Absolute crooks. Allowed the landlord to enter our house without permission and start renovations. After living in a building site without any updates on when the works would be finished, we are then handed notice and told we have to professionally clean the house/building site if we want our deposit returned. Avoid at all costs.

Thank you for taking time to post a review. Managing Agents have no legal authority to prevent a Landlord entering a property or equally, stop a tenant from preventing reasonable access. We can only highlight the mutual obligations that each party have committed to each other as part of their contract. If we have been notified that a landlord is not behaving reasonably, as per the terms of their legal commitment to the tenant, we will obviously raise this with them. GoogleTerrible Property Manager - myself and 3 friends lived in a Peckham property for 12 months which was managed by Gareth James. During this time, both GJ and the landlord made minimal effort to maintain the property. They were consistently lazy and incompetent and did everything as cheaply as humanly possible, which meant that many of the issues that they 'fixed' came back within a few weeks. When we left the property, they had the audacity to try and unjustly deduct £1400 from our deposit. They put more effort into fighting this case than they ever had into making our house a nice place to live in. If you decide to move to Peckham, don't use Gareth James!

GoogleDon’t live in a Gareth James property if you ever want your deposit back! Entering week five now dealing with Tianna, I’ve lived in 9 places in my ten years in London and always had a full deposit back within a week, maximum two! We’re now entering week FIVE which whilst it is legal, it’s morally unfair, the landlady is trying to look for more repairs despite us agreeing on a final value and the people at Gareth James are TERRIFIED of pushing or nudging their clients on behalf of the tenants. Having paid £1200 for the new deposit in my current place I’ve been massively out of pocket for over a month now. Moral of the story... if you’re not loaded and can’t afford to wait 5-6 weeks to get your deposit back, then avoid this place like t he plague!!!NegativeProfessionalism

We're sorry you have had a negative experience with us.Unfortunately, it would seem that the carpet replacement was not necessarily promised but a possibility, however, it is ultimately up to the Landlord as to whether or not it is carried out, which in this case, the carpet change did not occur.To clarify things, all deposits are saved and protected under the Tenancy Deposit Scheme (TDS), however, admittedly there was an issue with it which was quickly rectified once you had notified us during the tenancy. Nevertheless, your TDS has not yet been claimed and is still in holding. As of Monday, we have sent to you the request to return your deposit which you must respond to within 1-month to collect your deposit after the deduction for the cleaning costs divided between all five tenants. This deduction was made because you had not arranged a cleaning service for the end of your tenancy, nor attempted a high level domestic clean (cleaned the property yourselves to the best of your ability with omissions expected with cleanliness). Please note that the disputed deduction of your deposit is an open one between ourselves, the Landlord, and TDS to settle on a mutual agreement if there is a deduction of your deposit or not. It is a lengthy procedure whereby the state of the house is compared to the inventory check before deciding the splitting of the costs/award between the Landlord and yourselves.
