It's comforting in a way to read that we are not alone in our experience. I would not recommend KFH as a property management company. They are negligent and unresponsive. It has taken us 5 months of constant chasing property managers, and launching an official complaint with the company a couple days ago before we finally have a contractor date agreed to come fix our property. We moved into our rented property on 17 July 2020 and immediately faced so many issues with the property, the house was cleaned to a very poor standard, door handles were falling off and would not close properly, there were exposed wires dangling from lights on the ceiling, multiple blinds missing and black mould on our windows. We raised these issues immediately with the agency and were told they will be sorted soon. It has now been 5 months since we've moved into the property. We have had to chase them every two weeks or so to ask for progress, only to be ignored by them or told they are discussing with the landlord. It is extremely frustrating and annoying to have to keep chasing for minor issues that can be fixed by a contractor easily within a day. We are very disappointed in the level of customer service we have received as tenants.NegativeResponsiveness, Quality

If no stars were an option, this is what I would pick, because simply put, the property management we have received has been non-existent. Both my partner and I have sent multiple emails to various different people at this branch, 1 being a team leader, but getting a response hardly every happens. When calling, the person you ask to speak to is pretty much never available. The whole process leading up to actually moving into the property was a pleasant experience, but since then, KFH have given an clear impression that they couldn't care less about the property they're managing nor the tenants themselves.NegativeResponsiveness, Quality, Professionalism

We have used KFH to help with the whole house buying process from start to finish and it has been an excellent experience. Our friendly and attentive agent (Will Cornwell at Crystal Palace) worked hard to find the right property for us, always being honest and never pressuring for a sale. The partnership with London conveyancing meant we were able to find a trusted solicitor with the time and expertise to process our purchase swiftly. The extremely knowledgeable and professional mortgage advisory team (James Coles specifically) helped us find the right mortgage quickly, ensuring there were would be no hold ups and we were getting the best possible deal from a wide range of vendors. Fantastic service that is prompt, professional and friendly! The team at KFH has been managing the property I rent on behalf of my landlord for the last two years and it has been a fantastic experience! In particular, the work of Fred Wykes and Andria Solomon have been excellent and I cannot say enough good things about the two of them. If there is anything wrong with property, Andria swoops into the rescue and has everything fixed within a few days. Fred did a fantastic job in restructuring my lease for another term and was the perfect facilitator in the discussions. If you get assigned the two of them to manage your property, you are in safe hands!

Avoid this company or have a maintenance time frame agreed in your offer. Having rented a high end property we hoped it would be a wonderful experience, but there was a snag list of niggles at the beginning of the tenancy and other issues which have arisen and it has been almost impossible to get repairs done. They do send maintenance to investigate and quote and then never follow up. The issues we had at the beginning are still there as we are about to move out 12 months later. After I put up notices warning potential new tenants how difficult it has been to get repairs done KFH arranged for maintenance to call again today with a list of 9 items, only 2 of which were rectified!NegativeResponsiveness, Quality, Professionalism, Value

Really really disappointed with this agency. Indeed, after having received an oral acceptance from the agency and the owner and after having paid the holding deposit and passed the references, the day before signing the contract, the agency wanted to increase the rent by Β£150. Despite the fact that we had the agreements and paid the holding deposit, the agency and the owner continued to promote the property that we (my roommates and I) were interested in for more than 2 weeks. They even used it to try to raise prices (since they were ready to refuse another proposal if we agreed to pay more). We obviously refused and looked elsewhere.

We had a sewerage blockage a month and a bit ago. KFH is looking after the block management of the building we are living in. It was very hard to find someone to answer our phones at that time. The flat was flooded with sewage. KFH took long to respond and to link us with the insurer. They also didn't do their due dilligence to investigate what caused the issue. A month and a bit later, the incident happens again. Their emergency out-of-hours phone doesn't work at all (and they allegedly said it was the first day that happened). They also cancelled a week ago the contract with the people who solved our the same issue previously - without telling us about the new contractor. The no-longer-contracted people eventually came without getting a confirmation from KFH, and solved the issue, this time finding shredded paper in the drainage system. I wasn't told what actions KFH would do to prevent that from happening again except for telling all the tenants/landlords to not throw shredded paper in the toilet (which I'm yet waiting to see). They also claim they do regular checks, but the guys doing the last invervetion also found double the size of a fist pieces of limescale in the drains (which, according to them, take years to form), so, I doubt that their regular 6-month checks are overly "professional". They seem to be very good only in the case they have nothing to do and nothing to be responsible for. The way I contacted them was through their emergency email (which wasn't on the leaflet for emergency contact at the entrance in the block of flats). They called me about an hour later, and I was told that the phone definitely worked in the past, because they received more than 300 calls out of hours in the last several weeks. So I guess their regular checks to make sure nothing goes wrong works well not only for us, but for many others. Try to avoid if you can.

