I have been letting my property for many years and on the recommendation of a friend, changed my agents to Martin & Co. What a good decision as I am delighted with their personal touch and care! Lily and Richard are always most helpful and the fact that they do "surprise" visits to ensure the property is being cared for by the tenants is a bonus for the Agents always report back to me. In addition, on one occasion, the tenants were 2-3 days late in paying the rent, so I was immediately alerted by the accounts department, something which never occurred with any other agents I have used. I can recommend Martins without any reservation! Well done and thanks.

Amazing service. Martin & Co have been a fantastic lettings agency to use and we're not even moving in for another nine months! Robert Westall has been particularly brilliant in communicating the updates and securing us the house we wanted with ease. A+ professionalism and a credit to the Martin & Co team. After having a particularly bad experience with a previous lettings agency, this process has been extremely stress-free and easy. I highly recommend Martin & Co as a lettings agency, full marks all round! Many thanks!

Look in the illustrated Oxford English Dictionary under "Customer Service" and you'll find a picture of Bob, Clare, Sue and the team from Martin & Co in Oxford. The whole team are a delight to work with and I have done so since they started up in 2005 (I think!). What sets Martin & Co apart from a number of their peers is their attention to detail; the understanding they possess of what matters to their landlords and tenants and their ability to exceed the expectations of both with, what appears to be, consummate ease. No request, enquiry or question is too much trouble for them and they are a sheer delight to work with. I highly recommend them.

Hi My husband will be attending The Said Business School this coming September. With being in South Africa - I was not sure how we would find accommodation in Oxford to suit our needs. I sent through a request on the Martin and Co website and got a response from Sam - a letting agent from Martin and Co. Sam responded to me within hours of my initial query - and within days I had secured and apartment for my husband and I that met all our specifications. Being from South Africa - I was not able to view the apartment. Sam put my mind at ease and went to the apartment and took recent pictures of he apartment to send me. She also made recommendations to the landlord of what needed to be done - in order for the apartment to be handed over to me. (Cleanign etc). Sam was great and she described the apartment and all the furniture to me in detail. She was my eyes. Sam is one of the friendliest and most efficient rental agent I have ever worked with. She responded to every single one of my emails - answering every single one of my questions. This was all done within minutes of me sending her an email. Sam I thank you for all your help - and if anyone needs help to find any accommodation in Oxford - you will be highly recommended to them by me. I could not have asked for better service. Thank you Sam :)

This is a great agency with affordable good quality properties for rent. However, they could be more on top of their game by communicating better with each other as tenancy stages progress. The transition process from booking through to routine property management runs like a fairly smooth well-oiled machine. And the whole process (apart from handing over the keys) can be done remotely on a mobile phone. The people who work there are polite, professional and well grounded and that is surely the key ingredient to the success of the agency.

Jenny, thank you so much for this considered feedback. I' sorry that we have felt like a silo'd organisation. Since your feedback we have adopted a common software tool that should reduce that impression, and I will be interested to see if you notice a difference next time we work together.

Awful letting agency. Oxford standards are not that high but this one wins the 'worst agency award'. I am not even going to start telling about how poorly they dealt with the house viewing and references period, but now that we have been tenants for 2 months, they have not sorted any of the issues we raised. Even though they keep blaming it on the Landlord not being responsive, I feel as the agency that deals with the property management they could do something more.

Manuela · 30 March 2022

Agent replied

Manuela, I am sorry that you feel that you have waited too long for requested works to be completed, and assure you that we are doing everything in our power to rectify the matter. Letting agents are permitted only to act on the instruction of their client, the landlord. I know that we have explained this to you. Your contract is with the landlord, and we require the landlord's authorisation to act on repairs or maintenance. We have suggested to you short-term actions to mitigate the matters, and we continue to raise the matters with your landlord and will take action once we have been instructed. I have reviewed correspondence for the pre-tenancy period and can see that along with your co-tenant we hosted viewings of 7 properties including a total of 4 viewings of your current property before you committed to it. I can see that you and your landlord entered a negotiation prior to you committing to the property. Following your confirmation of an offer to rent, the pre-tenancy process proceeded without complaint from you at the time. I note also that we made clear to you that our client had instructed us that we should not prepare a pre-tenancy inventory as that would be done directly by the landlord. I would be happy to remind you of the correspondence and discuss your feedback with you either in person or on the telephone. Kind regards, Bill

