GoogleWith my search for a new home to rent recently I have dealt with many estate agents.. balmforth were the only ones that consistently got back to me. They went above and beyond to help find the right property for me and my girls. This is the first property I've moved into that is managed by balmforth.. and it is the first property I've ever moved into and that ive not had to clean first.. it was in impeccable condition. When I had a query about something when I first moved in, someone came out and helped me that same day. I couldn't recommend them enough!

GoogleI had to get 3 estimates for the selling of my late sister's house. Balmforth gave me the most thorough and personable service of the 3. Everything about the sale was complicated as I had to wait months to get probate before I could sell the house. I also live the other side of the country so could not get there often. Then the worst happened; my husband died suddenly, making it even more difficult for me to travel there, to clear the house, and to deal with everything else. Throughout the whole time, the Balmforth team could not have been more helpful - keeping an eye on the house, always keeping me up to date, answering my questions promptly, but not pestering me when my husband had just died. They quietly showed round many clients, found a buyer, gave advice, and went the extra mile even arranging and being present for a boiler service and taking meter readings. GoogleDefinitely more than satisfied with the people and process here at Balmforth! Things are already hectic enough when you first get here, but the staff there were very friendly and always available to contact for any questions or concerns regarding properties that I was looking at. Once I ended up settling on one, the process was made quick and easy to set up and route the paperwork to make sure my move-in was as smooth as possible! If you're in the area and looking to let a property go ahead and swing by, it'll definitely be worth your time!

GoogleAbsolutely fantastic service!!! I have always very sceptical when it comes to the housing market however from day one Balmforth impressed me with the valuation meeting right through to the sale of my property and the purchase of my new property Balmforth were incredible!!! They were always efficient, responsive, constantly providing updates with clear and direct communication whilst always being very open and honest!! Of course with every house sale/purchase you face bumps in the road, however these were always dealt with the upmost professional manner and I can’t thank Balmforth enough. I would like to give a special recommendation to Matt, he certainly went well over and above the standard practice and was evident that he delivers his job with real determination and passion whilst genuinely caring about his customer and client base I would give more than 5 stars if I could

GooglePoor experience pretty much from the beginning. Right after moving into the rental the ensuite toilet began leaking. We were informed it was a defective toilet and would need to be replaced. It took 6 months for the toilet to be replaced leaving us with a hole in the floor the entire time. Likewise, the dishwasher broke due to a poorly installed electric outlet. It again took almost 6 months for them to arrange a repair, and when it finally occurred, the repair took only 5 minutes. Almost 6 months without a dishwasher for a 5 minute repair. In both instances, the repair only finally took place after I began contacting them nearly every day. If I hadn't I don't believe either would have been repaired while I lived there. They raised the rent with no discussion and the minimum amount of time allowed by law (approximately 30 days) and did so via letter. My only notice was a letter from them raising the rent effective the following month. When it came time to move out they deliberately scheduled it so I couldn't be there. They have an unrealistic cleaning standard that doesn't take into account that people have lived there for the last 19 months. They found the smallest amount of infractions and initially claimed it needed a full cleaning. They even attempted to hold me liable for several flies entering the building in the week after I moved out, but before they did the walkthrough. If we move back to the area I would not rent from them again.
We are very disappointed that you felt there were a number of issues and have only given us a 1 star review. Almost all of our reviews are highly complimentary as we genuinely try our best to provide a high quality service. We have contacted you directly to try and address your concerns, although it is clear that you still don't feel satisfied. The issues with the toilet were unfortunately beyond our control as it was a warranty issue which the developer would not put right and the landlord did not want to pay for. The same issue applied to the dishwasher. We absolutely understand your frustration although there was very little we could do. We only put a rent right is when your allowance has risen and it was done in the correct statutory manner so again we are puzzled with your comments on this matter. We apologise if you feel our cleaning standards are too high but most tenants would expect to move into a property, cleaned to a very high standard and in the same way we expect an outgoing to adopt the same standards. During the checkout process we went out of our way to have a damaged sink polished clean avoiding a bill to you of several hundred pounds and so it is very frustrating that you still feel our service is so poor. We wish you all the best in the future but are disappointed with your review.

GoogleMe and my partner have just recently bought our first house in Haverhill with Balmforth. We had Jodie as our estate agent. Honestly I couldn’t give them a better review. Everyone kept saying buying a house was one of the most stressful things you can do (and they are not wrong) but Jodie helped us out massively with every stage. She answered our emails very quickly and always with a clear and concise response. We always knew at what stage of the process we were at and when we got the keys at the end we got a little gift basket with tea bags and milk etc which was a really nice final touch. They are the perfect link between the buyers and sellers and we can not recommend these enough. Thank you for all your help.

GoogleI have been renting houses since 1995 and a landlord in Haverhill for 21 years. Four years ago, I switched to Balmforth and was assigned Cayley as my lettings manager. Since switching over, the service and advice from Balmforth has been fantastic. I live out of the area and when I visit, the staff are so friendly and provide a stress free landlord experience. They have my complete trust to manage the property and are by far the best letting agents I have used over the years. Thank you.
