GoogleAn unscrupulous agent who wants to charge buyer £60 quid for a check that costs them £5 to do. Have not been transparent and only mentioned this extra charge after the offer was made. They have a poor attitude in emails and clearly want to put the buyer under pressure to pay for their own admin.
We are sorry to read your feedback. As we have already advised, our £50 charge (plus VAT) is per property, for vendors and for buyers, and the details are featured on our website. Our fee not only covers our third-party supplier fees, but allows for the time and cost commitment for that we face to stay compliant with HMRC and protect our clients. All estate agents are duty bound to adhere to the government’s regulations and are responsible for the following actions as a result: • Register, and renew annually, with HMRC (Setup and annual renewal costs apply) • Appoint a Money Laundering Reporting Officer • Create a Money Laundering Policy • Follow the Policy company-wide for all transactions • Carry out training for all new staff and refresher training annually for existing staff • Conduct a risk assessment on every client • Verify the identity of each client before entering a business relationship (agents can choose between manual and electronic) • Verify beneficial ownership for all sellers • Check the client is not a Politically Exposed Person (PEP) or on the Sanctions list • Register with National Crime Agency (NCA) so suspicious activity can be reported in line with the regulations • Securely store documentation Many agents across the UK are now implementing compliance charges. This helps to meet their legal commitments and to have the right resources in place to transact with their clients securely, while taking enhanced security steps to protect their clients from criminal activity.
