This is a scam! Don't be fooled by the lure of a second income from any property investment company! These people are fake and pathetic! Get a real job and stop trying to get easy money from hard working people! I transferred my life savings into an account and was given a fake property land registry document. This was over 2 years ago and I am still waiting for action fraud to convict These people. There is always a tax man, government official and policeman that knows what is going on and will take advantage of you. Please reconsider, it is not worth it.

To give some context to anyone reading this review and our subsequent reply, Knight Knox was one of the sales agents on this project which was a site that had been up and running prior to us launching it to our investors.
Having traded now for over 20 years, this situation is not one we could have anticipated that we would find ourselves in and we are incredibly sorry that any of our investors have been caught up in it.
The situation that has occurred is unprecedented and is currently part on an ongoing legal process, of which Knight Knox have been cleared of any wrongdoing and we are actively assisting the police with their enquiries. As such, we cannot comment further at this time.
We are doing everything possible to resolve the situation for our clients and we are hopeful for a full resolution as soon as possible.

Stay away from trap of assisted living they are selling. They promised guaranteed income, HMRC back and developed will buy back within 3 years with 50 percent promise. All fraud. Bought assited living through them in 2025. Its just an year and income not coming. At lady whom they introduced called Sharon is most rude lady ever met. She behaved so nicely before purchase and after purchase she showed her true selfish colors. May Allah such fraudsters rotten in Hell.

The project was delayed some +10 years and recently went into administration with 100's of investors likely to lose their 35% desposits. Amounts owed to investors amount to ~£20m, with only £2m of works completed by the builder. In the public domain a similar story X1 Manchester Waters where investors have lost considerable amounts of money.

Knight Knox assisted in the sale of properties within this development following a longstanding relationship with X1 Developments spanning more than a decade. During that period, we witnessed the successful delivery of numerous X1 Student and Residential schemes across the North West, including three towers at MediaCity.
Based on that established track record and our experience of the developments delivered by X1 over many years, there was no reason for us to anticipate the circumstances that have subsequently arisen. Knight Knox therefore acted in good faith when introducing purchasers to the development.
We fully appreciate how disappointing and upsetting the current situation is for purchasers. We would also confirm that Knight Knox undertakes due diligence on the developers and developments with which it works.
The development was established through its own legal entity and associated project structure, as is common with property developments of this nature. Knight Knox was not responsible for the financing, construction, ownership or operation of the development, nor did it control the use or administration of purchaser funds.
Like other stakeholders, we were extremely surprised to learn of the recent appointment of Administrators.
Following notification of the administration, Knight Knox sought clarification from X1 Developments regarding the position and was advised that communications had been issued directly to purchasers’ solicitors. We are sorry if that information was not subsequently passed on to you by your legal representative.
The administration process, including the assessment of creditor and purchaser claims, any potential refunds or distributions, and the ongoing affairs of the relevant company, is now being managed by the appointed Joint Administrators. Knight Knox has no control over that process and is therefore unable to provide updates regarding individual claims or anticipated timescales.
We would therefore encourage you to contact the Joint Administrators directly, as they are the appropriate party to provide you with information regarding the status of your claim, the administration process and any further steps available to you.
We genuinely sympathise with the difficult position this situation has placed purchasers in and appreciate the frustration and uncertainty this will understandably cause. While Knight Knox is unable to influence the administration process, we sincerely hope that the Joint Administrators are able to provide you with clarity regarding your position as soon as possible.

Knight Knox’s promised a 'guaranteed' 9% APR or more. However, once they secured their commission, their involvement and help is none.I invested in a plot on a holiday development. It quickly became clear that the due diligence on this project was severely lacking. KnightKnox told me they were selling a 3 bedroom Lodge on the site. I have now found out I do not own the lodge as the developer has not paid for them, I do not even own the land. The land is under the company Apple Ltd. How KnightKnox can sell me a 'Lodge' which then turns out to be a farce as I don’t even own the Lodge. This must be illegal. The company I purchased from is now under administration, with the administrators saying it is likely I will loose my whole investment - my life's savings gone in less than a year!I was given a 'plot' and to my surprise when contacting the land registry, they have no record of any such plot under my name! It is all under the company's name...Knight Knox's response has been disappointing. Rather than offering assistance, they’ve simply deflected. They have said "the seller has found themselves in a situation beyond their control". Ultimately KnightKnox have sold me a Lodge and land which I legally do not own. How is this legal? It now appears I am set to loose my life's savings. Do not trust them.

