To give some context to anyone reading this review and our subsequent reply, Knight Knox was one of the sales agents on this project which was a site that had been up and running prior to us launching it to our investors. Dear Adnan, We appreciate your frustration with regards to the delayed completion on your off plan purchase via our office. We do wish to make it clear that all anticipated completion dates are confirmed by the seller at point of sale. As with all off plan projects this timeline may be subject to change as it is not possible to anticipate future hurdles until they arrive. With regards to the additional funding that was requested we would like to clarify that this was not a demand made by our office. As one of the agents on the project, the developer asked for our assistance in contacting as many buyers as possible to make them aware of the financial position that they had found themselves in. At the time there was a very serious risk that without additional contributions, the build would not be completed. Fortunately, the necessary funding was raised and the project was finished. No pressure was ever implemented by our office and after our initial correspondence with investors the developer took back all communication and handled this directly. We have been in this industry for over 20 years and have launched and completed numerous successful projects. During this time, unfortunately, some developments have run behind, but we have always kept investors updated with the schedules that we have received from the developers and we are sorry that you feel that your purchase as not been up to our usual standard. Unfortunately, the responsibility for the management of the building, including the ground rent cost, is not something that Knight Knox is involved with. Dear David, We previously responded to your original review on these matters, however we are happy to clarify our position again. We are sorry to hear of your dissatisfaction. Your property was purchased as an investment, with the purchase price set by the developer and fully disclosed at the time. As with any investment, market conditions can affect property values, and we cannot accept responsibility for subsequent changes in value. In relation to the development concerns you have raised, Knight Knox acted as a sales agent and had no knowledge of any issues that later affected the project. As soon as we became aware of the situation, we sought specialist legal advice and assisted investors where possible. Regarding the delayed completion, build schedules on off-plan developments can change during construction. The developer honoured its commitment to pay interest on deposit funds through to completion, and we believe the contract clearly defines the completion date for these purposes. Finally, Knight Knox is not affiliated with any law firms we recommend. We work with independent solicitors based on their experience, and when we were informed that a recommended firm had been closed by the SRA, we acted promptly to help facilitate the transfer of client files to an alternative firm.