Is the western service-based economy failing us? From my experience with Martins and Co, I would say that it very much does. On day 1, I arrive in the office loaded with suitcases that I cannot carry alone. They tell me that I have to wait outside for them to prepare my check-in package. No problem about that, the weather is nice and the birds are singing. A few minutes later they let me in to give the keys and documents and rudely tell me to leave. The flat being located nearby I ask what is the best way of getting there. They are unable to answer my first question (really?). This is the start of a long and painful series of events that will forever change my perspective on letting agencies. I, then ask whether I can leave one bag in their office while I drop my first load. They tell me that I cannot because they don't want to take responsibility. Is your office so criminal that you don't trust your own staff with customer's goods for a few minutes? Anyway, I move into the flat which has very obviously been cleaned by no one else than the previous tenants. And from what I've seen, they were not the cleanest people in town (wink). Worst, there is no hot water. I go back to the office and they tell me that an engineer will come soon to fix it. One week later I surprise myself realising that going to the gym to take a shower is now part of my daily routine. They eventually fix it, or at least we thought so. From this point, we realise that the electricity bills are rising like Kurt Cobain's cocaine consumption accross his twenties. The reason is that they simply locked the boiler's booster on and disconnected the light that indicates so. Clever. 4 winter months and 800 pounds in bills later we decide to complain and the landlord kindly reimburses us 250 pounds (read further as this is too good to be true). The rest of the tenancy happens without too many problems and we were naively thinking that those cold days were behind us. When the checkout happens we make sure that leave the flat nice and tidy. Apparently, our job was not up to the standards of the most glorious real estate agency on earth, I'm sure you guessed it, Martins and Co which claims 250 out of our deposit. We obviously contest this via the Deposit Protection Scheme and from this point onwards the landlord stops responding similarly to a child that did not receive the Christmas present he so dearly wanted. Since both parties have to accept litigation, we are forced to see and pay a solicitor to get the process started. Today, 7 months after leaving the property, we finally received our deposit back. I might have a pint to celebrate, but not an expensive one. For the simple reason that I've lost more than I have won in this story. In money, time and most importantly trust in what seems to be a religion for students and renters in general, letting agencies. I use the term religion because it is mostly based on beliefs and miracles rarely happen if they happen at all. Oh also! They never fully fixed the boiler issue and we strongly suspect that the next tenants are now dealing with the same problem. BTW, the environment is also thanking you (wink wink). Long story short, if you're getting involved with Martins and co, buckle up, you're in for a bumpy ride. Or even worse, if you're moving into 100 Empress Court, the only thing you can now do is pray because you're going to hell

Marc-Antoine · 30 March 2022

Agent replied

Marc-Antoine it is unusual for us to receive feedback from a party who was not a tenant of a property, but that not withstanding, you have taken time to feedback and I will take time to comment. I note that you have failed to mention the compensation voluntarily paid to you by your landlord for inconvenience and to contribute to the utility bills. I also note that since your departure, there have been no issues reported in relation to the heating in the property by the current tenants. Under UK Covid 19 regulations we were required to limit access to our branch which accounts for the approach taken to key handover. I would also politely observe that my staff deserve to be treated politely during face to face interactions with you or any other person with whom they deal. I am sorry that you felt the tenants did not receive good service, and whilst I am uncertain of your relationship to them, I am sorry you felt compelled to provide this feedback.

I cannot recommend this agency at all. I hope if you read this as a landlord you decide to go for an better alternative. They don't take care of the property, don't do any repairs even if they are major and affecting the health and safety of tenants. They are horrible when it comes to their communication as they don't even bother to reply. Even agreements before signing contracts are not getting fulfilled. Overall, I would like to give them -10 stars if I could, as they are treating landlords and tenants disrespectful and are not helpful in anything as they don't do anything really. I hope UK laws will change in the future as the way they work should be illegal. I see this agency as a scam.
