Fab viewing

We viewed a property with a young man called Kieran, all I can say is WOW. He was absolutely amazing, what a lovely young lad. Knew everything about the property, didn’t hesitate on any questions we had to ask, he was by far the best estate agent we viewed a property with and we viewed alot! Thanks so much again Kieran, you are a total gem to acorn estate agents.

Avoid at all costs

Avoid at all costsUsed Acorn in order to rent my property near London Bridge for a year.The entire experience with them was a farce from start to finishAfter six months Acorn emailed me asking me for £250 to repair some of the lights in the property telling me that it was a ’legal requirement’ as the lighting was ‘unsatisfactory’. My lighting has been checked only 6 months before when the property has been prepared for rental. When I checked with an independent electrician they informed me there was nothing wrong with the property’s lighting and there was no legal requirement to fix the lighting- an additional income stream for Acorn?-£600 was mysteriously deducted from one of my monthly invoices. I repeatedly queried where this amount went. I was told it had bounced back due because I had altered my account details. I was repeatedly assured that this money would be paid to me at the new account details. I sent repeated chaser emails as to its whereabouts and told that it had been put towards a new washing machine. This was never evidenced in the invoicing. This amount has still not been paid to me despite repeated emailsAcorn lost the property's window and post box keys, blaming the loss on the tenants. I contacted the tenants directly and they said they had returned them to Acorn. Neither set of keys have never been returned to me and I have had to pay for new sets to be cut. Acorn are unconcerned and have not refunded me for losing the keys. Back office blames front office and vice versa.Acorn told me that I needed to purchase a new mattress for an incoming tenant. When I pushed back on this they told me I would lose the tenant. I reluctantly agreed and purchased a mattress- the tenant moved out after 5 months and Acorn told me to remove a brand new mattress [at a hefty removal cost] for the next set of tenants. Such a waste.Acorn failed to forward me information about a council tax payment until it was seriously overdue and the council threatened to close my account. The first time Acorn made me aware that there was an outstanding Council Tax payment was when I was emailed a final notice- which means they had received several statements prior to this date and had not contacted me. Acorn then had the audacity to email me telling me to deal with the situation [i.e. make the payment] immediately because they were repeatedly receiving correspondence from the council because the bill was so seriously in arrears. Up to this point I had idea that a bill was even due to be paid as I had never been informed!This company is a HORROR SHOW.Save yourself the hassle and unpleasantness and use any other lettings agency but them.

Great staff.

I have to say that the staff at Acorn (especially Tanya Weise) are incredibly skilled at liasing with tenants. It can often be a hard and thankless position but Tanya fulfills her brief with enormous patience and sensitivity.

Do not place a holding deposit you will not get it back

I had an incredibly frustrating and unprofessional experience with Acorn Estate's Dartford branch. I paid a holding deposit of £276.92 for a property at 82 Springhead Parkway DA11 8BF, but despite multiple requests, they failed to refund the deposit after the landlord chose another applicant. This is a clear violation of the Tenant Fees Act 2019, which requires a refund within 7 calendar days when the applicant is not at fault. The individual who was meant to address my concerns, Aiden Harding, was utterly unhelpful. He was nothing more than a salesman at best, completely failing to take responsibility or follow up on the issue. When I escalated my case, I was met with the same lack of professionalism and dismissive attitude from Elycia Norton-Smith. To make matters worse, I’ve had to pay an additional £35 just to initiate a legal claim to retrieve my own money, which is completely unacceptable. Both Aiden Harding and Elycia Norton-Smith have been insulting and negligent, and I would strongly advise anyone to stay far away from this branch. They are untrustworthy and completely disregard their obligations to customers. It has been over 7 days so they do not adhere to their terms.

Highly recommended, Jonathan was great.

Jonathan at Acorn couldn’t have been more helpful. A genuinely nice guy who was with us from the first viewings of our property Sale until contract exchange. He constantly updated us and helped us get answers when the solicitors were not so forthcoming.We had our property up for sale with another estate agent at the same time and amount of interest and viewings through acorn compared to the other agent was amazing.We were under offer within 2 weeks of Being up for sale.They really know they’re business and I would highly recommend Glen, John and the team.Thanks All. ⭐️ ⭐️ ⭐️ ⭐️ ⭐️

Very poor experience with one member of the team - Joy Davis

Firstly i would like to start with positives, the team in Bexleyheath branch have been nothing but helpful to get me across the line following issues with a specific member of staff. Without the help of the guys at the branch this would never have made it across the line. Then onto the negatives - Joy Davis. The worst customer service I've ever received. So much so that this is the first time I have ever left a review against a company. Rude, incompetent and most of the time incorrect - and that's just when she decides to answer (most of the time will essentially just ignore you). It took 8 weeks to receive a deposit back from a rental property acorn managed, beginning with her sending over an incorrect review of the property, when asked to rectify this she simply told me to sort it with the tenant as she was either too incompetent or lacked any form of work ethic to complete this herself. Eventually she rectified this issue after me explaining to her that it is in fact her job. She then sent me the incorrect amount, upon chasing this with over 15 emails across a month I had no choice but to threaten legal action, which then led to receiving the correct amount of funds. The guys at bexleyheath branch had informed me she had not actually processed the payment at all, which i believe was to just waste my time further as she took a dislike to me pretty early on. So in conclusion - bexleyheath branch - awesome team who will help at any point. Joy Davis - terrible.

