They got me involved with someone who took my money and has failed to pay me back! Their excuse is that the company has gone into administration, but there was no mention of this before the purchase, or in the contract! Warnings to anyone interested in any of the property deals they advertise!

You completed on a property in November 2023 and we became aware that the recent quarterly rent had yet to be paid.
Although this issue is out of the control of Knight Knox, we wish to address this directly, so that yourself and anyone else reading this reply understands that Knight Knox are in no way part of, or responsible for, a scam of any type. We have been trading successfully for 20 years and we have successfully sold thousands of properties that are completed and tenanted over the last 20 years.
You have attended our office to meet with your Property Consultant and our Associate Director to discuss this further. In addition to this we note that the seller has been in contact with all buyers to explain their situation and suggest a proposal for the rental payments to be put back on track.
The last communication from the seller was sent out to all buyers at the end of August and we are hopeful that this proposal will remedy the situation. Whilst we understand that this process may take a while the seller is committed to agreeing a resolution that will benefit everyone.

I recently purchased a student property Vista through one of Knight Knox agents Birchmore. The sub-agent even recommended the Lawyer in this case after paying 50% of the fund in Cash : £42K I was told first that the project is delayed for 12 Months then after a while they told me the project is now in receivers hand. We are a group of about 130 Investors fighting for our money and also currently paying legal fees. The whole thing is a big scam from the developer to Knight Knox who did the marketing, to their sub agents and the Lawyers they also recommended.I will strongly recommend anyone who has any dealing with them to run until their heels start touching the back of their heads or if you’re contemplating anything not to touch them.

another update (March 2024) - I have invested in 2 schemes with Knight Knox - the process has been ongoing for 4 years now with zero completion. 1 (browside) has gone into liquidation so I've lost over 20K sterling. They continued to use the Mount Property group in Liverpool that already failed in other developments. It's not worth me throwing good money after bad so I've walked away. The silence from Knight Knox is deafening. I continue to get updates on the student complex at the Villas in Stoke but at a snail's pace. I really regret using and trusting them. If you're going to invest in property - buy something already built!
update! - and 3 weeks later still no report on build progress - I feel my investment will take a long time to come to anything (if at all)
Covid slowed everything down, which is understandable to a degree - 1 development is delayed but getting there with quarterly updates showing progress. On the 2nd; the Browside development in Liverpool - I have been asking for updates for 3 weeks now and promises to send information have not been honoured. So at this point I would not recommend the company. Poor service delivery and I now worry this development will flop and we will lose our money.

I had a real bad experience dealing with this company and especially with their attitude towards customer and poor communication. When speaking to the contact@Knightknox she was defensive and dismissive about the whole thing that went wrong and he was not at all courteous about the fact that the development was delayed for more than 2 years and don't even know when it would be ready. She was not even bothered to call or inquire about how the things were moving. She was asking me to talk to developer and their responsibility ended, off course they take the commission and that's the end and I would urge you all pay utmost caution when dealing with this company.
