EditAfter moths of being ignored Sharon was able to resolve the problem for me and returned my money back.Thank you Sharon..........,.........Disgraceful service!!!Used Folio years ago and recently they charged me incorrectly and made me pay twice some fees. (Years after leaving this renting company)After showing all receipts they have recognized it, but still they don't return my money back! Absolutely horrendous and lack of respect!Don't recommend at all.

After receiving a notice to vacate, the search was on at a difficult time in the market. After finding our dream apartment with Folio, we reached out and met a few days later to view the property. We instantly fell in love, and although the apartments are slightly more premium, you certainly get everything you pay for and more. Inga at Folio couldn't have been any more helpful in making that happen for us, and was in touch every step of the way. She worked with us to make the apartment work for us with a few things we had asked, and was answering my many annoying questions right away with a smile! :) Unfortunately, when it came to moving in, the previous tenants refused to vacate, and Inga and Folio once again, moved heaven and earth to get us moved to a similar (if not slightly more preferable apartment!) before our move date. The entire process of referencing and deposit paying was nice and simple and somehow, we got ourselves packed, moved and settled into our dream apartment within the month and a half we had! Can't thank Inga and the team enough (and Agata who has been amazing post-move answering more of my annoying questions!) and helping us get settled. Incredible team at Folio, just wish all property management companies were as easy to deal with!If you're thinking of moving away from the "landlord" renting system, definitely consider Folio and the "built for renters" premise. Everything is contracted and ready, done by the book as soon as it's needed, without the fear of 'selling up'! Highly recommend and thanks again all.

Good then bad

I previously left a solid review before i’d moved in. The pre move in process was okay, when it came to referencing and paying deposits it was pretty smooth however moving in was terrible the apartment hadn’t been cleaned and it took a few days to get that sorted, since that stuff appears to be broken/breaking and trying to communicate with the property manager has been so difficult. He ignores my calls and emails and at this point it now feels like I’m just pestering him to fix the simplest things…very awkward and very disappointing

Seamless tenancy set-up - thank you!

Have had the pleasure of dealing with Inga and Francis to coordinate our new tenancy.We've been casually looking for move for over 2 years, and have never found the right place for the price with cost of rentals going up in London all the time. Finally found an amazing apartment with Folio in Chelmsford, an area we had been considering moving to for ages, which ticked all our boxes! Really appreciated that the viewing process wasn't awkward and pushy like some estate agents can make it. There was no unnecessary pressure to bid higher, they really just wanted to make sure the person coming in would treat the place like their home.The contract singing has been smooth, all online which makes it super easy. They allow you to communicate via Whatsapp which is really convenient. Both Francis and Inga have been really helpful answering questions and helping coordinate the tenancy and move-in.Really excited to move in next month, and feel confident that we're in good hands with Folio!

Always on hand

After living as a tenent for over 1.5 years, Sharon has gone above and beyond to fix any issue quickly. She replaced the blinds in the living room and bedroom so that we could have privacy on the ground floor and sleep well at night. The bed was creaking so she saw that this was fixed. All maintenance issues were sorted quickly. Sharon is kind, friendly and treats you with respect. A true testament to how letting agents should be run. With Folio you’re in safe hands, highly recommend!

A happy Folio tenant

When I first moved in to my flat in Homerton I wouldn't have scored Folio (building owned by the parent company Nottinghill Genesis) this high. But Since Aimee has taken over as my housing rep a few years ago its 5 stars. Aimee goes above and beyond to support us as tenants. When I had app issues shes been on hand to follow up repairs/issues, Liaised with NG, been speedy in actioning anything we have needed, shes always on hand to talk to. She has made the service feel really personal which isn't something you normally get with an agency. Renting in London is challenging but would recommend Folio as an ethical agency that listen to tenant needs. Thank you Aimee

My Property Manager Lerayne was fantastic help

My Property Manager Lerayne was fantastic when i moved into my maisonette which was riddled with problems - Nothing was too much trouble and Lerayne did everything in her power to deal with all the issues which nobody could have foreseen - It took time and I had alternative accommodation provided until my maisonette was liveable I couldn't recommend Lerayne more - shes a star :)

Rental Agency from hell

Avoid them if you like your peace of mind, if you like having a roof over your head, and if you Long story short,1. Estate agent blanked us so we lost the chance to place an offer in the first flat we liked.2. Placed an offer, signed the tenancy agreement and paid deposit and first month rent for another flat with them, the current tenants decided that they would not leave for another week, so we got offered to either wait one more week to move in or cancel the tenancy. They did not offer any compensation for the first choice so we decided to break the agreement. This happened 5 days before the tenancy would start...3. It's been over a week since we broke the agreement and they still have not refunded us back, and need to pay deposit/rent for the other place. Estate agent is trying to help us but apparently their finance team is not doing anything.Throughout all of this they were taking their sweet time to respond to whatsapp messages and NEVER replied to emails.Also, I have 2 other friends who are currently renting with them and both of them had similar issues with them at the start of their tenancies, so this is not an isolated event.

We had a great experience with house search with Folio. I will give 5 stars for Kornelia who really went out of the way to show us the apartment.
