GoogleWorst management company EVER. They do not send service charges statements to the landlords via email or the correspondence address we ask for the statements to be sent. No response most of the time when you e-mail and the first we hear about service charges will be from their lawyers (along with a late payment charge and legal fees). They then claim to not be able to discuss their file because it was with the lawyers. Absolutely appaling behaviour and complete rip off of landlord due to their poor management.

Thank you for taking the time to leave a review for us. I was concerned to read that you've had difficulties in changing your address. Please could you email some details of the issues you have faced, along with which property you own to info@urbanbubble.co.uk so I can attempt to solve this for you
Thank you

GoogleAVOID AT ALL COSTS. Please make sure you read the 1* reviews here so you do not make the same mistake that so many others have. This company should not be trusted. Their management of our development has shocking to say the least, we have collaborated to give them notice and have them removed - news that has been very well received by leaseholders and renters alike in the building. I do not believe the 5* reviews here, I wonder if UB have offered financial incentive to leave these. Ignore at your own peril.

GoogleSince the beginning of our tenancy, we have been provided with an inaccurate inventory listing, describing the property as having a back garden, despite it being a one-bedroom flat with only a balcony. This discrepancy misrepresented the actual features of the property.
Our tenancy was initially scheduled to begin on August 1st, and we were assured we would be able to move in by that date. However, due to an unavailability of a couch, the move-in was delayed until August 8th, leaving us without accommodation during that period, an inconvenience that was not considered.
Upon arrival, the flat was not adequately cleaned. The carpet had visible stains, which we raised during the initial viewing, yet no action was taken. The windows were extremely dirty, and a broken mirror was left in the property without removal.
During our tenancy, the washing machine broke, and it took several months for the landlord to replace it. As a result, we incurred nearly £400 in laundry expenses, costs we would not have had to bear if the washing machine, included with the property, had been repaired promptly. Given the circumstances, we believe it is fair to request reimbursement for these additional expenses under Loss of Amenity. Although we provided receipts for all laundry expenses, our request for reimbursement was ultimately refused.
After vacating the property, the letting agent attempted to charge us for screws in the wall that were present upon our move-in. Additionally, they are seeking to charge us for a broken blind, despite the inspection representative confirming that this would fall under routine maintenance and that we would not be responsible.
Overall, the experience highlighted poor management practices and a tendency towards unjustified charges. While the staff were helpful at times, they often appeared unaware of proper procedures and unclear in their responses. I would strongly advise against working with this letting agent.

GoogleQuite possible the worst property management service we have used. For over a year now we have tried to get in contact with the company regarding selling the property. They are poor in replying to emails and phone calls and no one seems to know what’s going on. These guys are very poor, and if you are after a stress free service that works, go with someone else.

I have asked our legal team, who assist with property sales and they don't currently have an open case for you. Please could you email details to legal@urbanbubble.co.uk as your earliest convenience to allow them to look into this for you. Thank you.

GoogleNot sure how this company are still allowed to operate, would not be surprised if they end up on a panorama documentary soon.
I would avoid any property/building where they are managing it at all costs. They have taken ours into the gutter over the past few years, leading to us giving them notice to terminate their contract. Must be sharing a single braincell between them, no other explanation as to how they can be this incompetent. The 500+ residents here are planning a party as soon as the notice period is up and we have a new, competent management company in place…that’s how bad things have become.

GoogleScammers.
We moved into our apartment building as all the fantastic amenities attracted us. Fast forward a few months and these have all been taken away from us due to 'Directors not approving the budget.' We are currently without a pool, steam room, sauna, jacuzzi, cinema room and post room. Currently, the post room door is left open with everyone's packages sat in there. We pay a substantial amount of money for our rent and are getting nothing which we were promised.
Also the concierge's have had their hours cut so there is no one on reception, the front door has broken (again) so the building is left unprotected, with the parcel room door wide open which is very safe!
Thanks Urban Bubble!

TrustpilotJob should be done probably
The company has not entirely met our expectation when dealing with our request to follow up on our rent in arrears matter until Adeeb Ahmed helped us to resolve the problem. Great thanks to Adeeb and we hope the company can encourage staff members to do their jobs probably like what Adeeb has done for us.

