GoogleWe purchased a house being advertised through Frank Modern and they put our own agent to shame. From the moment we viewed the house to completion their professional approach was evident.
Further up the chain we hit a minor problem and Morgan and her team went above and beyond in keeping us updated, I really can’t praise them enough.
My own estate agent used an external progression team and the updates from them was few and sparce, I’m sure the chain would have collapsed without Morgan from Frank Modern.
Daily phone updates sometimes twice a day and sometimes even after 5:30pm, if they said they would call you back they did. If I could give extra stars I would, this is one of the easiest 5 star ratings I’ve ever given.

GoogleUnfortunately, I see only good opinions here. I cannot give a good opinion because we had an unpleasant situation. We gave our offer to buy a house, the agency contacted the owner and the owner agreed to the offer and the employee of the agency said that he would remove the house from the website because we had made a deal. We started everything to prepare the documents for the house as soon as possible, everything happened very quickly and there was a lot of stress and nerves. A few days later, the agent from the agency called and informed us that someone had given a higher amount for the house that we had already bought because as I wrote earlier, we had already set everything up but it turned out that the agency did not remove the house from the website, of course we were not informed about it. In my opinion, what happened was not professional. I do not recommend and I hope that no one will experience such a situation because it was not nice, on the contrary, there was a lot of stress to prepare all the documents.

Hi Marcin,
I have carefully read your review, and I understand that buying a house can be exciting and stressful.
Firstly, during this negotiation, we never had the opportunity to speak with you. You had opted for your mortgage advisor to place the offer and conduct negotiations for you. While your mortgage advisor was pleasant and responsive, it added an extra ‘cog’ in the wheel, which can complicate the speed and effectiveness of communication between us.
Your initial offer was rejected, and a counteroffer was made, which the owner later accepted (in principle). As always, the offer acceptance was subject to the necessary documentation being presented to us.
In the interim period, we received an offer from another party that was higher than yours. The legal position is that we must report all offers to the owner at all stages of the process, and it is their decision on how to proceed.
Initially, the owner's reaction was to accept the higher offer, mainly because they needed to quickly confirm the sale to assist their proposed onward purchase (which had a 6-week completion deadline). I encouraged them to allow you the opportunity to increase, which they agreed to.
Your mortgage advisor made an offer to us but clarified that it was your ‘best and final’ offer. The other buyer subsequently offered a higher amount than your ‘best and final’ offer, and the owner accepted it.
I tried to call your mortgage advisor to let her know about the owner's final decision, but it was outside of regular office hours, and the call wasn't answered, so I followed up with a text message.
In this situation, we acted professionally and, more importantly, within the laws we are governed by. I sympathise with your circumstances, but we couldn't have acted any differently.
If you decide to offer on a property in future, particularly one that is popular, I recommend communicating with the agent directly. This will avoid any delays or miscommunication.
We have since spoken about this on the telephone, but hopefully, this clarifies the situation further.

Their approach is very different, its forward thinking, and they use technology to market the property in a way that makes it appealing for buyers to want to view. The quality of the pictures was outstanding, and the drone makes a notable difference by not just having an aerial view, but a highly detailed google maps like view of the surrounding area. They managed the chains very effectively. They have strong connections with all the local solicitors, which helps facilitate overcoming any challenges.
