I am delighted to recommend WeLet Properties for their absolutely smooth, fast, and friendly service. We found an amazing property in their listing, and Katie, our agent, along with her colleague Max, has been incredibly helpful throughout the process. Disgusting service, AVOID AT ALL COSTS!!! After living in one of their properties for over 1 1/2 years we have had to request the washing machine be fixed 3 times which has been received with disgustingly bad customer service specifically from Alicia. Alicia feels that mocking and having a highly sarcastic unprofessional tone is an acceptable way to speak to a customer who is in need reporting a maintenance issue (full bottom floor flooded). Alicia felt it was appropriate to place full blame on us before a contractor was sent to diagnose the issue and I am outraged by her vile tone on the phone. We have been great tenants throughout our stay and have only reported genuine faults with the property for which we have paid double the cost of the appliance to still not be fixed. Alicia is in no way of a position to discuss a customers attitude in an email after the outrageous way she conducts herself on the phone. We will be taking this matter further.NegativeProfessionalism

Danni · 17 June 2021

Agent replied · 16 June 2024

Good Afternoon Danni, Following your recent review, I have taken a look over all the correspondence relating to the maintenance of the washing machine in the property you rent. I can see that your landlord purchased a brand new washer dryer for the property in July 2019. In October 2019 you requested attendance from an appliance engineer due to the machine leaking. Unfortunately this was found to have been caused by foreign items left in clothing items when being washed ripping the seals for the machine. Responsibility for this was accepted by yourselves and the cost of this callout and a new seal was paid by you - £141.60inc VAT. In July 2020, a further maintenance issue was reported with the washing machine. An appliance engineer attended and replaced a pressure switch. Your landlord paid for this repair in full. In August 2020, you reported a further leak from the machine and again our appliance engineer attended. This time, the filter was found to be blocked with foreign items, including a rubber balloon. You were made aware that again, due to the issue being caused by your actions, this callout fee - £74.40inc VAT would need to be covered by yourselves. This amount remains overdue on your account. At this point, the engineer advised that your miss-use of the appliance and failure to take due care and attention of the items being put into the machine, had most likely contributed to the issue which your landlord paid for the previous month. As I am sure you can understand, a landlord should not have to pay for repairs caused by a tenants negligence. I believe this was brought to your attention by Alicia when you reported the current maintenance issue in question with the washing machine leaking again and this information was not received well by yourself. Other members of the team present at the time bear witness to the call and the discussion that took place. I understand that a contractor has now attended to investigate the cause of the leak, and again has found this to have been caused by yourselves with the pump and filter being blocked with various items including a lollipop stick. Unfortunately, your failure to accept the advice and information given by Alicia who recommended that you check the filter yourself to prevent being charged a callout fee has resulted in a further charge to yourself. Furthermore, I understand that our contractor has reported that the seal is again ripped due to foreign items therefore this will need to be replaced again. I understand that you felt aggrieved to be told that your landlord had asked us to not send contractors to address issues caused by yourself but after reviewing the facts, I am satisfied that the maintenance issues have been handled correctly and the advice you were given was appropriate. Unfortunately when we have to tell tenants information they do not wish to hear, this can be unwelcome, but we have a responsibility to our landlords to ensure that tenants also adhere to their tenant responsibilities. We hope these facts bring clarity to the situation and We Let Properties looks forward to upholding a good relationship with you throughout your tenancy. Regards, Emma Enderwitz

My partner and I are recently relocated to Salford, and after multiple properties falling through for a variety of reasons, we found a lovely little flat on WLP. After enquiring about the property and viewing the video tour, we decided to go with the property. We were met with incredibly professional hospitality from multiple agents, Katie especially was fantastic, they made our experience easy, hassle free and very swift (as most other experiences I’ve had with renting have been painfully slow, long and full of stress). The whole process was a breeze and when we drove up, got the keys, they gave us a lovely little welcome card signed by everyone at WLP which was very touching, we got to the flat and place was fantastic, they provided us with an incredibly detailed inventory (I kid you not around 100 pages of details) and asked us to send any information we find within 48 hours, which was very reasonable, we had electric, the water and electric meter readings had been done for us prior to moving into the property, it was just a fantastic experiences. I highly rate this company and will tell anyone I meet to go with them because they were fantastic at every point. Thank you WLP and thank you Katie!PositiveResponsiveness, Quality, Professionalism, Value