GoogleIn September 2023, my roommate and I rented a 2-bedroom apartment at Axis Tower, with Urbanbubble as the managing company. We vacated the property and completed a cleaning on August 14, 2024. A few days later, we received an inspection report, stating that any deductions would be communicated to us.
Our contract clearly stipulates that any deductions will be notified within ten days after moving out, and once an agreement is reached between the landlord and tenants, the refund should be processed within another ten days. However, we received no updates.
On October 7, we visited the Urbanbubble office in person. A staff member informed us of a deduction of over £300, leaving us with a refund of £1,511. We agreed to the amount, and she told us that they would process the refund immediately. It seemed they would not have processed the refund had we not visited in person. After returning home, there was no further communication. I sent emails without a response and called, only to be told that they would send a contract to confirm the refund amount. After signing, they assured us the funds would arrive by October 22. However, the money never came.
On October 25, I visited the office again. A staff member told me that the account team had miscalculated by £10, meaning we would only receive £1,501. I asked how they planned to address this, and she suggested signing a new contract. I requested that she send the contract in my presence. After a while, she informed me that she had spoken with the account team, and they would proceed with the original contract, so no new contract was necessary. When I asked when I could expect the refund, she mentioned it would be processed last Friday or this Monday. It is now Tuesday, and there has been no update.
Upon checking Urbanbubble’s reviews on Google Maps, I found that many others have also experienced delays in receiving their deposit refunds.

GoogleThieves, is that easy, the only reason they have a star from me is because the concierge staff is amazing. Their service charges are beyond belief, 3,7£ per square feet considering we have a cycle area, comunal area, lifts and the concierge staff, I advise everyone staying away from them, even they admit we as residents in the building are not empowered to do anything or have a say into our Annual SC budget. Total BS, avoid at all cost.

TrustpilotMy experience with Megan at Urban Bubble
I had the pleasure of working with Megan during the process of renting my current apartment, and I couldn’t be happier with the experience. From the very beginning, she was professional, responsive, and extremely helpful. She made the entire process seamless, addressing all of my questions promptly and providing clear communication every step of the way. She made sure that everything from paperwork to move-in logistics went smoothly. She truly made the experience stress-free as in my past experience was so filled with stresses that the ptsd of going through it again gave me chills but this time because it was handled professionally by Megan and given attention, I’m relieved and stress free.

GoogleI’ve lived at Freshfields for little under a year now. It’s a nice area and the apartment block is kept clean and organised by Mark and Ste.
The only criticism I have is that it’d be handy if they could be here more often than two days a week in case of an emergency with one of the doors or if the lifts were having issues which they do from time to time in an older building.
I text mark about getting a new car earlier and needing a parking spot assigned. I checked a time with him when was suitable to pick up my permit. Left my apartment to check in about this and he already had it in hand sorted and was on the same floor I’m on - couldn’t be more helpful to be honest.
Deserves the five stars

GoogleNorfolk House is a very modern and convenient place to live! Studio is large and reasonably priced for location and finish. The gym facilities are never too busy and are an added bonus for the price per month. In addition the staff are very welcoming and are always ready to help. The only downside was how disorganised they were on my move in date, with lost keys and then not being shown to my room or any of the communal facilities, I was initially quite worried about the administration of the property however since then any issues that have occurred have been resolved promptly.

GoogleI’ve been with Urban Bubble for just over a month now and they have been brilliant. After attending a viewing a few months prior, I was pleasantly surprised by the size of the studio (in Liverpool) when I actually moved in, with it being more spacious than I’d imagined. The facilities are great, on site gym and laundry facilities which are great as neither are ever very busy and always available to use. The concierge staff have been amazing, so friendly and kind and always willing to help you out. The length of the tenancy is a huge benefit to me, as they offer a lot of flexibility with their contracts in comparison to other letting agents which is great. My favourite part of the studio is the bathroom. It’s so fresh and modern and the size of the shower is amazing in comparison to other accommodations I’ve lived in.
Negatives - the cinema room still hasn’t reopened yet, which is a shame as I’d really like to make use of it. The studio itself is not supplied with kitchen and cleaning essentials which is quite annoying since the price per month isn’t exactly what would be considered as cheap. There is very rarely a member of staff always at reception, so it can sometimes feel like your burdening them when you have to make a phone call to ask for assistance. However, they are very quick to respond and arrive to provide help. Overall my experience so far has been very good.

