We had been negotiating with several agents over the last few years to manage our property portfolio and the one that we selected and who stood out from the rest was Rouds Estate and Letting Agent. Their approach to business has always been professional and they have consistently delivered a exemplary performance. Raj in particular, has been a dedicated member of the management team. She has maintained a high level of integrity and efficiency since we have been dealing with her. My wife and I made the decision to choose an agent to rent out our studio flats that we had as we were not able to keep up with their management. Rouds took the time to come to the properties to meet us and discuss the process, and from the valuation, viewings, tenancy process, and it was done in the time scale provided keeping us fully informed every step of the way. The thorough referencing process that Rouds carry out meant we have found very nice tenants. We would like to commend the efforts especially from Rajneet who handled our account from the word go and detailed every stage all the way to the letting of our units. Many thanks to the Property Management team who were always at hand for their support as Rajneet did a brilliant job spearheading the process. We are looking forward to a continuous stress free working relationship with Rouds.

Absolute criminals

Absolute criminals! Fraudsters! Do not even think of going close to these people let alone paying them a dime. I agreed a tenancy for an apartment with these people only for them to give me keys to a different apartment on moving in day. This apartment was in a disgusting and appalling condition to put it mildly- exposed gas pipes, mould all over the inside of the tiny fridge in the apartment, damp on the walls, to mention a few. The paintwork looked like it was done by a 5 year old. I returned the keys and have been asking them to give the keys to the apartment that was agreed, but till date (4 weeks later) they are yet to either give me the keys or refund me. You can see from the reviews of similar terrible experiences that this is not a one off. These guys are criminals. Don’t be fooled by the few good reviews you see, they are not honest reviews. I have reported this matter to the police, the property redress scheme and the council, and will encourage any person with similar issues to do the same. We can’t allow these criminals to keep operating

The response from Rouds is astonishing

The response from Rouds is astonishing. It is Rouds who have failed to make payment. They allegedly took out an insurance policy for me and despite over a year elapsing have withheld payment. They have provided no check out report, no information including accounts I requested and failed to return a deposit as ordered by the court. They kept in their account until proceedings were threatened. They don’t reply to any complaints. A fraudulent company and lie consistently. Worst agents ever.

I wish there is less than one star. This agency never answers our calls, we have to spend hours on the phone trying to reach them. We were left in our flat for 4 day with no hot water and heating in the middle of the winter and they didn't even bother to give us a fixed time of when the engineer will turn up. When we report an issue, it rakes them weeks to report it to the landlord and get back to us. Extremely disappointed with their service.

Before Christmas I decided to take the plunge and put my forever home up to rent as I was relocating. Saagar from Rouds was professional and eased my doubts very quickly. My properly was let very quickly and they sorted all the paperwork and everything else. Rajneet that has been looking after my property has been amazing. After having a few hiccups along the way she has been quick to keep me informed and has been professional in getting these matters resolved. I can’t stress how much I rate the guys at Rouds.
