I have been renting houses since 1995 and a landlord in Haverhill for 21 years. Four years ago, I switched to Balmforth and was assigned Cayley as my lettings manager. I just moved in to my place and Balmforth made the process smooth and simple. I have a dog and it’s difficult to find a place that allows pets, but Balmforth gave me a list of available homes to match my search criteria. They were very helpful explaining how everything works in the homes since I’m not familiar with the UK appliances. If anyone is trying to find a home with specifics they will do their best to locate one to meet your needs.

I was helping my son in law sell his house in Lakenheath. It was a long drawn out process due to a chain and a set of very slow and uncommunicative solicitors. However, throughout the 4 month's story ,Balmforths were absolutely brilliant. From Robert's valuation, through the marketing, visits, mortgage work and sales progressing ALL of Robert's staff were superb. If they said they would ring me back, they did!! Amazing these days, isn't it!?! I would use Balmforths at any time.

I honestly couldn't recommend Balmforth more! We've just completed the sale of our house and we were really happy with them at all stages of the process. We spoke to 4 different estate agents before choosing Balmforth but we chose them as their offer and track record were the most convincing. We are happy with how everything went - from the initial talks and valuation, through supporting us during the sale, to the amount we've achieved. Appalling service. We have been lied to you and mislead multiple times we’ve viewed one house with them and they said it was pet friendly we fell in love with it and we put in an offer only for them to tell us after we put in our offer that it was not pet friendly. Then we decided to view another house with them and before we even viewed it we made sure it was pet friendly only for three days before we move in to get a phone call saying the landlord wasn’t aware of our dogs. This nearly cost us our tenancy and nearly made us homeless. I cannot give enough reasons not to use this company please save yourself some stress and go to literally any other agent.

Possibly the worst estate agents in East Anglia in my opinion. We were interested in a property in Barton Mills. Originally advertised "with Land", it in fact had an ok sized garden. Also advertised as "No Chain", but only because the owners have not even started to look for a new home. When we viewed the property the woman from Balmforth arrived, did not introduce herself, had no interest in showing the property or giving any information about it. She spent the whole time on her phone and was disinterested. We have had no follow-up phone call from Balmforth to ask our opinion of the property. A terrible service.
