GoogleWe bought a small bungalow for my father with M&B Lowestoft and then therefore decided to engage them to sell the main family house. As a buyer, the experience was fair. As a seller, on the whole, we found the experience quite underwhelming and somewhat regretted the decision (by the looks of other reviews, we had similar issues). The valuation and initial engagements with Henry were very positive. Good start. The first few viewings were conducted by a lad that really couldn’t care less about the particulars of the property or its key selling points, and whose sole purpose was to open the door and let viewers in. We had to rewrite a lot of the marketing material ourselves as it sounded like it was written by ChatGPT with parts that were plain incorrect and misleading (e.g. “wheelchair friendly” but there are major steps in and out, narrow hallway, and a staircase to the first floor!). Several iterations were required back-and-forth and I wondered what our agency fee actually covered. Photographer turned up on wrong day and took lots of photos with the house looking very untidy, which were then put into the marketing material (luckily these never made it into the market as new photos were eventually taken). One-on-one engagements with the team were generally pleasant, particularly when booking viewings. However the whole office shares responsibility for all sales which means there is no “go-to” person for your property. This might be efficient for them but it’s not great for customer experience and you end up repeating a lot of information with every person you speak to and not building a trusted relationship with anyone. We were pushed quite hard to accept a very low offer (even when taking into account the soft market) but were not in a rush to sell. It would have been good to get advice, from experts, on how to improve appeal rather than being advised to just keep dropping price. We were misled into believing that our buyer was chain free, whereas we were actually at the top of a four-property chain! When asked several times why they’d said this to us, they avoided our question which, for us, was an admission of guilt. Post-offer there was no proper handover and our enquiries went unanswered until we figured out that we were now in the hands of the after-sales team (the only time there was a nominated person, yet we weren’t told). No post completion engagement either, just an email to the conveyancer confirming their fee. We appreciate it's not a frothy market like previous years but, with so many agents in the market, that means even greater attention is needed on good customer experience, which costs very little. My advice to potential clients would be to use recommendations from friends. I am quite surprised by all the short, positive 5-star reviews from accounts with only 1 or 2 reviews conveniently naming specific people(!), as these did not match my experience.

Firstly, the after sales care we have received from Jess Kemp has been great, we were working to a certain move date and Jess went above and beyond to make sure this date was met with a chain of 4 houses. She was always proactive progressing the chain and was always really clear and honest with any updates and always a pleasure to talk to and make time for us. Mia was extremely helpful with the next steps and guidance, this is a great help being a first time buyer myself and not knowing the process.I recommend speaking to Mia, if you need someone with good knowledge about the market, someone being honest with you and giving you guidance with paperwork side of things. Appointments made quickly and professionally by the staff taking the enquiry (Kerry?)Elle met us on two days for several viewings and was always prompt, polite, informative and friendly. Queries raised were communicated back to the office and we received call backs and information very quickly from the lady who dealt with them. House hunting is not easy but very impressed with all involved.

Maggi and I met with Joe Slaughter (Property Consultant) at Blacksmith lane Cottage on Thursday 18th April. Immediately Joe came across as very engaging and proceeded to give us a guided tour of the cottage. His manner was very bright and listened to anything we had to say. He clearly had done his homework and answered pretty much all our questions but in addition he offered more with his personality and brightness. We have viewed a fair few properties recently and Joe is by far the must engaging and caring agent we have come across. The vendor should be very pleased that Joe presented this cottage as we are definitely booking a second viewing. Thank you Joe and hope to see you on second viewing.

It was our second time that we used Minors and Brady in the last 3 years and they been amazing. Sold our flat in the first viewing and in just less then 3 months we completed .Nagilla was the person I was dealing with she was amazing.
