Compared to the three or four other agents I had viewings with during my search, Joseph was easily the best: not being too pushy, proactively organising flat viewings with me, great knowledge of the area having lived here for many years. Lingmin and the APAC team are terrific. As a tenant in Embassy Gardens,Nine elms, my balcony door accidentally got broken in cold winter. Lingmin is super heart-warming and friendly. I've been a tenant for one and a half years. I went into the office today to ask for more details regarding my contract. Mr. Jibby, who was responsible for receiving me, displayed a very bad attitude towards me -- e.g. "why are you here?", “the contract is clear enough”, "open your email", "It's not hard to find it, just 1 month ago", etc. He was impatient throughout the entire conversation and made me feel disrespected and patronized. There was a complete lack of a basic level of respect towards a human being, let alone a client.

We’ve unfortunately not had a great letting experience with ludlowthompson, because of: - Delays in signing of tenancy agreement. The timeline per the law is 15 days post payment of holding deposit. There was no communication from them this was breached and would take longer, despite our multiple chasers, we only signed the tenancy agreement nearly 30 days later. This created a lot of anxiety and stress, not knowing 1) If our money was secure 2) If the tenancy was going to be agreed in time for our move in date - Misrepresentation by the lettings agent When we viewed the property, we were told there’s flexibility on the furniture and only two items in the flat currently belonged to the landlord. We made an offer asking for the flat to be unfurnished and in specific calling out the two items to be removed as well. This was accepted but on signing of tenancy agreement we were told the landlord has refused and one item needs to stay and the other we would have to get rid of. It’s unprofessional to accept an offer and then take a u-turn on the tenancy agreement To our surprise, on the move in date, there was not only those 2 items but a lot more furniture, like dining tables, sofa, coffee tables, etc. Again, we had to chase the agent and were told we would be responsible for removing items we don’t need - Poor checks to ensure home is fit for tenants to move in Fridge doesn’t work and hasn’t since we moved in Carbon monoxide alarm was 14 years old and non operational Two sets of keys not provided for two tenants as they needed to make a copy for themselves - Issues called out in prior inventory check out report not addressed Overall there has been lack of communication and transparency throughout the process, based off of my experience, I wouldn’t recommend them
