AVOID TO RENT WITH THIS AGENCY!!

AVOID TO RENT WITH THIS AGENCY AT ALL COSTS!! COWBOY CONTRACTORS LEAVING YOUR HOUSE WORSE THAN WHEN ORIGINALLY MOVED IN!! I have rented off this estate agents for 3 years, The maintenance is absolutely diabolical the worst maintenance service in my 8 year of renting properties! Lost count on the amount of times I have had to ask for a damp proof course to be carried out and for 3 years all I've heard is " open your windows 365 days a year give your wall a wipe it'll be fine".. FINALLY got a damp proof course this week, the cowboy contractors have left me with no Internet as they have had to take the socket off the wall and then put back on resulting in them breaking it and doing a shoddy job, sockets hanging off the walls were they have had the audacity not to sort the matter and dirty food bags left on my bedroom floor for my dog to eat out of when I came back in!! I have young children and dogs and the service that has been provided I wouldn't let a homeless person live in here let alone my family!! Shocking shocking service and I will be taking all of this along with the other problems yet to have been solved over the 3 year to the housing ombudsman. DO NOT rent off of this so called lettings company!!

We recently contacted Acorn regarding a flat for rent in Tamworth Place, Croydon. From the beginning we told the agent that we were family (2nd cousins). We arranged the viewing, when we arrived they didn’t have the keys to the flat so we rearranged to the following business day and they cancelled again as they didn’t have the key. Since we liked the building, we submitted our offer after the letting negotiator suggested that the landlord was offering discounts to most tenants. Next minute, the landlord rejected it due to the cost (bearing in mind it was the same reduction given to everyone else but whatever, that’s fair enough). Next minute, the landlord said he doesn’t allow HMOs, at this point we had already made it clear that we’re family and if that’s the case they didn’t specify it in the property advertisement. We thought that either the landlord or the agency were making excuse after excuse to stop us from renting that place. We cleared it again, confimed we’re family and didn’t hear back from them at all. I called again, spoke to a senior lettings negotiator who advised they need evidence that we’re family such as a DNA test or our birth certificates to prove we have the same surnames. Obviously being second cousins we won’t have the same surname, so I offered to write a binding document which they refused because they wanted our parent’s birth certificates (bearing in mind we’re not underage and we’re NHS nurses). Under GDPR, it’s not legal to ask for someone else’s data without their consent especially without telling us how you’ll handle that data. It’s very clear they didn’t want to rent to black Spanish people but what do you expect if your property is in Croydon, Acorn could have been honest about the situation instead of running us around for a almost a week and to be honest they shouldn’t be taking on racist landlords with ther gentrification plans. Integrity over money. Safe to say we won’t ever deal with them again.

Hi Maymouna. I can assure you that the succes or failure of your application was not as a result of race. It was because you were unable to provide evidence that you and your co-tenant are related. Without this evidence the landlord would be at risk of renting the property illegally resulting in potential fines. I am sorry that your application was unsuccessful but wuld be very happy to help you find a property that has the necessary licence. Thanks

The worst letting property management I have worked with. My property manager goes for weeks without contacting you, emails ignored, property in a bad state and no responsibility to help you. I have chased my property manager for months now, you call the head office it seems either your messages are not passed on. The worst experience!

I recently had a disappointing experience with Acorn and Letting Agents while looking for an apartment. I came across a beautiful apartment listed for £1,500 per month and proceeded to submit my documents for the rental application, highlighting my salary of around £85,000. However, the process took a turn for the worse when I received a call from the agency. During this call, I was informed that the property owner was asking for more money to rent the apartment, raising the price to £1,600. To make matters worse, the agent used unprofessional language and stated, "we found someone better than you." They implied that I would need to pay the increased amount if I wanted the property, which I found highly unprofessional and disrespectful. As a potential tenant, I expect to be treated with respect and professionalism throughout the rental process. Unfortunately, my experience with Acorn Estate Agents and Letting Agents fell far short of these expectations. I will be looking elsewhere for my housing needs and encourage others to do the same if they value professionalism and respectful communication