KFH act as "property managers" for the block I live in, however the service they provide is actually quite poor. I have an ongoing issue and I had to telephone senior property manager the see if he had actually read the urgent email I had sent him 3 days earlier, as expected he hadn't. Since then he has not returned any voicemails nor responded to emails. The same applies for the assistant property manager. You cannot blame Covid issues with working from home as everyone else is working and delivering almost like normal. I have had to try and speak to 4 different people at KFH to even get someone to pick up the phone. The service they provide does not match the the high service charges they provide. Ironically, if you are a day late with paying a service charge they do not hesitate to send you a letter the next day! Disappointing service and unprofessional standards. We have been renting through them for 2 months and they basically have been doing nothing since we moved in - not fixing issues, not returning calls, not even received a check in/ inventory for the property. Even our landlord is annoyed with them and has had to contact us directly to get issues fixed. Would recommend to stay away.

Having lived and rented in London for 15 I ca genuinely say I have never had a worse experience than with KFH. They use cheap cowboys to do any work that is required on the property, miss appointments and turn up unannounced, and that's just off the top of my head. Their actions with us have tipped over into the downright illegal on two occasions. Avoid like your sanity depends on it, because it does.NegativeResponsiveness, Professionalism

Worse worse ever experience!!!!!!! Acton Town hight street. Still 3 months later they abusing people the same cuz same studio is every week to rent om the Rightmove website and KFH website!!!!!nobody even didnt move threre since i tried to rent the place. Theyvreate fake Unbelievable roles to you just do not pass your signed agreement. I earn 26000 a year. Wanted to get small studio 950 a month . They said i am to poor , lets wait 1week to check me outπŸ˜‚ Socked my 300Β£ making me wait saying i dont earn enaught .. but i already felled up the form with my income!!! Made me find guarantor . .i found.. and than they said i passed credid check but guarantor notπŸ˜‚πŸ˜‚they were liying , never getting back.. 7 days passedi gave up and got another beutiful place to live near by( they took my1week deposite) they do it purpasly. They delaying. Giving yu hard time. Once 7 days passed your drpo stays with them. You stay with 1000000 promises and homlessπŸ˜‚πŸ˜‘πŸ˜‘πŸ˜‘ Will never forgive them for being such fake! Awful service. Delinquent lazy joking staff who obviously don't care about anything but money and their commission. Absolutely avoid in every case. Not only are they impossible to reach and actively discourage contact, but they also aren't helpful when you do manage to talk to them. The staff seem to know nothing and really do not care about their customers. While setting up your contract and doing the initial paperwork they will act in an extremely unprofessional manner and will forget/lose important documents. In our experience this led to calls from them days before our move in date (and following all clears from themselves and the landlords) saying that they had forgotten important parts of the process and that the deal would fall through unless we could provide them with bank details (that had already been provided). At the end of the tenancy they removed money from our deposit without a logical explanation and it took months of emailing to get a reply from them,, and they also would not agree to meet in person or talk things out over the phone. They'll happily take your money in any way they can. Genuinely one of the worst experiences I've had with any company ever. I would suggest both tenants and landlords to avoid dealing with property management by KFH at all costs. We rented a property managed by KFH and experienced a lot of issues in just a year. Here are the details: - KFH ignored conditions of the offer that were included in the contract. We specifically discussed some of the repairs we wanted to be done and included them into both offer terms and tenancy agreement. Upon move in we realised the repairs were not done and it took us about a week of chasing before any actions proceeded from their side even though they were in clear breach of contract. - Tenancy agreement has illegal clauses. Their contracts are not up to date with recent legislations - we were asked to pay a greater amount in council tax that council itself would accept from us. - KFH kept holding our security deposit for 7.5 weeks after the move out date without giving any proposals for deductions or informative communication. After 6 weeks of chasing them we received deduction proposals that should've have taken no more than a week to be made up. - KFH didn't ensure the property is clean for move in. We basically moved in with a young child to a dirty property with hairs and dust all over the place, condoms under the bed and mould in bathroom. We had to urgently organise cleaning at our own expense and seek reimbursement later. - KFH fees to tenants are unreasonably high. Β£300 for the renewal of the contract is just one of the examples. For the poor service they provide this is unacceptable. - KFH managing agents are extremely slow at communication when an issue arises. In some cases our urgent requests were ignored for days. - KFH wastes tenant's time and landlord's money. As we are landlords in London ourselves we could see how inefficiently they deal with some of the issues sending several contractors to get quotes (4 was our record), performing cheapest possible repairs and not keeping landlord fully aware of the repairs that have been done. KFH managing agents also performed a routine property visit just a week before our move out - a service that landlord pays for as part of their property management service and which was completely useless to the landlord at this point since they will have received a check out report in a week's time anyway.