I have to say that the experience we had with Acorn Estate Agents in Swanley was absolutely one of the best experiences with any estate agents I have experienced. Mark Sugarman, the Manager, went above and beyond to assist us in finding a rental property at a suitable price and in a suitable area to cater for all our needs. I have nothing but good woods to say for the whole team.We have lived at the property for almost a year now and I have had no complaints with Acorns. We will definitely use them again when the time comes.

I found them very professional, from start to finish. Giving advice on how to decorate and show flat off to its best for viewings, right down to contacting the different solicitors to speed them up, to complete the sale, as quickly as possible. They couldn't do enough and put up with my questions. I've never sold a place before, so process was completely new to me. Thank you all so much.

ACORN ELTHAM (COWBOYS)

We are still having issues renting a place.They took £350 from my partner for a holding deposit and now won’t give it backThis is due to a paid CCJ which I was clearly not aware affected my credit going forward as my credit rating is decent. If i knew that a paid CCJ would sit on my file for 6 years then of course i would of made this aware on the offer form. Because my referencing didn’t go through / FAILED as they keep saying which makes you feel like a liar which I am NOT! I have sent a further email asking for this to be looked into but have now found myself ignored.Apparently they use it for the cost of referencing… I’ve been private renting for 10 years at my current place … I have a decent credit rating and have shown that my partner and I can clearly afford the rent.Give me back my money pleaseThis was Rachel Butcher from the Eltham branch who has been ignoring me ever since. Customer service is shocking and appealing.*UPDATE 05/11 - Have now received the full holding deposit refund but it took for this review to get the potential ball running*

Brilliant people providing excellent service

Professional, efficient and friendly service from all the staff I had contacts with. Davide took the time to explain everything on my first visit at the Acorn office in Kennington and also answered all my questions when he visited and took amazing pictures of my flat. Damian dealt with the viewings and keep it me informed all the time about offers and how things were progressing. I did not meet Lorrell in person but she replied to emails in seconds and explained every requirements and was always available over the phone. They were all brilliant and made my first experience letting out my flat stress free. Acorn definitely have got the right people to provide an excellent service and I will not hesitate to recommend them to anyone I know.

Acorn still the worst - 2 years later

In August 2021, I placed a review regarding this company. It's September 2022 and this is what happened. 1. They rightly made us certifying our building with the EWS1 (good);2. The contractor who was supposed to fix our intercom (in 2019) said WE (the directors) were too demanding/late to reply. I took the ownership of it and fixed and replaced 11 intercom phones (for free);3. Every time Acorn called any of the contractors they fixed something but oddly few weeks later there was always something else to fix. Even recently, Acorn hired a new electricity contractor which spotted a problem the previous contractor said they fixed. We all wondered why the previous one didn't fix it. 4. Our Acorn Manager left, we have now 2 temporary ones: we asked to have spreadsheet with all the outstanding task. They send us a spreadsheet titled: "St. Michaels Courts". Yeah right, THAT'S NOT US!!!5. The twin building next to ours, still have to have their intercom fixed (2 years) and their fence redone. 6 They are REALLY GOOD at charging us their fee! Oh when we asked for an extra meeting to discuss all these issues, they replied with their charging fee.

Our block management team do endeavour to use reliable and competitively priced contractors and, should any issues arise with a contractor’s work, the team will always investigate with that contractor and try to resolve. You have mentioned issues at your neighbouring building however any maintenance issues affecting that building are prioritised by their resident Director rather than Acorn. With regard to the schedule sent yesterday, I believe the member of staff who sent that to you did apologise earlier for the error she made in the heading. Acorn Group - Useless lettings agents

Acorn Group - Do not touch these lettings agents with a barge pole. My daughter, who was pregnant and a first time landlord, rented out her property with Acorn. She paid 14.5% to them to fully manage the letting. Once they had signed her up, they stopped providing advice and guidance. The tenant they accepted was not vetted adequately and within three months stopped paying the rent. She never paid any Council Tax or utility bills. She was a fraudster and had a 15 year history of setting up businesses in rented properties and not paying any bills. A simple Google search if done by the vetting agent would have flagged this up. In cahoots with her daughter and many accomplices, she used my daughter’s address to set up multiple companies. My daughter knew nothing about it. Despite getting an eviction notice, she refused to leave the property. Apart from sending an email, Acorn did nothing. It was left to myself (aged 72) to go round and negotiate a leaving date. When the tenant finally left, and only after being threatened with court action, she owed over £4,000 to my daughter, thousands in non payment of Council tax and utility bills and many thousands in unpaid bills for goods ordered for her businesses. For many months my daughter had to deal with bailiffs who were chasing up the tenant’s debts going back up to 15 years, and get her address removed from Companies House. She managed to get only a tiny fraction of the money owed to her back, and nearly didn’t get any because Acorn had allowed the rent deposit scheme to lapse. Do not use Acorn Estates they are a disgrace.

Hi, Not sure why everybody's complaining about this estate agency. I dealt with Damian (London-Kennington branch) and I have to admit he's been really helpful, he tried to talk with the landlord trying to meet our offer. In the end, he managed to convince him to accept our offer (after refusing it the first time) but unfortunately, it was too late as we already arranged with someone else.No issues in terms of money either, holding deposit been refunded after a couple of days.All positive from us

Expert Local Knowledge

Acorn did an excellent job when I was selling my flat. They know the local market well and were quick to adapt to a surge in demand. From beginning to end, they were supportive and communication with them was excellent. As they have a number of offices in South East London, my property was marketed widely. I had around 25 viewings (it was difficult to keep up with all the bookings!) on the first weekend and found a buyer very quickly. I would definitely recommend them.
