Avoid William H Brown Lettings in Norwich - awful place!!!!!

Avoid William H Brown Lettings in Norwich as they are awful, especially John Feltham, the Area Lettings Manager. I recently went to view a rental property with them simultaneously with four other parties. Three applications were handed over in 20 minutes, so I agreed to pay 12 months upfront to secure it. A provisional move-in date was approved, but a few days before, I hadn't completed my sale, so I called to explain I would need to postpone until the following week. They suggested I sign the tenancy, pay the 1st month's rent and damage deposit in advance, and settle the rest on completion a few days later. All paid, I was advised to call back within the hour and speak to John to arrange key collection. Between 11.30 am and 5 pm, I had the same conversation with four staff members. John was too busy to take my call, and no one could advise on the keys. So I called the landlord. She has no issue with what had been agreed earlier in the day, so I called WHB. I eventually got a callback from John, but the call dropped, and within the 3 minutes of me calling back, ‘he’d left the office’. The following day, I called twice, but after no callback again, I drove to their office. Now, less than 24 hours after I was told I could collect the keys, It wouldn't be a lie if I told you that John is the most unprofessional person I have ever encountered. In the 1.5 hours, he sat opposite me arguing, I was told to shut up and be quiet twice (his actual words). I was shouted at. I was called a bully because I wanted to know why all four staff members had failed to call the landlord or myself back the day before. I had questions ignored. I was lied to when I asked if the calls were recorded (even though other staff members have confirmed they were). I was laughed at. I was also told (with a big smirk on his face) that he had advised the landlord to re-market the property if I hadn't completed and transferred the balance of 17k by close of play the next working day, and would not be allowed to move in, as agreed, the following day. Feeling backed into a corner, I advised the landlord I would withdraw my application. The property is now back on Rightmove and has yet to secure a tenant, and the poor landlord needs to start all over again with viewings and referencing. WHB also need to refund my money. And this is only a snippet of the complete cock up it's been from start to finish. Both the landlord and I have raised formal complaints, but am I surprised? No. I have never heard anything good about WHB, and their staff turnover is incredibly high, but look at how their Manager treats people. The WORST customer service I have ever encountered, and it seems I very much dodged a bullet!!

I was very happy with William H Brown’s services. After I sent an inquiry on a flat, Zach called me back almost immediately. When it became apparent that the flat in question wouldn’t work for me due to its no-pets policy, he told me about some other properties that might meet my needs, one of which I was able to view later that day and would, in fact, eventually move into. I visited the William H Brown office a handful of times throughout the renting process. In each instance, I was impressed by the professionalism and friendliness of every individual I encountered. In short, contacting William H Brown connected me with helpful, nice, knowledgeable people who got me into a place I like. I couldn’t ask for much more from a letting agency.

Do not recommend renting with WHBrown

I don't usually leave reviews but the horrific experience I had renting a property with William H Brown warrants letting others know how this company functions. From start to finish things were conducted haphazardly - no exit inventory was done when the tenant before me left and the inventory they did prior to me moving in was extremely inaccurate. When I moved in I found rodent faeces, mould, and general grime throughout the house. A couple of weeks after moving in, the shower was leaking badly through to the ceiling below, next to an electrical fixture. It took nearly 8 months to get them to sort it. At the end of my tenancy, the landlord made claims on the deposit for a number of inaccurate reasons, including damage left by the contractors they hired to finally do the repairs on the shower. Throughout my tenancy, getting through to the property manager with "Sequence" was difficult. I was often told they would call me back and never did. All in all they do not seem to have the best interests of tenants in mind and do a poor job of mediating with unresponsive landlords. I will not ever rent from them again and would never recommend anyone else to do so either.

genuinely one of the worst experiences I have ever had renting with this company. if you are a student/young person under 25, STEER CLEAR!!! They do not respect young people at all, they will talk down to you and treat you like you know nothing at all. They have been fully aware that all year long, my landlord has been neglecting all responsibilities, including removing fire hazards!! Despite knowing this, they do absolutely nothing. On top of this, they breached my contract multiple times by allowing viewings to take place without my consent or written confirmation of the appointment. Every single time I have had an issue to report, I have been completely patronised by either Fabio or Ethan. They seem to have some kind of authority complex, as if they don't like the way you raise issues with them, they are happy to completely screw you over when it comes to landlord communication. The same is true for John, as I have heard from local peers that rent with this agency. They all need to either seek a new profession, or learn to separate their emotions from the job. They are estate agents, not gatekeepers!!! Disgusting service from all 3 of them.

Harrison Gregg and Fabio Almeida are fabulous. Experienced and efficient, they’ve helped me in finding tenants, ensuring each time that proper paperwork is in place and that move-in goes smoothly for both parties. Often working at odd hours to address my calls from overseas and respecting the time difference. I’ve been working with William H Brown for over 10 years getting their services for property management and tenant finding and never had any reason to look elsewhere.

