TrustpilotAvoid at all costs - drug takers use bin rooms
Won't seem to fix anything in the local building on Greenstock Lane, HA1. Bin room broken for 8 months now with drug takers using it to sleep in too whom are very aggressive and have been reported to the police. Folio won't acknowledge door needs to be fixed and have ignored all requests. I would avoid the building at all costs.

The service is the worst. Was first time renting and had problems with the heating supplier ( Insite Energy) which I cannot even change and is their business partner. Had been taking estimated meter readings and when provided with actual readings there’s no changes in bills.The property manager was not helpful at all. When asked to check the meter ( HIU) they refused as “there is no issue with the unit”. Whereas they agreed first and apparently sent someone who didn’t show up. Finally leaving this flat. Do not recommend folio at all. I tried leaving review in google but it’s not letting me.

Matt from Folio showed us around the Canada Water development. We had a great experience, he was very thoughtful, understood to our circumstances and made adjustments so we could rent an apartment. Although we didn't end up renting from Folio this time (due to another offer being accepted first), we would definitely look to rent with them in the future.If you're looking for an agency that really listens to your needs and puts the tenant first, then I highly recommend checking out Folio!!!

GoogleI enjoyed my time at Porters Edge Canada Water, I think some of the previous reviews are misrepresenting the block. In my experience I always had quick response times from management and the excellent concierge service. They make the effort to learn your name and block making the place seem more personable, I would recommend this block to anyone looking to move to London as it has everything you need in one spot.

GoogleReally bad experience, when went for the viewing and paid holding deposit it was all going great plenty of communication. Then I was passed on the Hussain to look after my application, I tried texting, emailing calling etc and little to no response. When finally got in touch he told me I had some time to get things sorted as I had a month before the move in date as my brother had failed but I had passed the referencing. Only a week later to get an email saying my application was cancelled. I had to find out from my brother that my money that I had placed was not going to be returned, bear in mind it was MY MONEY, I was sorting the application not him. Since receiving the email Hussain has ignored all communication and I called the office was told I was getting a call back that day and still yet to hear anything. Be wary of this company they take your money, and don’t have the decency to explain to the person who made the deposit why they ain’t getting their money back all I wanted to know was if I could continue without my brother on the tenancy. The basically rob you blind and stop communication. I’m disgusted with the lack of communication and lack of help they give soon as they have money off you

I have been renting with Folio for over 3 years now and I must say, they are by far the very best landlord anyone could hope for. They provide a dedicated property manager to look after all your affairs and ensure everything at the property is well maintained and looked after and any issues resolved, mine's currently Cindy Anderson who is absolutely great to deal with! She's very friendly and always ready to do what it takes to accommodate my needs! She responds promptly to any emails/queries raised and is always happy to help! It's the property managers that really help make renting with Folio feel personal!

Regan from Folio was very helpful and allowed us to view multiple properties for a wide array of options. He also catered to our special needs which was great! The reason it’s not 5 stars is not down to Regan, but the moving process. We were made aware our moving date was a day after we had agreed, but quickly resolved this and had to wait a further 45minutes (from collection time) for unwanted furniture to be moved out of the house.

Took the lift at 23:55 to drop the bin bags on ground floor. Reached ground floor a couple entered the lift. The went up to 5th floor. I call the lift again to go up.. car came down and "LIFT OUT OF SERVICE".Usual excuse-people obstructing the lift...Check your cameras and you will see that no one was obstructing the lift door.A place to avoid renting specially the rent will increase in July to £920..Thank folio to chip in 6 pounds for 3 months..massive help.This happened in Cockerell, Chelmsford
