GoogleTitle: Disappointing Experience with Northill Quays and KK
I recently purchased an apartment in Northill Quays and, unfortunately, my experience has been far from satisfactory. I paid in full for a furniture pack and a parking space, totaling £19,000, at the time of purchase. However, it's been nearly two years, and neither the furniture nor the promised parking space has been delivered.
To make matters worse, when inquiring about the delayed deliveries, KK, the responsible party, has been quick to shift the blame onto the developer, Fortis Quays. This ongoing blame game has left me feeling frustrated and stuck in a never-ending loop of excuses.
I felt it important to share my experience to caution others not to place blind trust in KK's promises. My hope is that potential buyers, can make informed decisions and avoid the disappointment and frustration I have faced.
In summary, my experience with Knight Knox and Fortis Quays, the developer, has been marred by unfulfilled promises, delayed deliveries, and a lack of accountability. Proceed with caution when dealing with them.

The problem I encountered with KK is that,when I purchased the property from them, the price i paid included a furniture pack worth 3000 pounds. After the completion of the purchase two years ago, I was asked to pay an extra 1800 pounds to receive the furniture that was initially included in the price. Despite waiting for two years since receiving the apartment, I have yet to receive the furniture. This situation has caused frustration and confusion regarding the terms of the initial agreement.

GoogleSold a scam by Knight Knox. I was marketed a built 4 bedroom lodge on a Scottish holiday park. The contract was freehold with 9% APR and buy back in year 5. Knight Knox crows about their due diligence and their 20 years experience.
This did little for me and the 100 other investors that have lost their entire investment. The deeds issued where fake. The lodge was not built. So rather than having the advertised asset back investment myself and the other investors have nothing. Now we have to deal with an ongoing police investigation into this fraud, lawyers, administration etc etc.
What did Knight Knox do when they discovered they had sold us a scam......NOTHING. They don't even reply to emails. Avoid this unethical firm.

GoogleBe very wary about buying from these guys. They leave the customer high and dry as they have no responsibility to deliver the advertised product or have very little influence with the developer. Funds which should be in escrow are not. The developer selling the development is usually a SPV who then contract out to another company to develop and the chain goes on. Ultimately you are left purchasing a semi finished development with no one in the chain acting with integrity.

You advised that your issue is with Fortis Developments as some work has not been finished following completion of your apartment. We appreciate that you are frustrated with the lack of response received from Fortis on this matter. However, having checked Fortis’ reviews we cannot see that you have expressed your issues on their platform.
We have worked with you since 2017 and this is your second completed property with our office. Both properties (each with a different developer) were in the name of an SPV, as this is standard practice in off-plan projects.
Knight Knox have been in this industry for nearly 20 years and we have worked with Fortis during this time. We note that you feel you have no room for recourse with Fortis, but you must appreciate that as the selling agent we do not have full autonomy over the developer. There are aspects of a build which are out of our control, irrespective of the length of our business relationship with Fortis.
We have confirmed that we would be happy to follow up on your concerns with Fortis and we will ask that they respond to you on these matters once we have heard further from you with your points to be addressed.

GoogleLike many others, I have purchased through Knight knox an apartment in Natex Student developed under Mount Group, as I have been told in righting by Knight Knox. Unfortunately This development went in to administration four months after I paid the reservation fees to knight Knox . This caused me a net lost of 40000 GBP.
What I have to blame Knight knox for here is that they proposed to their customers a development which is already facing known financial problems . Not only that, they were keeping telling me, before and after the reservation of the apartment, that the development will be ready in time I.e. in September 2021till few days from receiving email from My solicitor informing me that the developer is requesting a completion delay and four weeks later another email informing me that the development went in to administration.
Bottom line. I'm filling like a very disappointed customer who was dropped by his service provider. After hearing my sad story, that I have all the records for it, its up to you to appraise them.

Knight Knox were one of the sales agents for the Natex scheme in Liverpool, and we are incredibly sorry that any of our investors have been caught up in this unfortunate situation. However, we feel that we must point out to yourself, and anyone else reading this reply, that Knight Knox were not aware that the development was in difficulties at the time of your sale - Knight Knox became aware of the site going into administration at the same time that our clients did. It is also worth highlighting that the developer, Mount Group, have not gone into administration and were not the reason that the site failed, this was in fact due to the funder on the site, who unfortunately did not survive the COVID-19 pandemic.
This is the first time in our almost 20 years of trading that a scheme we have been involved in has collapsed and is not something that anyone could have foreseen. However, we do completely understand your anger and frustration and are not dismissing that in any way.
Unfortunately, as much as we tried to assist with a positive resolution for our investors, the outcome of this was taken out of Knight Knox’s hands and into those of the Administrator and the courts. Whilst we cannot do anything further for you on this particular issue, if there is anything you wish to discuss further with us, please do let us know.

since my review i have had some communication from Knight Knox. There are a few items in my initial review that i wish to correct. I cant find the correspondence to knight knox where i expressed my concerns. So i am giving them the benefit that without this they may have not known of my concerns. On the flip side this still does not stop companies who get updates on investments not going smooth to make more contact with people they have sold investments. So this is a learning that knight knox need to take on board. Having established a leaseholders committee there are a number of people who have bought from knight knox and share similar views but this is across the board. I still stand by the comments that knight knox as an established player in this industry and with that wealth of experience and networking could and should do more for all the leaseholders that they have sold investments at teh Mill in Lancaster to and rather than being reactive could have been a lot more proactive

Further to your recent communication with our office we respond as follows, in order for others to understand the situation.
You have been unable to locate the email that you state was sent to our office raising your individual concerns and, after searching our database, we have found no communication from you. As such we were not in a position to look into the points you made until you chose to leave an online review. If you had made our office aware of this immediately, we would have responded at that time and assisted you.
As one of the sales agents on this development we were made aware of some post completion concerns by investors, all of which were addressed on a case-by-case basis at the time.
As a sales agent we require updates from the developer in order to communicate on a larger scale with purchasers. We cannot surmise what is happening without direct communication from the developer and as a result, we cannot send a blanket update to purchasers on a whole with information that we have received second hand from individual investors.
We must also note that your comments regarding the returns do not apply to your individual circumstances as you purchased as an owner occupier.
We do take on board the comments that you have made and we always reply to feedback that we receive.