GoogleAbsolute garbage when it comes to residential building management, constant power cuts that take as long as 8 hours to resolve, only for another cut to occur within the same day several hours later.
EDIT: Since Google does not allow to respond to owner's reply directly, I'll just insert it here that you failed to mention that it took you over 11 hours to actually start fixing the problem, your out of hours service did nothing the entire time. Also, you're not actually keeping anyone updated -- the information about faulty isolator was not communicated to the residents of the building at the time of writing, I had to find out about it from your response. Also, you absolutely failed to address many of the residents' questions and concerns regarding these power outages, even though they've asked you about this repeatedly, through your own app. If this is your damage control then it is both embarrasing and insulting.

Hi Vasily. Thank you for taking the time to review urbanbubble. We cannot apologise enough for the issues you have been experiencing, due to power outages at your building. This has been an ongoing issue which we have been working hard to resolve. We understand how inconvenient this has been, as we have manually been running checks on each floor in order to find the issue. This morning we discovered the issue to be a faulty isolator on the 11th floor. We have been keeping residents updated via our app, and will continue to do so. Please rest assured we take these issues very seriously, and are constantly working on fixes. If you'd like to speak to the team directly, they can be reached on 0161 543 8500

GoogleI have lived in Advent 2 for about a year now and one thing which I have found to be absolutely exemplary is the service provided by Nick, who is the building service assistant. Nick goes above and beyond to try and help, even when it was not part of his role. Even if he has been unable to help, he will always point me in the right directions as to who I need to speak to. He is very polite, friendly and very professional.

GoogleDon't rent with them, no matter how nice the flat is!
I recently moved in to a flat managed by them in a building managed by them and there have been never ending problems and getting hold of anyone to help is impossible/useless.
In the 3 months I have been here we had to deal with:
A broken bed for more than two months which as left broken by the previous tenants.
A toilet that broke and took over 5 days to bring anyone to fix it.
Elevators that break constantly.
And finally 7 power outages due to building failures in the span of 30 days. Some lasting over 20hrs.
The flat is nice but getting UrbanBubble to fix things is a nightmare and is not worth it.

Hi Carlos. Thank you for leaving a review. It was really disappointing to read of your dissatisfaction. We pride ourselves in our buildings, so it was a shock to read of the issues you've experienced. We do, of course, empathise and understand how these things are a great inconvenience. Whilst all of the issues you mentioned have been rectified, we would like to apologise for the length of time it took for this to happen. We would like to assure you that the length of time taken was an anomaly, and not a regular occurrence. The power outages were caused by a faulty isolator on the 11th floor, which took some time to locate, as we manually had to check each floor. I would urge you to call the team directly on 0161 543 8500 if you have any further issues, or which to discuss anything. Thank you

GoogleMoved out 7 weeks ago and have still not received our deposit back which was £1200. The ONLY charge is end of tenancy clean. I had to ring on 5 different occasions before any help was given & after not receiving email replies for a week at a time. The person in the end who was most helpful was not even our property manager. Disgraceful that they expect people to be out of pocket for such a prolonged period of time (especially as we are students) and they advertise a 7-10 day return. So many people leaving similar reviews. They also tried to charge for about 5 different things that were already damaged & recorded in our pre move-in itinerary (which they would have known if they read properly) and had we not have called this out, we would’ve ended up paying significantly more than we needed to. This includes MOULD which they didn’t remove prior to our move in, but instead painted over & tried to charge us for it on our move out. Still waiting to hear about our deposit even though it was “released” 2 weeks ago and is meant to take 3 days.

GoogleZero star if it’s possible
You either get blocked by the management email or will have a series of different ‘account admins’ to tell you that there’s nothing they can do.
At one point they told me one case was fine and there’s no need for me to do any further procedure as in it is resolved then a couple days later I was sent to another firm for this issue yet again and the other firm charges me too????
