never ever use urban bubble as the service company.I live in Media city in Salford and urban bubble is trying to charge us nearly 900GBP quarterly as the service charge !!! When I asked them to provide evidence regarding how they worked out the charge, they can not provide me with any solid evidence. They said the figures were estimate...they are forcing us to pay even though we have told them that we are not happy with the charge .

TrustpilotAbsolutely terrible service
Absolutely terrible service. Would give 0 stars if I could. We have chased multiple times for an inventory at move in and have never received any response. We’ve sent part of the dirty condition at move in in hopes of getting an inventory and having them noted down but no reply.Urban bubble then wanted to deduct the cleans for mattresses, carpets, and dining chairs from our deposit, on top of a £81 maintenance charge for tightening table legs.If anything the maintenance should be under normal wear and tear, and it should be the landlord's responsibility to amend normal wear for furniture. They are now saying the apartment was in great clean condition at move in and citing the inventory report as evidence, but this was still NEVER sent to us and they are unable to provide picture evidence. We have also been billed Feb and March’s rent after moving out in Jan. Have contacted them to cancel this and stop sending us invoices but were not actioned.DO NOT RENT WITH THEM!!!

TrustpilotWorked at the Residences in Deansgate…
Worked at the Residences in Deansgate Square for Urban Bubble, the office is a very toxic environment with bullying forcing employees to leave. One of my colleagues didn't even turn up to her "OWN" leaving party because she despised the management that much. In an office that had 5 employees when I started, 4 of them left. The cleaning staff are looked down on and extremely under supported by the management, they even hired a male ex homeless man working with 2 cleaning ladies when he had an active restraining order out on him from his ex wife!! The cleaning manager complained but was ignored as she was told "they have to watch his mental health" whilst I'm watching her mental health deteriorate on a daily basis. I would not recommend working for Urban Bubble they're a terribly unsupportive company. I was injured whilst on duty in the Residences and my manager marked it down as a "non work related injury" and they docked me £350 as I hadn't "finished my probation. Absolute joke of a company

GoogleOur flat building is kept relatively clean, though more thorough work to touch up old paint jobs would be good. I also haven't complained about this though so maybe I expect too much for them to do something nobody has mentioned.
Ste is always friendly and delivers meter readings fairly promtply.

GoogleIf I could give 0 I would. I moved into my property last February and the service from Urban Bubble has been diabolical ever since. We pay an excessive amount of service charge, way higher than complex’s near by and are not receiving the benefit.
Window cleaning - we are contracted to 4 window cleans a year, in 2023 we only received 2. Windows being cleaned 6 months apart is absolutely atrocious, I can barely see through the window. We keep getting push back that they are looking into “more abrasive chemicals” when we have fed back several times that we watched the window cleaners do a quick once over after they hadn’t been cleaned for 6 months, it needed a thorough clean. Baring in mind as a complex they charge us £38,000 per year this service we are not receiving.
Lift fob access - they have made the decision to turn on lift fob access even though we have a intercom system where we have to buzz people through twice, we now have to go downstairs and let people in anyway so we are now paying for upkeep for an intercom we cant even use. Management have responded to an email to claim they sent a poll out on WhatsApp about the fob access however me and many other residents never received this so they have presented false information to the landlord which has resorted into this decision. 42 people on the Facebook forum are against this decision and didn’t receive any comms on the matter.
Management - completely dismissive, never helpful. Have to constantly chase for responses. They brought in the rules that dogs were not allowed in communal areas even though we had signed a pet policy agreement with clarion in the leasehold that pets are allowed in the communal spaces but must be kept on a lead. When complained to management their response was “this is open to interpretation and they can implement rules as and when they please”. Again, no complaints were taken on board or listened to we were just told this is how it is. We have asked for a meeting with them several times to talk about the important issues in our complex and no action ever taken. When I spoke to front of house staff they advised they were dealing with a huge amount of complaints about the fob system and had been advised by management to “send the generic email back”.
When the contract with Urban Bubble is up I hope clarion/latimer strongly consider using someone else as their service has been completely despicable. They are making crucial decisions for complex’s they spend a few hours a week in when we have to live every single day with these decisions and they simply do not care, as long as they’re getting our money.

GoogleThe previous tenant moved out since the first of last October, that is, more than 3 months ago, and the property management knew that the tenant would move out (according to the contract), but unfortunately the property remained empty and without a tenant for 4 months, which led to the cessation of revenues throughout that period. For no reason...they were supposed to announce the property before the end of the contract and the tenant moved out for a sufficient period, but they did not do that!!! It is very difficult for them to respond to my calls or my questions...I hope that they will develop their services.