So I have very mixed feelings about my dealings with WH Brown - I am not happy with their lettings department for letting out our property. Communication has been extremely poor and we still haven’t concluded on some outstanding issues with our last tenant! He moved out in September! However I have to give a special mention to Daniel Siggins who has been my after sale point of contact. He has regularly kept us up to date on the progress of our sale going over and above to bring the sale to a completion (which it still hasn’t achieved unfortunately) sadly I hear Daniel is off to pursue a legal career and wish him all the best. I just hope his predecessor is able to give the same high level of customer care and service that Daniel has. Thank you Daniel

I have been actively looking for a rental property for the past 4 months with no succcess until I met Fabio. I cannot explain how grateful I am to have come across him. Having being in contact with numerous other agents and being given near to no help or advice it was amazing to have found Fabio. I am moving from London to Norwich and other agents have not been very accommidating or understanding of my personal situation and urgency. He is so genuine and gave great honest advice and help. As I was time constricted he promised he would be quick and he kept his word. He works out of hours and even on his days off to find me the perfect property within days. Thank you so much Fabio.

Ed Frost is the man to go to! About a month ago he showed me around a property and I told him the type of thing I’m looking for. From then onwards he was absolutely top notch, giving me a call whenever things popped up, booking me into viewings, and overall felt extremely trustworthy and that he had my best interests as a number one priority. A month later I’ve found the perfect place and just put down a holding deposit, this has been the best experience I’ve had with an estate agents so far and it’s all down to him!

Edit: as i said before - robot will ask me to write email...fail. Proves they don't read reviews, robot does. Very bad experience. Applied to numerous properties - NOT even once they contacted back to say it's been let agreed, DIDN'T offer to register interest or anything like that at all! Thankfully, I read about then on norwich reddit group and decided to avoid like a plague. You'll probably see a reply to this message saying (in automated AI voice) : "we're sorry yada-yada, write to our email .." - this just confirms they want you to put extra effort as they want to do the bare minimum and cant be bothered to improve service for years. Not even once I've seen genuine reply from the agency... their bot is replying for the sake of boosting their google page SEO... read about this agency on local group and you'll understand why it's worth looking elsewhere

All the team have been really helpful especially Olivia who carried out the valuation who was very sensitive to my personal situation . A Good Experience at the Norwich Branch

I visited Norwich recently with just a week to find a property. Paul Westwood at the Norwich branch worked so hard to arrange viewings of so many properties (I’ve lost count of how many!). He is such a personable and knowledgeable young chap and I thoroughly enjoyed the time I spent with him. At 77 years of age I must have seemed like a grandmother to him but he certainly didn’t treat me as though I was invisible - many other people do. I also found the other members of staff at this office greatly helpful. They gave me a lot of undivided attention, were so helpful and made eye contact. I felt valued.Unlike an experience with a different local agent who, when I sat opposite her and was making enquiries, constantly glanced at her computer screen and tapped into her computer frequently therefore not maintaining eye contact. She gave the impression that I was causing her a great deal of inconvenience! This agent will, at some point, be getting a rather scathing review!The only regret I have about William H Brown in Norwich is that I was unable to purchase a property through them. My wife and I have had Fabio helping us with our move to Norwich and he has been so helpful. The whole branch have been very professional and patient but Fabio especially has really put a lot of care into helping us move. It is our first time renting and he has been so patient and answered all of our questions and been so friendly across the whole process. Went in yesterday to talk about mortgages and to view a house which we both tried to book but due to them wanting to see us first to compare mortgage rates we went in, almost felt impossible to book a viewing without them wanting to see us first to compare. Bearing in mind I called up the day before to see if the viewing was going ahead which they said they will get it sorted. So the day come we go in and no one had any idea of us actually going to view the house!!! Which we was very annoyed about as that's what we booked for in the first place to find out 15 minutes later that the people selling the house had an offer last week and is now processing this!!! Fair enough the guy we spoke to vue phone was on holiday but the communication within the team was very poor! Tried to show us different properties which they said wasn't on the market yet which later we found was... waste of our time and lack of communication!!!!

Very disappointed! We found a property advertised on Rightmove that needed a fair amount of work and we thought that was reflected on the price it was advertised at and was one of the few properties that was in our budget. I phoned them up to book a viewing ASAP and I was asked a lot of standard questions and they were helpful on the phone. But somehow the agent on the phone failed to know that the property was auction but was NOT advertised anywhere as an auction property. We are absolutely gutted and are back to square one.

I found a rental property online and…

I found a rental property online and asked for a viewing. The property was located over 100 miles from my residence and as a consequence of this the employee said that they had a recent video of the property, she sent it to me and it looked amazing so I put in an offer. Contracts were exchanged and then on the day of moving the agency contacted me to inform me that the cooker had been condemned and had to be removed from the property and that the landlord was now refusing to buy a cooker and that they were not required to provide one. As you can appreciate at this stage I was very upset, however the agents said they would get back to the landlord to see if she would change her mind. The contracts had already been exchanged and the landlord was refusing to honour her side of the agreement on the moving day when the arrangements had been made and I had moved out of my current home. I would not use this company at all they have no common decency and to add salt to the wound I have to take them to court to get my money back for the E first months rent and deposit because they think that I should be held to the fixed term contract and be liable for paying the rent nevertheless! Do not trust this company!!!
