Frank Modern really helped me when selling my house. I had been with another agent previously who were very slow to get viewings so I contacted Michael at Frank Modern to see if more could be done. He was so helpful that I decided to go with him. Not only did I get viewings but also an offer I was happy to accept. Absolutely fantastic service from the Frank Modern team all round. We found a house we loved and needed to get our current home on the market quickly in order to make an offer. Frank Modern were able to offer a visit from a photographer that very same week and we were quickly on the market. Photos and marketing were excellent, we had use of an app in order to accept viewings, see feedback and compare offers. We were able to accept an offer on our house within 2 weeks of going to market, allowing us to place an offer on our dream home. We were kept well informed throughout the process and communication in the chain and between our buyers was excellent, and Frank Modern were very accommodating. Fast, no BS and extremely trustworthy. My experience with Frank Modern was exceptional. They must be, by far, the best estate agents in Peterborough & most likely the East of England or even the country. As a buyer of a property listed by Frank Modern the experience was superb. Communication was fast when arranging viewing they were also exceptionally flexible. The images on RightMove were a fantastic representation of the property and really drew the eye when scrolling through the many houses listed. The drone and dusk shots were incredible! Olly showed us the property on two occasions before we put in an offer. He was knowledgeable and highlighted all the positive features of both the property and the area in a friendly manner, yet he also didn’t just follow us around and let us have time to explore the space and to discuss it in detail. This greatly increased my confidence in this being the right house to put an offer in on. There were a couple of questions that Olly couldn’t immediately answer and instead of bluffing his way through he let us know he wasn’t sure and then sent me the answer about 30 minutes after the viewing once again increasing my confidence that the answer given was correct and not a guess which is something I’ve experienced so often with lots of the other run of the mill estate agents especially around Peterborough. When I put in an offer Olly was clear and although not acceptable informed me what I’d need to offer in order for it to be accepted. He didn’t mess me around and was direct and to the point. He also gave me a few hours to consider my position without adding undue pressure. Once my offer was accepted Olly handed me over to Morgan to handle the process with solicitors etc. Well Morgan was next level, the best person I’ve ever come across in the whole estate agency profession. She constantly kept me informed, chased all the solicitors on my behalf and helped ensure the purchase went through in very tight deadlines and extraordinarily complex chain. Every other post offer team I’ve used has been about as much use as a chocolate teapot and I’ve had to do all the chasing alone, with them never providing information in a timely manner. Whereas Morgan would send me an update mere seconds after she received it. Morgan seemed to genuinely care about achieving the goals of both the seller and the buyer and the little touches like giving us a hand crafted card and bottle of fizz on key exchange. A great touch was leaving the sold board until about an hour after key exchange so it made it really easy for me to find the property when I first drove up to it but then I wasn’t left with a sold board for months later (which I’ve experienced with some of the competition). I’ve used run of the mill and fixed fee estate agents before, but, hands down Frank Modern is the estate agent to purchase or sell through. Thank you to everyone in the Frank Modern team and I wish them the best in growing the business. I’m confident they will rapidly become the gold standard of estate agents in the area as their values and ethics are second to none.

Advertised at £400K… but then the description says £400,000, £450,000 (Guide Price). So which is it? Feels more like clickbait than a real listing. Estate agents, honesty is the best policy, stop playing games with numbers! Edit - Thanks for the explanation. I understand that property portals only allow a single headline price, but that’s exactly why choosing £400k as the headline when the guide price actually runs up to £445k can feel misleading to buyers browsing listings. Most people filter searches based on the headline figure, so naturally it creates the expectation that £400k is somewhere near the realistic price point. Including the range in the description is helpful, but the headline price is still what draws people in and shapes the initial expectation. And just to clarify, leaving a review doesn’t require someone to have made a formal enquiry. Many buyers are simply browsing the market and commenting on how listings appear from a buyer’s perspective. If anything, that kind of feedback is useful because it reflects exactly how potential buyers first see the listing.

Efficient and very friendly!! After struggling to sell our house for a few months, we decided to change estate agents. Mike came over for a chat to run us through the plan of how they would help us sell - it was refreshing to hear a proactive plan, not just a "list it and see what happens". The photos were noticeably better quality and the pricing tactic worked a treat. Mike gave us so much confidence in the house, at a time where we thought we might not sell it. The app was also SO handy to keep up to date with viewings/offers and feedback. Once we'd sold, Charlotte took over and she was just lovely. Nothing was too much trouble. She was always available on Whatsapp and kept us updated throughout the whole process - something which we really value. We felt like she genuinely cared.
