Both Raidah and Hussain were professional, informative and transparent from beginning to end. The viewing was handled and arranged very quickly with the apartment being delivered and cleaned to a very high standard. The terms of the contract were explained clearly and the completion of the paperwork was exceptionally smooth. The arranged inventory check went without a hitch and was extremely thorough. This experience made moving in a breeze. I would certainly recommend Folio London based on my interactions with them both.

Karolina is the best agent at Folio

Karolina is the estate agent at Folio that helped me find my apartment. She went above and beyond her job description to help me secure my apartment. Even after I moved in, although she is not the property a manger, she has helped with some issues even though that’s not her job description. For me it’s less folio, and more Karolina for the reason I sought help from this company.

Definitely recommend

I was very pleased with the quality of service Folio provides and especially with how helpful Raidah, the Folio agent, was. She was always available whenever we had a query and facilitated the whole process of referencing and signing the tenancy agreement. I was worried that there’d be lots of hurdles and hoops to jump through but it turned out to be quite straightforward with Folio. Quite a wow thing for London.

Long term Folio tenant.

I’ve been a tenant in my current home for 20 years. Recently I had a new kitchen fitted as the old one was past it’s sell by date. The contractors which were used were great. Professional and very friendly. I know that Lerayne trusts them and has complete confidence in them. Lerayne knows that my home is well caref for (I even carry out minor repairs myself). It’s this working in partnership with Lerayne and the contractors that is so good. So thanks to Lerayne and her contractors for all their care and attention.

Amy, the lettings agent, was first class to deal with from start to finish. From ensuring the viewing went smoothly to making sure all of our questions were answered with no fuss upon check in. Hussain and Agata were excellent! Beautiful place to live.

Hussain and Agata were excellent!The service level by these two was second to none. We wanted a two bedroomed apartment at their Chelmsford CM1 complex and these two made the whole tenancy arrangement process less stressful, and the entirety of our stay so enjoyable and incredibly memorable! They were always prompt to attend to us at all times and did so in a superbly professional customer-centric manner. The Folio apartments were so roomy, smart and airy - with large floor to ceiling windows! The general environment at the apartment complex was family and pet friendly, with so many play areas and social amenities within a walking distance.I would not hesitate to recommend anyone who wants a remarkably enjoyable and hospitable stay to go for Folio - you won’t have any regrets, that I promise. Charlie was so helpful from the first point of contact until the very end. He made the whole process so easy and was always so approachable. Whenever I had a question, he would either answer it himself quickly for me or get guidance from his manager and come back to me quickly which meant I always felt kept in the loop with any updates. Nice property to live

I lived Folio property in Chelmsford CM1 since 2019 to 2021.Property is very good and near by surrounding are best. Everything is accessible example park, train, bus, market etc. Apartment is very good and equipped with all latest amenities as well having good security. I really enjoyed my stay there with family. Special thanks to Agata Sungaila who made this stay more wonderful to taking care maintenance and any other issues we face in timely manner. Some clear fixes to be made.

The team are very helpful with any comms they send to the customer. Very quick during the 'making the sale' process but much slower after things have been signed. Getting through to somebody on the mainline int he beginning was practically impossible. Consistency in their communications is a place for improvement.The check-in process was relatively painless but we ran into an issue within a week of moving in where removals were instructed to let themselves in the flat (without telling us) and remove/replace furniture (without telling us) - They had done this but also taken our own furniture and Folio do not know where it has gone. Info on how the situation had come about was provided which was helpful. But it has been over a week since we reached out and we are still none the wiser... Better alignment internally needs improvement so you avoid problems like these. Overall, I wouldn't say my experience has been unpleasant with Folio, everyone who I have spoken to has been very pleasant and as helpful as they can in the moment. But there are some prominent fixes that need to be made.However I would like to thank Hussain and Raidah for their great customer service in securing the apartment and Ben for his attentive replies and action orientated approach to our situation - They are what has boosted this review.
