As a first time buyer, I need the services of a professional estate agents who can positively navigate me to buying my first property and not speak to me in a condesending manner even if my budget may not stretch. Tanya first told me that my budget doesn't extend to a property I was interested in viewing and then told me she won't be organising a viewing until I have a mortgage in principle. Okay she may be right as she is adhering to her company policy. However it's not what you say it's how you say it and Tanya telephone manner is far from professional. I am sorry you felt it necessary to leave a poor review following your conversation with us, however having listened to the call myself I would like to clarify a couple of points.
As you know you were not permitted to view because you requested viewings on properties around 40% over your budget. Unfortunately government guidance is clear with regards to viewings due to COVID19, no ‘speculative viewings’ should be conducted. This means if an applicant cannot reasonably demonstrate they are in a position to purchase a prospective property, they should not view. For the safety of our staff, our vendors and our applicants we wholly support this position in these difficult times. The agent you spoke to tried to explain this to you in a calm and reasonable manner, but you would not accept the explanation, and the conversation went round in circles until you were told the call would be terminated as it was going nowhere.
We do fully understand that this position, which is totally different to our normal viewing practice, can be frustrating sometimes, however all agents are in the same situation with regards to these rules, and rightly so.

Twice they told me that my offer has been rejected because vendor has accepted other offers.
Third time again they came back again and asked me that issue happened with previous offers and If I can make offer again, When I made my offer third time they sent me the mail that my offers is accepted and asked to send all relevant documents. I sent all relevant documents within 2-3 days. But they were still did viewing on the property after receiving all my personal documents.

I am sorry you have felt the need to leave us a poor review, and that you missed out on the property you were offering on. I can understand to some extent your frustration, however we are always acting in the best interests of our client the vendor who we take instructions from. I would like to take the time to clarify a couple of points:
You were fully aware that we always keep properties on the market until we obtain enough information from a buyer to ensure they are serious and can complete a purchase. In this instance you were away and there was a delay in us getting this information from you, as a result further viewings were booked for the weekend. When we finally got all the information we needed from you on the Friday (4 days after your offer was accepted) we contacted the vendor who informed us that they still wanted these viewings to go ahead. As you know this resulted in another offer that the vendor subsequently accepted.
As I said we must, and always do follow instructions from our vendors. The exposure we offer often means there are multiple people trying to buy a property, in this instance there were six parties offering, obviously we can only sell to one meaning five missed out, including yourself.
Finally you did not ‘simply receive an email informing you your offer was no longer acceptable’. Our system logs every communication with every person we deal with:
You were called at 9.20 by my colleague who had a conversation with you for 2.06 minutes (I have listened to the call recording), only then were you sent the confirmation email at 9.28.
I would like to take this opportunity to wish you all the best in your property search, and we hope you find your dream home.

GoogleAfter agreeing an offer on a house communication broke down between my parents (the buyers) and the vendor resulting in the house going back on the market. Thomas Brown lacked the mediation skills required to ensure a smooth sale and failed to give my parents the courtesy of letting them know the final decision of the vendors before remarketing. After weeks of chasing for an update they were disappointed to find this information out via a rightmove notification. Poor communication, and at times staff were rude and insensitive to all involved in the sale resulting in loss of money for surveys and solicitors fees.

You may or may not be aware that every single point of contact with us, calls, emails and letters are fully logged on our system. As such I can confirm:
Your parents were fully aware the property was going to be remarketed by the vendor, in fact we have two separate emails from them actually telling us to advise the vendor to remarket the property. They were also fully aware that is what the vendor was planning to do as negotiations had hit a stalemate and their best and final offer had been rejected.
During the two-week period we were trying to re-negotiate the deal between both parties there are 50 entries on our system, many of which are very detailed, demonstrating our determination to get the deal through. Actually, there is not a single working day during this period that there is not at least one entry relating to this sale.
We fully understand that it is regrettable for all parties when a sale breaks down, but it happens sometimes. As agents we want the deals to go through as much as anybody, there is nothing worse than starting all over again from the beginning - that is why we employ two branch-based Sales Progressors, and why we fight so hard to make sure deals stay together. We are always acting in the best interests of our clients the vendors, and if they instruct us to remarket their property that is what we must do.
Your parents have been invited to visit the branch so that we can demonstrate how much effort we put into trying to save this deal, and that offer still stands. If in the meantime they would like to discuss the matter further, I am always available for them.

John, I have listened to the recording of the conversation you had with my staff member and I’m shocked at YOUR behaviour.
We have not been dishonest in any way and had you let my member of staff finish what she was trying to explain to you would have understood that. Viewings often continue for a short period after an offer has been accepted whilst we are collating the information we need to qualify the buyers funding. Had you viewed you would of course been able to offer yourself, however you did not tell her you already had a viewing booked until the end of the conversation, by which time you were told we were not booking any more viewings. She would have explained we are only carrying out the viewings that have already been booked, including yours, as per the vendors explicit instructions. The person that has had their offer accepted is also fully aware the property is not under offer to them until they provide us with proof of funding. Full transparency.
My staff member could not have been more polite during the conversation despite your poor attitude. Even after you became abusive and hung up she called you back to try again to explain the situation you were abusive again and hung up again.
John, I don’t appreciate my staff being spoken to in the way you did during both conversations when they are only trying to help you, and under exceptional conditions at the moment. You left her very upset, this not acceptable behaviour.

It is a sellers market at the moment. However I feel that this agent takes liberties in their behaviour towards the buyers is that they dont really even need to make an effort as the house would sell anyways. It not acceptable. First viewing... 5 minutes! The agent did not explain anything he was more interested in looking at his mobile. Second viewing 5 minutes! This time the agent was late 15 minutes. Did not know why the property was on the market when asked by another buyer who was waiting. I had to correct her and let the other buyer know that the vendor was in a home. I dont believe it is ok or acceptable for this agent to think that for the most expensive investment in ones life time a total of 10 minute viewing is enough.I am not impressed.Lack of professionalism Lack of respect And most important of all lack of transparency Agents now create a huge frenzy.Now I understand why I was told before I started this process that they are crooks.Totally disappointed.After reading the directors response. I stand for what I have written. I have noticed that this company does not take criticism very well. Looking at their other responses this is apparent. A criticism would create an opportunity to improve. Obviously this is not the case here. Even more disappointed after reading the response.I have also left a very good review for another agent. There are some very good estate agents out there.

Even with the current COVID viewing time restrictions, viewings on regular properties are substantially longer. Furthermore we are continuously taking applicants back to view properties they are buying, there would have been more than ample time to see the property going forward had your offer been accepted. Regarding our agent being on the phone, the agent you met received a message from the office regarding a viewing that had cancelled 30 minutes after yours, and simply glanced at his phone long enough to read the message. This message, the time and its content are ‘burnt’ into our system, you are welcome to view it at our office.Your comment regarding ‘lack of transparency’ refers to the fact we would not reveal the figures other parties have offered. We are always acting in the best interest of our vendors, to reveal these figures would only put them at a disadvantage which is why agents don’t do it. In any case its not always the higher offers that are accepted for many different reasons.The exposure we offer often means there are often multiple parties trying to buy a property, obviously we can only sell to one party meaning others miss out, including yourself in this instance. We fully understand that it is frustrating and disappointing to those applicants. We take extreme exception to your unfair comments regarding our ‘professionalism and respect, and that agents are crooks’.
