention that I don't feel you get from any of the mainstream estate agents. Communication was brilliant throughout the process which is always important especially as selling and/or buying a home can be one of the most stressful times. We had 2 viewings very soon after we went to market, both put great offers in and we were able to accept and proceed with our ongoing purchase. Folklands helped us to go to the market at the right price, they found us an excellent buyer and this all helped us towards a smooth transaction. Folklands - The most amazing customer service I have ever received. I am so sick of large companies treating you like a money-making number. Folklands could not be more different. Richard and his team at have restored my faith in customer service! I had a huge and complex job in renovating my mothers very dilapidated flat in Croydon and sorting out the leasehold for the property. I rang the three best rated estate agents in Croydon. I was impressed with the brilliant rating and comments for Folklands before even ringing them. I was not disappointed. Richard’s communication was fantastic. He asked me loads of questions about the condition of the property and the leasehold situation. He seemed genuinely interested in trying to get the best deal for my mother from day one. He did a load of research and spoke to a mortgage specialist he knew for me to discuss the leasehold situation in detail. After some some brilliant advice he even recommended a leasehold specialist solicitor. The difference between the three estate agents when meeting was again stark. Richard spent three times longer with me than the other two. He went through every detail of the renovation in every room giving me exactly what I needed to do to make the property amazing. His professionalism and local knowledge for this was outstanding. I also got quotes from all three for fees. Folklands were the most reasonably priced. I could not believe it! With the incredible service I had received so far, I would have instructed Richard even if he had been the most expensive, so this was a real bonus. Over the next 8 months renovating the property Richard was brilliant. He seemed so knowledgeable when I met him, I ran everything past him. I felt guilty bothering him so much, but nothing was too much trouble. I sent him examples of different things I had found and ideas. He would then come back with his own research of what he thought would work perfectly for the local market. We also had the potential of converting the loft into a second flat, so I ran this past Richard. He gave loads of great advice re this and even went away and looked up similar planning applications for the area all without me asking him too. So, after a lot of work we had a shiny, beautiful looking flat to sell that was perfect for the local area. Richard sold it within a week! He gave some brilliant advice for marketing tactics which worked perfectly. His design tips had also clearly paid off. I did lots of research in for the area and we achieved the absolute top end of what a flat of this type could get. The sales process was a nightmare with a terrible solicitor at the other end. Richard was however brilliant at liaising with both sides to try and coordinate things and push it though. Unfortunately, the buyer informed us when we were near completion that he was at risk of redundancy due to COVID and he couldn’t commit to progressing until he found out more. Richard again gave some brilliant advice and we remarketed the property. Folklands sold it in a week for a second time once again at a great price! Fortunately, we had a brilliant second buyer and solicitor and with Richard’s support the process was completed in 6 to 7 weeks. Apologies for the long review but after working with Richard and Folklands for around a year I feel that they deserve me detailing everything mentioned. I am too young to remember the ‘good old days’ of customer service where every customer got a personal touch, but this is exactly how Folklands operate. They earn their fee and much more. My mother is at least £50K to £60K better off as a result and my life was made so much easier through a very stressful time. I choose Folklands to market my property after reading reviews and then speaking to Richard. It was 100% the right choice. Right from the start I found Richard and the team very professional, helpful, and informative. Not all estate agents are created equal! Folklands are a class act providing a level of service and professionalism that quite simply puts all others to shame. They sold my house at asking price, within a short amount of time and were proactively engaged throughout the entire process (communicating with the buyer, solicitors and other agents to ensure a smooth and timely exchange and completion). From the outset, they gave an honest valuation, provided sound advice and were excellent in giving feedback on all viewings. I always felt my property was in safe hands as they were consistently going the extra mile. I originally had my property listed with the typical high street chain (multiple offices, billboards everywhere) but the property went unsold for many months and I was constantly chasing for feedback or updates, with literally zero advice beyond constant price reductions or swapping the photos around on Rightmove. As first time buyers, Richard was pivotal in the process of purchasing our first house - in fact, I’m not quite sure what we would have done without him! When first showing us around the house, we could tell he was invested in both the property and the people involved; arranging extra visits was also never a problem. Throughout the process he was always contactable, always willing to help and always went the extra mile in both his actions and words - he always made an effort to further build our relationship in his emails and we really felt valued as both clients and acquaintances. We were in an unorthodox situation with our mortgage, which was frustrating for everyone involved in the chain, but his calm, personable and professional manner always shone through and despite some bumps along the road, we managed to successfully complete with all things taken care of. All queries were answered swiftly, and the team were very quick to follow up on responses from buyers, vendors and solicitors in order to ensure that both sale and purchase were pushed through as quickly as possible. No problem was too small, and even multiple requests to visit our purchase property were accommodated and arranged at short notice, if possible to do so. We were never rushed by Richard when viewing the property; he always made us feel valued, and was interested in assisting us as best as he was able to. Having had very different experiences with other Estate Agents in the past, we are very pleased to say that our experience with Folklands was quite the opposite.
