A breath of fresh air

I have no hesitation in recommending Gareth James as agents. The whole team have been thoroughly professional and a breath of fresh air to deal with. Sophie has been lovely and sorted out all the complicated bureaucracy involved in property these days. A special mention to Gary, who has helped me navigate a very tricky situation with extreme patience and consistently good advice. He went well beyond the call of duty and picking up the phone to him was the best move I've made for some time. Highly recommended!

My name on Google is different to the one in your records, which may be under my wife's name. We were strung along and used as leverage to increase the price and/or speed of another buyer. Communication was poor, we were never called back or contacted when you said. After making an offer, you kept telling us we'd have an answer 'tomorrow', only for us to end up waiting a week. You then did this again after a few weeks because 'the sellers were unhappy with the pace of the buyers'.. only for our offer to be rejected again, and again after a week if waiting and being told you would get back to us 'tomorrow or the day after', you clearly used us a leverage to speed up the buyer. You ignored our requests to call during certain hours due to work. We looked at dozens of properties and made offers on 5 properties, one of which we have now completed on. Gareth James we're by far the worst estate agent we dealt with. I advise buyers not to trust anything they say and to only use if absolutely necessary because you love the property. I don't know what they're like from the seller's side.

I would highly recommend the team at Gareth James. Nikki and Genevieve were professional, responsive and took a proactive approach to communicating with us, including setting up a WhatsApp group to share feedback quickly and efficiently. The team's advice, while always courteously delivered, was practical and candid and helped us to understand what we needed to do to support the effective marketing of the property. Positive experience, Nikki was a particularly good advisor during a tricky market and offered sound advice that I trusted. Rudeness & worst experience ever

I do not know how they manage to show good reviews. They have been continuously rude, treating me as a Tenant as if I was working for them, handing me a bunch of keys without explaining which key opens which door, were unable to indicate where were the meters, they were asking from me to wash my clothes in a washing machine full of moulds in the rubber band, they were forcing me to be getting to their office to hand to them letters for the Landlord as if I was their postman, they were delaying fixing holes where mice were entering telling me I have to learn to live with them, they were delaying fixing water leaking from the roof telling me to be monitoring it (took almost a year to fix the roof), they were messing up the slots with the technicians calling painters to make the roof good before having fixed the water leak issue, making me attend in vain leaving my work for no reason. They were forcing me to allow them entering the property in my absence or giving me last minute notice that they d bring the new washing machine within half to 1 hour expecting from me to leave my work just like that or to hand them the keys to enter the unattended property. If not they were blackmailing me I d need to pay charges. They were saying they d call the technician to fix issues while the Landlord was entering the property - without prior written notice as per contract -pretending to be the technician. They only changed their tone after I complained to the Rogue Landlord scheme.

Garth James peckham branch were fantastic when we sold our flat. From the beginning at the valuation Nikki was polite, friendly, professional and talked honestly and openly to us. She had also done an impressive emount of background research on the property before meeting. Nikki and Rebecca were both brilliant at marketing stratergies, viewings, knowing the property and the area well and communicating with us and all parties. We felt very safe in their hands throughout the whole process. They demonstrated alot of hard work, patience and neogciating skills, particually towards the end when things got a bit tricky. We thought the fees were very reasonable, no hiden costs, and the property photographs were a very high standard. I would highly reccomended Gareth James in peckham.

We recently sold our property through Gareth James (GJ). Having had a really poor and distressing experience with another, much larger, agent and terminating our agreement with them, we then worked with GJ and were delighted that we did. From the outset, the experience with GJ was night and day compared with our previous agent. For example, Nikki was really helpful and said that we shouldn't drop the asking price when working with them, despite the fact that I said we were happy to do so and keeping the price at the original asking rate wouldn't add any benefit to GJ (they operate on a fixed rate regardless of sale price achieved) as she wanted to try to get the best price possible for us. GJ were hugely proactive and helpful right from the start, even organising their photographer to take pictures prior to us signing the agreement to get us back on the market ASAP. Rebecca and Nikki (and Tom) really took the time to get to know the property and its selling points, as well as our motivations and I think their deep, local knowledge is really important. Within 24 hours of being back on the market we had multiple viewings for that weekend. By the end of that weekend we had two offers (and a third who said they would have offered had no other offers been tabled as they didn't want to get into a bidding war). This was a hugely welcome change from the six or seven weeks of frustration we'd had before! From that point onwards, GJ remained hugely helpful and proactive - setting up a WhatsApp group to keep us updated on progress. Communication from them was excellent. They also managed a slightly unusual sale situation calmly and effectively, which made the process as stress-free as possible from our perspective! Customer service is seemingly really important to the team there. We really enjoyed working with GJ and would definitely recommend them - we'll certainly work with small and local agents for any future property sales we go through as a result of our positive experience with GJ. We will (and already have) recommended that anyone we know in the local area use them when selling their property. Thanks very much again Nikki, Rebecca and team!

Nikki & Genevieve in Peckham are fabulous. We interviewed a fair few estate agents before settling on this team at Gareth James. Glad we did. Yesterday we completed on the sale of our Bellenden Village, Peckham flat in London. We choose GJP based on price and because they had recently sold two properties on our street. We achieved full asking after multiple offers and competitive bids but it was after we accepted the offer that the service provided by Jon Beadle and Catherine Betiolo made all the difference! The buyers conveyancers were sluggish and ours were not too much better. Catherine acted a liaison and really smoothed the path to exchange and completion. We are current tenants of a Gareth James rental property and are due to move out soon as we are purchasing a property of our own. I was dreading the viewing process for the new tenants as it can be intrusive and often fraught however I have been so impressed with Tomos and Stephanie and they way they've expertly managed this process.
