Struggle to give one star. I was supposed to be buying a property through auction at Low Fell branch. I won the auction and paid my deposit this was end of March. At this time I had sold my family home and was going through a separation. I was told that the property had a problem with the freehold. I was also told that the property had been sold twice before on the open market but had fallen through because of the freehold. After taking advice from the auction manager, he explained to me that an indemnity insurance would solve this problem and any high street lender would give me the mortgage. I took his advice as these people are supposed to be professional. The freehold had still not been resolved but the owner of the property agreed I could still move in and rent the property until the freehold was resolved. I did move into the property in April. Then weeks later my solicitor informed me that the indemnity insurance was not acceptable as the actual freehold did not even exist, meaning the property was not registered at all. This was going to take a long time to register the freehold. Cut a long story short, I came back off holiday on 15th September to a section 21 notice from the owner. This was giving me two months to find a new home, bearing in mind I had stupidly spent thousands on the property as I was continuesly told the property would be mine eventually. I have made numerous calls to the auction manager and the branch manager and even sent an email to Sarah Mains the director, she has not replied. I\'m now thousands of pounds out of pocket on antidepressants suffering from stress and anxiety. It has taken me weeks and weeks to get my deposit back which I received on 1st November. I am now expected to find a suitable property in 6 days. I will keep you updated and thank you for taking the time to read this. Joanne New review

My family have just had an excellent experience from start to finish when dealing with the customer care team at Sarah Mains Low Fell Office. Helen Knight was our main contact and was even available to go through our criteria with us on a Sunday afternoon. I used to work in this industry and must says its been refreshing to deal with an agency who pay such close attention to your needs. Sarah Mains did an absolutely fantastic job helping us sell our Quayside flat recently. Initially we looked at using an online agent but once you realise what all the hidden charges amount to we decided to go with a local agent with local knowledge. We knew from the moment we met our Valuer, Dawn Melling, that we'd made the right choice. Dawn managed to get our property photographed, video'd and up for sale within 4 days, just in time to catch the Easter Weekend buyers, and within 2 weeks of listing our property we'd accepted an offer at 2.5K above the asking price! From that point on we were looked after by Kelly whose level of service delivery is first class. Kelly kept us informed of what was happening at every moment and even rang just to say she hadn't heard anything yet. That sort of thing is much appreciated when you're waiting to hear if you've sold at the right price. After accepting an offer we were passed to Sharon who again was excellent at keeping our sale on track and her wealth of knowledge and experience was invaluable in helping us navigate this part of the process. All in all, I cannot recommend Sarah Mains highly enough. In the current marketplace where there is now huge competition from 'cheaper' online agents, they really manage to set themselves apart as offering great value for money when you need people on the ground who know the area and can really push your property through all the right web and social media based platforms. Forget about the old style Estate Agents that buyers and sellers used to hate having to deal with. These guys are now setting the standard for how the house selling experience should be.

Our mortgage advisor was Thelma Bell who has an office based within Sarah Mains. We couldn’t have chosen a better person to help my partner and I buy our first home together. As first time buyers we really didn’t have a clue! Thelma made everything seem so easy and explained everything as much as she could, even if it was 10 times over! She was so patient with us and would reply to our worried texts literally any time. She has been an absolute diamond during the house hunting and buying process (which was 10 month!) and couldn’t recommend her more. The girls in the sales progression team were also fab, ringing whenever there was ANY update with the progress of the sale. Thank you!

After having my property on the market for 7 months with Pattinsons (who were completely useless and would not recommend) I changed agents to Sarah Mains. As soon as Claire came in she was fantastic. Explained the contract to us thoroughly and was around the house quickly and took some beautiful photos to go online. Within a few hours of the property going online we received a few calls from Kelly to set up a few viewings. Again Kelly is lovely and bubbly on the phone. Within 2 days with Sarah Mains we received an offer and after a few phone calls we accepted an offer As yet we’re in the early stages of the sale going through. Hopefully the solicitors are as good as Sarah Mains. Couldn’t ask for more from everyone we’ve dealt with.