TrustpilotTerrible disgusting people and service
Terrible disgusting people and service. I’ve been paying rent for several months without living there, because i wasn’t able to come to the country at the time due to very unforeseen circumstances. Let them know of this right at the beginning of the tenancy and have sent many emails asking them to process a change of tenancy for several new and ready tenants (WHICH THEY ALLOW, it’s in the contract and i just have to pay £50 for the switch), who have now dropped out due to urbanbubble saying they will contact them, but never doing so. They do not respond. They never respond to emails but know to email me when the rent is due. Exceptionally incompetent and sluggish. Still paying rent till this date as i type this and they still do not respond and are so unhelpful and inconsiderate, while bordering on unintelligent due to the way they respond to certain things. They are frauds and are basically forcing my hand into making payments each month when this could have been sorted out many, MANY months ago. Going to their office with lawyers soon when i’m back in the country. and they had the absolute audacity recently to tell me i haven’t paid them a dime since, when i sent them the receipts and they gave my guarantor full vocal confirmation that they received the payments (when he went over to their office due to their unresponsiveness.) Such dirty fraudulent unprofessionalism. DO NOT RENT FROM THEM UNLESS YOU WANT TO LOSE THOUSANDS £$ !!!!

TrustpilotReliable agent
Urbanbubble manages my flat very well, especially my property manager Adeeb, he is absolutely responsible and trustworthy. He gave me update on the flat regularly and pay attention to make sure the tenant pay the rent on time. If there is any delay of the rent payment he will communicate swiftly with tenant and find out the reason and give me good advice. I really appreciate Urbanbubble’s work and support.

GoogleJohn, our building supervisor has been very helpful the last few weeks. Ive had some decorating done and new furniture delivered for my flat and he has helped me shift waste packaging and old pieces of furniture down to the bin room, ready for collection. He also keeps the property clean and tidy, where he can, and always reads my utility metres when requested. He is a friendly and very reliable guy.

GoogleAVOID. If you've already made the mistake of renting with Urban Bubble and dealt with their piss-poor 'management' which is well documented in the reviews here, be prepared to appeal through the Tenancy Deposit Scheme or consider other options available to you on departure. It's hard to believe that they're acting in good faith, so don't bother giving them the benefit of the doubt.

GoogleI reported my bed being broken in January (the base has completely sunk in as it's held only with fabric) - it's now December. I've chased multiple times and I have no update or even as little as a response from this agency. I've tried calling, emailing, chasing via the residents portal, speaking to the staff in my building, yet nothing. I have scoliosis and extremely severe back pain, which has gotten much worse thanks to the incompetence of this agency.
Avoid them at all costs, when I moved in I didn't even have a bed - or any furniture for that matter - for over a month.
They also still charge me rent on the wrong day after chasing it since the day I moved in. They even got permission from the landlord to take it on the day I requested yet they still try to take it early and send me threats of being in arrears every month over it.

GoogleThe letting agent was quite blunt when I sent through my enquiry. I don't feel that my questions were sufficiently answered, and they were being somewhat secretive about the contents of the "furnished" apartment. No bother, I will rent somewhere else.

GoogleWorst service I’ve ever gotten in the whole UK. I seriously don’t know what they do every day. My dishwasher has been broken since I’ve moved in and it’s been a month without an update. They barely answer my calls and e-mails. Besides that, the moving in process was nothing but just handling keys. I don’t understand how your conscience is clear while all people experiencing problems with you in the comments.

TrustpilotUrbanBubble is a nightmare to deal with!
UrbanBubble is a nightmare to deal with! I'm a Landlord and they are renting out my flat in Manchester. The contract with the tenant has expired 1 month back, and they did not take any action since then to clean the house and put it on the market again. Their level of communication is so poor. I have sent more than 20 emails and tried to call every single day with no response. Their property letting team is extremely unprofessional and they provide zero value for the money you pay them. Not only that they are also holding the deposit which I need to fix the house! Stay away from them!

Google-100 stars if it were an option, don’t bother with these idiots!
We recently moved into a property managed by them and the fire alarms blare off at random times each day for the past 5 days. All they say is we are looking into it to no change. The man on the out of hours phone was incredibly rude and even hung up after getting an attitude.
When there actually is a fire, have a drink for me whilst I burn to a crisp 👍😑

Google**PLEASE READ**
Do not go with Urban Bubble Manchester. They are quite possibly one of the worst companies to ever exist. Even if you have found your perfect home in Manchester, if the property management is by urban bubble, do not go with them. They do not respond to complaints, they do not fix problems in time (it took them over 3 months to fix a washing machine in my flat). They don't care about you or your issues. Please be careful with this company, they have made my first few months of renting awful. TRUST ME, IT IS NOT WORTH IT.

TrustpilotThank you, Adeeb
These stars go to Adeeb who takes care of Falkner accounts. I have a few email exchanges with Adeeb in early this year and now. He has been responding quick to my enquiries and I feel that he is really studying every word in my mails. He is someone rare at UB who is so initiative and puts his heart on his work and his customers.
