My family and I have had the pleasure of dealing with Lilia Ghenim from the Belvedere office of the Acorn Group and I literally couldn't have enough positive words to share. We were renting our family home as a result of moving ourselves and Lilia first advised us of an appropriate rental value (greater than we'd assumed) and found us a wonderful family to rent the property within three days of being commissioned (whilst also holding an open day to ensure we had options, should we need them). Our purchase then got caught in a protracted and seemingly never-ending chain (8.5 months) throughout which Lilia remained calm and composed, kept the potential tenants updated and removed all guilt, anxiety and nervousness we had from the process. With all we had going on with our own purchase, Lilia ensured that we knew that the rental side was managed. On top of all of that, she's simply a pleasure to deal with and I've never doubted that she genuinely cares. I couldn't recommend her highly enough.

I am living in a property managed by Acorn. I have lived there for the past 2 years. I am going to write down my poor experience so this can open the eyes of those who have to deal with this agency.
- I started living in this property in September 2022. After the first month there wasn’t any hot water from hand-held shower for 6 months, from October 2022 to April 2023. I contacted the agency and I quote Tanya Weise (property manager) “this is not an inhabitable property, therefore we can’t do anything and it’s not a flat problem”. Most of my neighbours renting through other agencies either got this problem solved or received a compensation. I had to keep paying £1300 through all these months with no explanation given.
- In January 2023 I asked my property manager, Tanya Weise, to send me a confirmation letter (not a contract) that I am renting the property. I quote “we don’t provide with this letter”. I needed this letter for a Government Grant. I had to let that grant go due to this.
- Last month, I asked the agency if I could change the sofa and replace it with a new one, keeping the landlady’s sofa stored. After 4 weeks of back and forth messages with Tanya Weise, she didn’t give me any solutions and she did not answer any of the phone calls for over 2 weeks. There are also being problems with my storage space in the building that apparently I am not allowed to use.
- After all of this problems, I asked my property manager to be able to have a personal conversation with my landlady to discuss all of these small things, however, nobody gave me a solution and they are trying to avoid me from speaking with the landlady. Also, I am not being forwarded any communications with my landlady either.
- At this precise moment I don’t have any hot water from both sinks. This has been happening for the past 2 months, and no solution has been given. I cannot wash my dishes with hot water or have a hot bath.
- I contacted Amy Knowles to change my property manager and request for my landlady details and I quote “there hasn’t been any material issues with Tanya Weise so she will continue to be your property manager”
I do know that by law I am entitled to have my landlady’s contact. I also know that I should not be without hot water for such long period of times.
In conclusion, please, avoid the services of this agency. They don’t provide with any good service and they believe they have all the rights and us, the tenants, don’t have any.

Lettings department is a let down. - The person you are looking for is never available, promised call backs never happen. - Lack of internal communication ie the house we rented was being sold, then towards the end of tenancy our property manager (some new person who was never introduced) asked to urgently confirm if we want to renew tenancy...- Ridiculously overpriced quotes for work. Received a £3k quote to fix a window issue. Got it done for a few hundred without them...Spent a bit over 5 years in the property, in year 2 we stopped talking to them and went directly to our landlord due to above mentioned problems. Landlord ended up selling the house via another agency for same reasons. Waiting for the deposit now, provided all information they asked for and received zero confirmation/update as to what to expect. We are talking about a 30 seconds email...

I rented my apartment through ACORN London Bridge for a couple of years. I have just ended my relationship with them after abysmal service. They were unable to secure me a tenant that would stay for longer than 6 months, and on two occasions they advocated the break of contract after only a couple of months. They still charged the tenant the administration fees, and I only found out about this after they had mistakenly forwarded these fees on to me, then demanded that I return the money.I now have a flat with broken blinds, broken internal furnishings and additional furniture they allowed tenants to leave behind, without checking on the inventory. They oversaw the breaking of my boiler then administered the replacement of a new one for over £3000.00. During winter, and didn't tell me until two days after new tenants had moved in and had nearly frozen to death. My last tenant was allowed to break her lease early on the provision she would pay out some of the contract, yet i haven't seen any of this money and now no one at ACORN will respond to my emails.I now have a new agent who has found me a great tenant.Avoid ACORN, they're cowboys, dishonest and incompetent.