Terrible letting agent who offer very little consideration to their tenants. Boiler broke down 4 days ago and they are treating the issue as a not an emergency despite the cold winter weather. They have opted to use an unreliable contractor to fix the problem. The boiler could have been fixed today but the contractor does not like working late evenings even for emergencies and instead of trying to find another contractor, Megan at WLP did not consider my situation serious enough. This is also not the first time as well I have received poor service from WLP. When our property got burgled we had to fight tooth and nail with them just to get a replacement lock to secure the house. They make simple issues complicated with little empathy towards the tenants in their properties. If you want to avoid poor treatment as a tenant AVOID THIS AGENCY AT ALL COSTS!!!!! FURTHER DETAILS (Following WLP reply): The boiler broke down on Thursday evening. I notified WLP on Friday morning. The contractor arrived at midday. He established a part was needed and he would call me later with an update. I did not get a call back from him as promised. I called the contractor just before 4pm where he informed me the part would only arrive on Monday. I was okay with that. I called WLP at 5pm to update them. The lady who answered said she would check with other contractors to see if they could find a solution. She suggested the posibbility of alternative solutions to me. I was perfectly fine waiting till Monday as it was a weekend and it could not be helped. On Monday i call WLP for an update. I informed Megans that i was not happy with the contractors lack of communication. I then called the contractor and he notified me the part would arrive on the Monday amd he would call me between 12 and 2pm. At 2.06pm i got a call from the contractor telling me he was still waiting for the part. He insisted the part would be arriving on the Monday. I asked him is he still able to work on the issue later on in the day. He stated that he would not be able to get anyone to work late as he and others had other commitments. Despite the part being available and the problem fixable. I notified WLP of this that evening and Megan told me a different story to what the contractor said. That the part would only be available tomorrow at 7am and contacting anyone else (a possibility i was unaware of until WLP informed me on the Friday) would not make a difference that Monday. When he arrived next morning. I asked him if the part arrived on Monday. His response: "It probably did, i dont know". Again, little empathy and poor communication from WLP and their contractor. Left me with the impression that the boiler could have been fixed late Monday afternoon. But I as a tenant am not a priority for them and what is an extra night without heating in winter hey.

Blessing · 17 December 2024

Agent replied · 24 December 2024

Dear Blessing, I am very sorry to read your review and hear that you have not been happy with the way this maintenance issue has been dealt with. Having investigated the issue, I have concluded the following: - You reported a maintenance issue with your boiler early on Friday 6th December - This was picked up by your property manager and passed on to the contractor at 9:12am, just 12 minutes after our office opened. - The contractor was called and advised of the urgency of the call; they confirmed they would attend on the same day. - The contractor attended and found that an additional part was required for the boiler to be working again. They contacted our office immediately with the price as the cost was substantial. - The quote was put to your landlord straight away for their authorisation and we gave the provisional go ahead to the contractor so the job could be booked for Monday. - The job was then provisionally scheduled on the basis the part was available. - On returning to the office on Monday morning, your landlord had responded, and the official go ahead was given to the contractor straight away. - The contractor, as promised, tried to source the part on Monday 9th December however due to the specific part required, was unable to collect this on the same day and therefore confirmed with you that this would be collected and installed first thing on Tuesday 10th December. -- A member of the property management team confirmed to you directly that the part would be installed first thing on Tuesday morning, when you called our office for a further update. Whilst I can appreciate how frustrating it must be to have a boiler issue at this time of year, maintenance issues are sometimes unavoidable, and this was dealt with very quickly when considering the working hours over which the issue spanned. Our contractor is very reliable and is someone We Let Properties use regularly for these kinds of works. It is for this reason and due to the strong relationship we hold with the contractor, that he was able to attend within a matter of hours of being made aware of the issue. To confirm, the issue was picked up and dealt with within minutes of the office opening, the contractor attended within 5 hours and the subsequent quote was sent to your landlord within an hour of this visit. Your landlord then responded within 4 hours and as soon as the office re-opened, the contractor was advised, the part was ordered and it was installed within 24 hours of this, when the part was delivered to the supplier. Whilst I understand you asked for a second opinion, we were unable to get someone else to attend but they too would have had to attend, assess and then order the part which would likely have been more delayed as they attended later than the first contractor. I am very sorry you feel this was not dealt with sufficiently however given the above and the timeline of events, I must disagree and feel confident in the way the property management team picked up and dealt with the repair. Should you wish to discuss this further, please feel free to call the office and I would be happy to help. Best wishes, Tracy - Lettings Manager

Professional, efficient and responsive; you can be pretty much hands-off with a team like that managing your property. Bethanie Evans, Katie Headdock and Emma Enderwitz of We Let Properties have been contacting me since the previous tenancy agreement was approaching its later stage, and they managed to arrange a seamless transition to the new agreement. No waste time in between; great marketing, detailed inspection, with fixing, cleaning and maintenance done at a click before the next tenant moved in. Most highly rated.

So far, our tenancy has been a positive experience. Everyone at We Let is really helpful, kind and professional. Issues are dealt with quickly and efficiently and their communication is fantastic. Thanks guys! EDIT: Having ended the tenancy recently however, I have found some unfair claims from the agent in the deposit return process, which has been adjudicated by the DPS and ruled in my favour. This process has resulted in lengthy delays in recovering part of my deposit, and could have been avoided with more thorough checking and listening on the agent's part. This has been disappointing given they have been great otherwise- but I have to be honest.