The reason why i wanted to invest is because i saw that they were a big company which is why they should be trustworthy. Don't want to go too much in details but they know what they are doing, encouraging you to use their solicitors, not knowing that the contracts are not at your benefit at all. Leaving you with nothing if it goes wrong and trust me i have spoken to a couple of investors it goes wrong often. When I was reading the reviews, i thought to myself it is just a small amount of people not agreeing or having a bad experience with Knight Knox. The answer is NO there are 100+ people losing money to them they are truly a (legit) scam which makes sense why they are so big. Do not invest in them! I am at the moment trying to get my money back and they made sure to collect the 2nd bunch of my payment and short after announce that the developers wouldn't be able to build, some dodgy stuff. Worse is they are using some dodgy third party in their contract making it harder for you to ever see your money back.

Terrible company. Do not trust this company. I bought a 2 bedroom and 2 bedroom apartment from them off plan in 2018. I had to chase them continuously for updates on the building. It finally completed after a 2 year delay. Some of this understandable due to covid and Brexit delays. My apartment was supposed to be finished to a high spec but I paid for a company to list the snags. There were 249 snags identified. The front door is covered in scratches and dings, all of my internal doors are similar. The plastering and paintwork is a disgrace. The most important thing that needs fixing is the balcony which has a significant bow to it and it collects lots of water that I need to sweep off. But it doesn’t feel safe to step out on to it. We are living in a building site because we are surrounded by unfinished projects, the builders were supposed to build but went “ bankrupt” and they have just been abandoned. We have to walk, in an unsafe environment, to our apartment block and there is no parking. They are keen to take our money but haven’t fixed a single snag nearly 2 years after completion.

Having looked at our records we can’t see that you have contacted us since then, so this review is the first time our office is hearing about the extent of your issues.The project was delayed and we note that you were in contact with your Property Consultant for updates. We are sorry that you feel you had to chase our office for this information. As the agent we rely on the developer, being Fortis, to provide our office with build updates. We appreciate that construction updates are essential to buyers but we can only pass on the information when we receive it from the developer. Snagging would have been referenced in your contract and your solicitor will also have advised you to ensure this process has been undertaken prior to completion. Snagging issues are dealt with by the developer and the build contractor and under the contract there is usually a one year timeframe for these to be dealt with. By all means if our office is contacted first with this information then we will assist by liaising with Fortis to try and get the snagging issues resolved. If these issues cannot be addressed by Fortis you also have the option of contacting the warranty provider to establish if any of the snags could be remedied under the cover that the warranty provides. The apartment and the balcony would have been signed off by Building Control and the Warranty Provider before notice to complete could be served. As such from a structural aspect the apartment and balcony have been built to the required standardWe are sorry that you didn’t contact us directly as we really would have done our best to assist you or to pass on information that may have been of use.YoursKnight Knox.

There was 500 units sold 500 families
Most of them units were sold to us by knight knox we have had no calls from knight knox or any of their staff
I would personally not recommend using these guys as this could be you in the coming future

We are extremely disappointed with the outcome of the court proceedings, which were not the route that we would have preferred for our investors, particularly as, whilst Knight Knox is not the developer for Natex, and therefore had no influence or authority over the situation, we have actively worked to push for a resolution that would benefit our investors.
This is the first time in our almost 20 years of trading that a scheme we have been involved in has collapsed, and would like to point out that this is an extremely rare case and not something that anyone could have foreseen.

My recent purchase through Janet is an assisted living flat. Once again the service from Knight Knox was prompt, friendly and very professional. Janet was always there to answer any questions. She is honest and straight forward. Their after sale service was also excellent and there was a named person (Michelle - who is also very polite, prompt and efficient) to see the sale through. She kept us up to date with the progress.
I will not hesitate to invest again through Knight Knox if I have any more funds for investment.
