Being based in Asia I had many and not normal requests, all of which was just handled The build quality is very impressive - I am having no issues at all - I cant say the same for other purchases from other developers.My last purchase was handled by Tom Cooper. I had explained to Tom what I was looking for, and over the next 2-3 months he was in regular contact with some good suggestions. Due to the location of the blocks at Media City construction has to finish on one tower before work can commence on another. Unfortunately, Brexit and Covid impacted the progress of a previous tower, which in turn had a knock on affect with the anticipated completion of your property. We truly appreciate your patience whilst construction re-commenced and we are glad to hear that the apartment was tenanted quickly.With regards to your Assisted Living property the letting agent is looking into installing a new database which will ensure the statements are automatically generated. I booked a flat in Adelphi Wharf Salford Quay area Manchester. I booked this flat for almost three and a half years. When initially booked it was a different number which I liked but later after a few weeks I found a different number. When I questioned why my Booking has been changed. I was replied by the sale person that it is even better than the first one. I was not happy but because of my illness, I could not visit Manchester. To my surprise, on my visit after three years, the flat was not ready. However, I managed to go into the building and found that this flat was very asymmetrical and badly designed. Myself and wife were shocked to view this flat which was made of poor designing. I demanded from the agent to change this flat to my old flat but he refused to do so. The agent was unprofessional and did not listen to my concern. He has sold three flats to me. Even he did not answer my phones.

While I thought at the beginning that it was a good experience, I realized later that the focus is to get the money out of the investors pocket. I purchased a studio late 2021 that was expected to be completed by Sept 2022, I kept asking KK to confirm if we are on track and they were not telling me the fact which everyone knew except me, that the project is delayed for one full year. I was counting on the rental income to start on the date that was originally given to me. KK claimed that there was no update from the developer which I found hard to believe given that the update I received in July/Aug which came from the developer through KK, indicated that they are working as "already scheduled" for Sept 2023 !!

Dear Amer,We appreciate your frustration with the delayed completion date, but we can assure you that our office has always been transparent with you.You exchanged on this property in November 2021 and both your Property Consultant and our Client Liaison Manager have been in regular contact with you since the start of this year; by email and WhatsApp, providing you with information on the progress of the build that you requested. We have always passed on the updates that we have received from the Developer. It is only in the recent October update that the Developer gave confirmation of the new anticipated completion date of late August/early September 2023. Prior to this Knight Knox had no instructions on the anticipated completion date.Earlier in the year we did give you our opinion based on our experience in student projects. We explained that timing the completion of the project with the academic intake is crucial, to ensure that the building is tenanted. If a student development does face delays the Developer would prefer completion for the following academic year’s intake. We provided this insight to be as helpful as we could but it was not the Developers formal update. As you know Knight Knox are the agent of this site and we rely on information to be passed onto us directly from the Developer. Until we have their formal instructions we cannot speculate on what they are advising us. Yours Knight Knox

GoogleI came to know Knight Knox form my daughter. She initially bought an apartment of X1 The Landmark in Manchester last year. She told me Knight Knox was a reliable real property company. If I had idle money and wanted to invest it into this field, there would be nothing doubt, but simply contacted Knight Knox, who would like do everything possible for me .
It was amazing later on. Knight Knox rendered an excellent service to me. Since the staff of Knight Knox were fully aware that I was not a resident in UK, they patiently introduced to me the development of Manchester now and in near future, the potential return of my investment, locations of all Knight Knox Developments. On their recommendation, I finally selected two rooms apartment of X1 Media City.
The procedure of purchasing was so simple that I needn’t worry about anything. They let me know each step in detail including legal process. There was no hidden information and everything is transparent. The price was fare compared with other factors. It was good value for money.
My purpose is Buy and Let. The apartment of X1 Media City will ensure me above 6% return per annum, which will be a part of my income after retirement. It’s worth to put the money in Knight Knox without any worries in future.

YellSold and 'guaranteed' by Knight knox under Administration in potential Scam Scheme
Knight Knox’s promised a 'guaranteed' 9% APR or more. However, once they secured their commission, their involvement and help is none.I invested in a plot on a holiday development. It quickly became clear that the due diligence on this project was severely lacking. The company I purchased from is now under administration, with the administrators saying it is highly likely I will loose my whole investment - six figure investment and my life's savings gone in less than a year!The developer was hiding investors details from the administrator as well as bank accounts leading to one in the Cayman Islands. I was given a 'plot' and to my surprise when contacting the land registry, they have no record of any such plot under my name!Knight Knox's response has been disappointing. Rather than offering assistance, they’ve simply deflected, advising me to “speak to the developer” since they only act as the agent. It now appears I am set to loose my life's savings.

They sale bad property, at highly exaggerated prices, using guaranteed rent by their developer/letting agent to lure you, and once the finished selling, they manufacture reasons to walk out of the rent guarantee contract. KK and their partners are well aware that they cannot meet the guaranteed rent even at the time of marketing and sales
Bought into a property with KK at their Colonnade/Campbell building. The property was first marketed as student new development which is a complete lie, it was sold well above market price >200% with enticing 8.5% guaranteed rent by the developer who was also the letting agent (The investment Room/The letting Room) . KK recommended a solicitor to represent me which we later learnt was also solicitor for the developer/letting agent, hence covering the entire setup. Immediately the developer and letting agent (The letting RoomTLR/The the investment Room TIR) finished selling, they unilaterally terminated the guaranteed rent on trumped up phantom excuse. KK was standing by providing support and excuses for them.

GoogleVery poor and frustrating experience with KnightKnox. Less than a month after completing the purchase of an apartment at Bradford, the guaranteed rent of 8.5% per annum which was to run for 3 years was cancelled on very flimsy reasons. Apparently all the while, KnightKnox knew that the previous freeholder who was now the Letting company giving the rent guarantees had since March 2020 been cancelling these guarantees. How a company claims it had challenges letting a property for almost 8 months will still go ahead and sign a rent guarantee with you and cancel it after one month baffles me. KnightKnox marketed the apartment as brand new however the building is worn out and is inhabited by addicts. The guaranteed rental was used to lure many of us into the purchase and after that boooooom*** all sorts of issues start arising. I certainly won’t be doing any business with them again and will not recommend them either. Wish any one luck who decides to do business with them
