AVOID THEY RIP YOU OFF!!

Poor response/ignored to maintenance issues. They also keep most of your deposit even when a dispute is raised with my deposits scheme. They tried to claim for a full clean when the flat was professionally cleaned and then said they made a mistake and it was for redecoration! (The flat was spotless) asked for an invoice which was sent from a plumbing company with only a registered address. The said invoice was raised with job done and paid for within 24hours?? (Probably a tax fiddle obviously). Charged for rent arrears when rent was fully paid up. No explanation, no response to emails. AVOID THIS COMPANY!!

Communication and service poooor

Upon reading the previous reviews on this page, my partner and I can definitely understand and agree based on our own experiences with foilo.We moved into our property in Burgess Springs, Chelmsford 5 months ago and have endured constant lack of customer service. We have reported repairs such as no heating or water for months and although we have had a couple engineers round, the issue never seems to get sorted. At one point, we were promised an emergency call out and no one attended. We were without heat for over a week. We have also reported two faulty lights in our bathroom almost a month ago and we have no received any contact to book an appointment. Our underfloor heating had never worked and we are still being charged for living in a cold flat. The communication and service definitely needs to improve as we are are paying rent and do not deserve to put up with this. Folio need to improve fast and get passed their teething stage, we still have no idea who to report simpe issues to!

9 days without keys and broken furniture

I moved 9 days ago. Some things in the flat were broken (bed's legs, door's lock of bedroom, blinds, sink..) and the floor was not clean when we moved in. I texted them about it and they answered that someone will fix it asap. Still nothing...Also, they gave me one key and told me they dont have more keys (3 of us moved in), but she will make a copy of keys for us. I asked her today where is our keys and the lady told me that someone stoled her bag so someone will come and change all the lockers and provide us 4 keys. No one came and she is not replying.

Absolutely terrible service

Absolutely terrible service. Incorrectly charged us rent, with different issues, for 4 months. Upon vacating they charged us full rent, despite the months notice we gave for them to amend it. It then unbelievably required us to provide evidence that they had done this followed by a waiting period of up to two weeks, which took a week to administrate in the first instance. When they undercharged me in a previous month I had two days to pay them via debit payment. One month they randomly cancelled my direct debit. It was all a mess. This company has no empathy towards its tenants and no compensation was offered.Update: it's now been 25days since the overcharge rent and still not had it back.I also contacted the marketing team per below and got no response.

Highly Recommend Folio & Tom Hargreaves In Finding Your New Home.

Excellent service from Folio and Tom Hargreaves, the agent I worked with. From my initial contact with Tom it was a personable, welcoming and professional interaction. Tom asked the right questions and actively listened to my needs in a friendly manner. He then shared across the properties that were available and made suggestions based on the information shared & my budget.The information online and in the brochures was very attractive and well designed. I loved that their branding was consistent in style, giving a true representation of Folio as a company and the properties they are managing. Tom arranged several viewings in one session so that I could make the best choice possible. The viewings gave me all the information I needed on the property from council tax to utilities bills. The apartments are beautifully designed and well laid out. I would definitely recommend working with Folio & Tom to find your new home!

He was able to show us all the apartments we requested and was very honest and transparent about the property as well as procedures (we had a bad experience with an agency before that). He even pointed out details such as construction sites (that were not visible from the flat but may have an impact on the balcony’s view). We can really recommend him.
