Fantastic!

Gareth James provided a really professional, efficient service and were really helpful when I was looking for a new flat. I wasn't local to the area and Tom went the extra mile to secure a viewing for me at short notice on the only day I was available. Throughout the process of making an offer, referencing and managing the move-in process, Tom was speedy to respond to queries and kept me informed at all times. I couldn't recommend them highly enough!

Not the best local estate agency but tolerable

Not the worst estate agency I've dealt with and defo not the best either. Would like to thank the lovely ladies at the Queens Road Branch: Bibiana is very informative but Eunice went above and beyond to make me feel very welcome and give assistance - especially when I was the one who had to collect keys from the office from her when renting. :PFrom there, my friend went on to rent through Esther O and Gibson - back in the golden days. We didn't really ever complain as they did their best to resolve our issues but property management was a little too slow at times so the lettings team has to step in. Would recommend only if you have persistence as well as patience to deal with delayed replies and arrogant characters (like Kash). :/

Never rent with Gareth James After complaint and complaint and complaint all we were given were false promises. Everything falling apart throughout the year, extortionate rent and only £100 as compensation for each tenant. Mouldy walls, leaking ceilings and walls everytime it rained as the extension was not done correctly, foundation covered with cracks, the window frames were so mouldy plants were growing within them and took around 6 months maybe more for them to replace them ? Leaks they would not fix leaked into an electrical socket and caused our washing machine nearly set on fire. Gas leak as soon as we moved in. Paint crumbling off the walls due to damp and black mould everywhere which we couldn’t get rid of . Had to spend fortunes on mould spray and dehumidifiers. House would not heat up it was so drafty even if the heating was on all day. So many things had to get replaced and fixed during our stay. Builders and plumbers came round and all of them said they felt bad for us that we are being conned and that we are paying way too much to be living in such conditions. When we had a builder say they will get it fixed clearly the landlord didn’t like what they were quoted and switched for a crapper and cheaper builder who would do a poor job. At the end of the day they don’t care as long as they are getting their £4500 rent a month. Spoke to people who lived two years prior at the same house and they said they had the exact same problem. Stay away from Gareth James if you don’t want to live like a Victorian.

Tomos is the reason we came back to…

Tomos is the reason we came back to Gareth James. Frankly, if he weren't there, we'd still be elsewhere. His attention to detail, responsiveness, humanness (so often missing with estate agents!) and honesty are second to none and have genuinely won GJ more work. He's a treasure GJ should carefully look after, he'll be in much demand in a market where these qualities are sadly lacking. I can't recommend him highly enough

Nikki & Genevieve in Peckham are fabulous. We interviewed a fair few estate agents before settling on this team at Gareth James. Glad we did. Pitch perfect, brilliant customer service, on top of the brief. They even found us a fantastic conveyancing solicitor and a marvellous decorator. Most importantly, they executed the sale exactly as agreed, and when we were unsure of the best next steps their advice was excellent. Their absolute loyalty to us as their clients shone through. Sold.

Gareth James Property are fantastic! Definitely use them. We have purchased through (twice) and sold through (once) with Gareth’s James and cant rate them highly enough! They are a local, community brand and their knowledge and expertise of Peckham is second to none. All of the house exchanges have been more complicated than usual and the team ( Specifically: Michael and Nikki and preciously, Maxwell) handled it with patience and professionalism. We literally couldn’t have got to the end without you, we now have our dream home in Peckham and hopefully won’t need to move again! But if we did, we would 100% recommend you using Gareth James. Great Customer Service

Kash and Heidi at Gareth James property did a fantastic job of renovating my property, finding new tenants, reletting my property under very tight timescales and difficult circumstances. Kash was creative about suggestions to improve the property to make it more attractive to prospective tenants and successfully obtained new tenants at a time when demand for properties was low. They both implemented the renovation plan quickly and efficiently, effectively managing the builders and furnishing the property well and at a reasonable cost. Kash knew what he was doing, understood my requirements and gave me confidence that he would deliver. He did. Heidi was highly diligent about the check out process, replacement of furniture and fittings and ensured that the new tenants were happy and comfortable. She spent a lot of time getting things right. Thanks to a very competent and capable team!

Unsolicited phone calls and incompetence

Gareth James have just rung me to ask how my property search is going - unsolicited and two months after they completely messed up 4 viewings on a house for myself and my friend. Two months ago, I travelled for over an hour to view one of their properties, only to be shown the wrong one. I came back to try to look at it again - though this time it was clear the tenant had not been informed that people were coming round. My friend arranged a viewing to see the property too - the first time Esta did not show up, so my friend went to Gareth James Queens Road branch - still no viewing - and when both my friend and I rang to confirm if her second attempt at viewing the property would go ahead, we were told the property had gone days ago. Esta was incredibly rude to me on the phone, saying she keeps all property details in her head and insisting that my friend doesn’t exist?! Bizarre. Now two months later, I get an unsolicited phone call from her asking how the property search is going! Avoid them at all costs - even by estate agents’ standards, they have no backbone.