Avoid at all costs. William at their Gravesend office withheld offers on a house I’m selling. I was selling two properties with this agent, and I got repaid by William, a convincing liar, advising me to sell to a buyer in a chain who was selling their house through Acorn but withholding an offer from a first time buyer for £19,000 more than the offer put forward. He told me the first time buyer ignored his follow up calls, however voice recordings prove he told them we had sold to a private buyer. An absolute lie. Acorns compliance manager, after my complaint, played down this devastating and costly experience stating ‘ I am sorry that William indicated to xxxxx that you had accepted a “private” offer. I have listened to the call and confirm that this was said. Neither William nor I have an explanation for this being said.’ ‘ In summary to the above, I am satisfied that William believed that was acting in your best interests’ ‘ I have made it clear to William that his communications must improve.’ So no point in making a complaint for them acting illegally. I’d suggest avoid at all costs. As you can see from their reply , when they verbally tell someone a lie to deter them from filling out their own offer form - they put the onus back on the third party for not being formal. - tricksters. And William didn’t miscommunicate an offer I’d accepted- he made it up as there wasn’t one. They were still actively showing people the house for weeks after. He lied at the time of his phone call to someone making a verbal offer (clearly deterring them) shouldn’t Acorn be obliged to pass verbal offers on ? William didn’t want the first time buyer submitting a ‘formal’ offer, he lied so he could sell two houses and get two commissions- plain and simple.

Viewing was arranged but I got a call minutes before to ask to reschedule for the next day. Fast forward to next day: no answer and agent just happened to not be around so said they'd get him to call back... no call and now closed. Waste of two days.

They are so incompetent

They are so incompetent. Sending reference emails to the wrong addresses. Including the wrong tenants on agreements. We had to follow for different procedures for four different tenants to get references because they just couldn't figure it out. They even put the wrong tenants on our rental agreements after being asked TWICE to remove them. Embarrassingly poor service.

Unprofessional

I just wanted to let people know that Acorn in blackfen are very unprofessional!! Based on my personal experience with them. What they say and do are two different things. I told them not to value my property because it was going through court that they wasn't picked from the list which the solicitors and judge had arranged. I told two different people the manager and a lady that work there the same thing. They said not a problem we don't want to waste our time on a free valuation. We will cancel the appointment that my ex husband had made bearing in mind I live in this house.. What happens they did a valuation from the outside of my house even though they was told not to and said to me that they wont and its been cancelled.. please do not trust them they are liers.. because of their wrong choices they made. Me and my daughter may cost us losing our home.. very unprofessional

If only I could rate -5Spare yourself from stress, trauma and disrespect, after paying 13% full management fees. If you come across Adam Slaney as the representative of Acorn, do not believe a word he will say. He will only make sure he onboards you, even at the cost of your mental health. He will not do due diligence to find a good tenants for you and will lie just to get in your pocket. He will lie to you about the tenants (that they are good and has been with Acorn for many years and had never been a problem) but the moment they enter your property they will turn into a nightmare.The property managers like Lisa lewis and Siobhan Smith are equally awful. You will be at their mercy to get rent or get any news about your property. Even after paying full fees every single month, they wont bother to inform the rent is delayed, which was every single month. Acorn representative will lie to you that they will check your properties. But they will never do that, they will never inspect your property or give you report. They can even change the locks and not bother to give you copies. These are bunch of con-agents including Nichole Lindsay. They will make you buy this guarantee and that warranty, but when it will be time to use them they will just put you on the pedestal and lie. They always work against you even after taking money which I found strange. They always wants to fix things that tenants have broken and tried to pass on to me as my duty. They kept on ripping me off with this or that without giving any explanation. Not only this they will also tell you “consider yourself lucky that you are getting the rent at least (even if its not in full or on time”.Acorn completely ignored any responsibility of getting me a bad tenant who doesn't pay on time and has been damaging my property. Also for strange reason they had been siding with the tenants and not trying to get them out (knowing very well that I with a young child and need to move back into my own property because of the cost of living crisis). Subtly threatening me with all the UK anti landlord laws over the phone. I am scared of loosing money, my home but they don't care. Anything matters to them is to rip out more money from me in the name of fees and services.If you have any respect for your time and hard earned money, avoid these people like plague.
