Hopeless Support for LANDLORDS

It’s perhaps typical of all estate agents and no wonder they get a bad name for themselves but this firms rental department are particularly inept. My beautiful apartment was returned to me by my tenants at the end of September 24 in a substantially damaged state as a result of their family of indoor cats. Mistake number 1 was me accepting a tenant with cats. Mistake 2 was to assume that the extensive damage to silk curtains and carpets would be covered by the tenant agreeing to deductions from their security deposit. Mistake 3 was to assume that the agent would help resolve the matter.

Sneaky and Greedy

This company is operated mainly by telephone which means that they don't provide evidence in email form when they make false promises. Things take months to fix or go to the whole tennany without being fixed and then they'll try to charge you for them. They make promises to new tenants which they don't keep. Tried to charge us for repairs the new tenants are paid for. Terrible company greedy sneaky raise the rent by £1000 when we should've had the option to extend at the current rate.

Very poor landlord service. When letting the flat, the director was pushing us to accept low quality tenants. He called every day, used judgemental language and said we can’t choose who we let the flat to. Very stressful experience. We pay a full management fee. When the tenants moved in, they didn’t transfer the electricity bills until we called and explicitly asked them. We’ve been asking Frank Harris team to send us a summary of tenants issues with the flat for 6 months and they have never sent it. They then charged us extra money in one of the monthly statements, without giving any prior notice or explaining the reason. They then quoted us £500 to do some plastering that took us 30 minutes to do ourselves and carried a cost of £15 for all materials. Needless to say they charge extra arrangement fees and VAT on top of the £500 quoted. We started with a dedicated operations manager when we signed the contract. He quit shortly thereafter and since then it’s been a whole team managing our account with no one bearing accountability. We have 12 months to go but I wish we had less.

Very vocal and helpful staff! They got me a couple of good options per week during August, which is the hottest season in the rental market. Charlotte, the manager I worked with, was super nice and come up with very good apartments both in terms of price and location. The agents who do the viewings are never late, happy to discuss all the details of the property and answer any questions.
