What we liked the best about Balmfourth is that they responded back very quickly. When we first got here we didn’t have a UK cell number yet so we could not call so we had to email. Out of all the houses we inquired about Balmfourth was the first to respond, while some other agencies never replied back or it took a day or two to get a response. Also, they had multiple houses with in our budget and our needs that we looked at all in one day back to back to back. Highly recommend! We bought a house through Balmforth and the agents there just couldn't be more helpful! We particularly dealt with Megan Norton and from viewing house, to making offer, to recommending a mortgage advisor that suited our need, to keeping us up to date with progress and chasing up as well, and conversing between vendor and us, and even to the aftercare of purchasing the house - They have been a diamond and it's made what purchasing a house a headache and it's bumpy process with covid and what not, into a relatively joyful experience overall - more so after we finally get the keys! Their friendly yet professional approach is second to none. We've also seen Matt a few times when we went back and look at the house once the purchasing was underway, and they were also so helpful with slotting us in with the time convenient for us so we can measure out the place for new furniture. If we ever buy a house again I would want to use their services for sure! With a toddler and a baby coming, they've made this process as smooth as they can for us and we really recommend them. After a recent post on this page not recommending Balmforth for buying a property based on a relatively bad experience. I have to give the staff in sales progressing their due, for righting the wrongs of the breaches by the vendor in the contractual sale agreement. They sent out their own contractor to repair the guttering that was failing and clear some rubbish from the garden that had been left by the previous owners. Hayley has been very helpful and has provided a very good service

I would like to update my review after having been in contact with Balmforth about these issues. Not only were they incredibly apologetic, but they have been extremely helpful and communicative in helping us look for more properties to rent since this incident. Big thanks to Bianca for going out of her way to show us properties and liaise with landlords about move in details. She's been so kind and helpful and quick to respond and we're just very appreciative of her efforts. Thank you all for still trying to help us after this misunderstanding. As a prospective renter I have a couple of suggestions. Make sure your agents know your properties. There's no reason I should have to pull up the rental listing on rightmove to prove it exists while talking to an agent who keeps repeatedly telling me they don't have a listing by that name/address. If you have a listing that says "pets negotiable", maybe confirm with the landlord if that's really the case. If pets were "negotiable", why did a landlord deny me a viewing/application because I have a cat? That's the opposite of negotiable. Either be more specific or don't say anything about pets at all in a listing until your landlord makes it very clear what they will or will not allow. It's incredibly misleading. Lastly, if you're going to cancel an appointment, DO NOT EMAIL, but rather CALL THE PERSON YOU ARE CANCELING ON. Horribly unprofessional to not make contact with someone about something this important. Colossal waste of my time rushing to an appointment I did not know was cancelled. Horrible first impression of this letting agency.