Very disappointed with Acorn, we have just had to get rid of them due to poor service. Initial chats went well, we were told they sold another flat in our block and had plenty of viewers lined up - hence we went with them.This turned out not to be the case, we had 4 viewers in the 8 weeks we were with Acorn. They were mostly not appropriate for the type of flat we were selling, and the feedback from the agent was extremely poor and unhelpful so we weren't able to improve (mostly just said "not suitable" to us, which indicates to me they were not getting the right people through the door).I have to be honest, the agent Luke couldn't have seemed less enthusiastic about being there and made zero effort to talk the property up or mention outdoor storage (I had to do that myself). He actually seemed annoyed that he had to be there at all.Once we told them we wanted to break contract because of these issues, didn't hear from them again. We were never a high priority for them, that much was clear.Would definitely avoid Acorn in the future, great sales chat which didn't materialise.

Where to really start - from the offset the agent we dealt with lied to us consistently about an endless list of things, about the sellers situation, to the the tenure of the property, to the structure of the property - the list goes on. Every agent we dealt felt like they were pretending to be an estate agent, and seemed to think that the best way to handle buyers is to lie to them, and the deny everything. They will do whatever they need to to get the property sold. They are smarmy, untrustworthy and selfish. I can’t imagine the culture in the office is healthy at all. Our solicitors said they were the most unprofessional, rude and intimidating agents she had ever dealt with, and if the whole process hadn’t already been delayed by so long because of their complete lack of ability, we would have gone to the Property Ombudsman because some of their practices were so incredibly dodgy and almost definitely illegal. I wouldn’t go near them with 10 barge poles.

I agree with previous reviewer: I have experience with Acorn in London. A good quality flat in decent surroundings- in theory...
It started before moving in with the property manager going on planned maternity leave in the middle of processing the contract this without notifying me and without providing a backup. I could not understand why she didn't get back to me for the finalisation just a few weeks before planned moving in date.
I thought that was a singular mistake but unfortunately not.
The inventory lacked many very very obvious faults in need of correction. They were going to fix a lot of things based on the viewing of the property and also inventory but after many months, several phonecalls, emails and a couple of friendly handymen coming and fixing one thing at the time, shrugging shoulders at others or saying, "Ill just have to go to the store to buy this thing" (after which I never saw the person returning) and people coming to inspect and take new photos there are still lots of things to be repaired among theme one of the major kitchen appliances which is only partially working. During all this time new people to talk to at Acorn who have no clue what their predecessors have agreed with me or what has been done. Their office must be a mess.
No I really do NOT consider myself a fussy person by here Ive really lost my nerve a couple of times. Acorn is plainly unreliable although claiming to be "a well reputed firm" (as someone upsettedly said when I was calling) with some nice block of flats. Mixed and confusing messages all the time!
If you still choose to rent via Acorn because you found a nice flat make ABSOLUTELY sure EVERYTHING is repaired before you move in. Also
Beware of extra fees amounting to hundreds of £s surrounding the signing of the contract.
But of course they are all to willing to have you pay full rent...
BTW
The rubbish/recycling area is aways full of things that do not belong there. Why not out put simple pictorial signs up by the bins on how and what to recycle and give the opportunity for the tenants to have bigger items removed by Acorn for a small fee instead of sending pointless letters pointing out that you should not put mattresses or sofas by the bins to the tenants. You still have to remove the stuff in the end so why not have it as a service.
Get an in-house handyman/concierge who could work in the building!

Because my referencing didn’t go through / FAILED as they keep saying which makes you feel horrible… Apparently they use it for the cost of referencing… I’ve been private renting for 12 years at my current place … I have a good credit rating …. Further update to my review posted 15 July 2024, I received an email from Paul Deveney 16 July 2024. How efficient or coincidental was that!!! Well I have not dignified the email with a reply. It amounted to ‘corporate speak’ and my fault - not checking the small print. Mr Deveney stated some ‘Staff Training’ needed to be carried out. I find that difficult to comprehend. How do you ‘train’ staff to be honest and have integrity when some of their staff blatantly lied. I thought companies would strive to enhance their reputation apparently not. Fortunately I will not be in that situation again. Take a long dispassionate look at letting agencies before you sign a lease. It could be a frustrating and expensive experience. Good luck.

Nearly 2 months that I’ve moved out and still haven’t received my deposit. So awful to deal with. Had alot of mould in the house and never did anything to fix. When they were doing viewing for new tenants they never mentioned the mould so people get stuck to a contract. Agreed to move out paying a fee. Collected the keys from us and the next day we get told we still have to pay rent and bills. Don’t use Acorn if you want to stay out of trouble.