My experience was streamlined and informative, mainly due to the reliable communication of my agent Alex Fegan who made it his mission to be 100% transparent and honest throughout the process. Having lived in London several years, we have been in contact with many, many agents. I called KFH Wimbledon to enquiry about a property listed and Sam Jenkins arranged our viewing. He’s since arranged several more viewings of additional properties and has been an asset to our search. He asks for specific feedback on each property we see and refines his search. He is not high pressure and is very patient in finding just the right property. Though our search isn’t finished yet, I’m sure with Sam’s diligence we will find The One.

Absolutely recommend the Wimbledon office, with a special call out to Sophie Hardy and Jimmy Carr, who were attentive, personable, active in organising viewings, great timely feedback and an exceptional track record of viewings to offers. Our property was listed for sale in this very uncertain time of Brexit and so was marketed for several months but they kept the same energy and commitment to the sale as from the first week advertised. I was at home on a couple of viewings and so overheard the viewing and commend the nature at which they walked the viewers through the house and helped envisage possibilities of turning into the viewers home. Thank you so much for all your hard work!

Working in property myself, i always find that it is easy to pick faults with most high street agents, However not only was Adrian able to find me a flat for myself to live in (i must admit i am not the most easy of people to find the right property for) he also managed to secure me the length of tenancy that i required and negotiated a more flexible check in date for us also!

My wife and I were looking to buy our first property this year and KFH and specifically Linda D. did an amazing job from start to finish. First it's worth noting that KFH had some of the best properties on the market, advertised at reasonable prices when comparing with other estate agents in the same area. As a buyer - particularly as a first time buyer who has never had to put down this much money before - this was a crucial factor. Additionally, if it wasn't for Linda we might have went with another agency altogether, but the communications with Linda felt very honest, easy going and straight forward down to the point, which played a huge role in viewing more properties with KFH and eventually finding our home. No purchase goes without any complications and Linda did an amazing job in seeing everything through and keeping us up to date, as well as communicating efficiently between us and the vendor. If I'm completely honest nobody hugely enjoyes dealing with an estate agency, because we all know how it can be a bit of a cut throat business, but in defense of Linda and KFH it was an actual pleasure to work with them and my wife and I are very delighted about the property we bought in the end.

We bought a flat that was marketed through KFH and was very pleased with their service throughout. During the search process Linda Duffy, whom we mainly dealt with, took the time and trouble to work through options and understand what our needs were. Her colleagues in the branch, Sophie, Karlisha, Debbie, were also incredibly helpful with accommodating additional viewings and telephone messages being passed on promptly. Negotiations on the purchase of our flat took longer than usual with the sellers but Linda and her manager, Jimmy, patiently dealt with both parties and successfully brought us to agreement. Communication was prompt and kept up well throughout the process. When solicitors acting for our related purchaser at the bottom of the chain were slow putting the chain at risk Linda did not hesitate to work with our own selling agents to help put pressure on those solicitors and see the transaction successfully to completion by the agreed deadline. We absolutely would not hesitate to recommend them.
