Moving with Folio : My experience

Our folio agent Raidah Joomawas very informative and helpful with our transition into our new home. She went above and beyond her role to assist us in this strenuous process. Most things went fine and any issues That we brought to them are being resolved by Aimee and James.It would've been better if the house came in the condition we asked for. However this hopefully will be resolved soon.Other than that, the team are awesome.

Good experience

After registering my interest in a property, Folio (Raidah) got in touch with me very soon after with details of the property.She also managed to secure in an in-person viewing days later. Once we informed her of our intention to secure the property, Raidha sent all the required forms in a timely manner and we were able to secure the flat. Raidah also answered all questions we had, and helped us see the flat again before we moved in and speak to the tenants that lived in the property.Would definitely use Folio again.

Literally cannot speak highly enough of…

Literally cannot speak highly enough of Folio, but more specifically Charlie. It was the easiest, most stress free rental process I've ever done. Charlie was super lovely, responsive and quick to go above and beyond answering any questions I had. Whole process took from Friday-Monday, and I get my keys next week - thank you Charlie!

If Folio were a person, it'd be bipolar!

If Folio was a person, it would be bipolar! The agency seems to have a very different attitude pre and post sales. The sales and letting process is smooth with no major hiccups, however, once you move in, it's a completely different story. It has been really difficult to sort out really simple issues; issues that shouldn't have existed if they had shown an appropriate level of attention to detail. Getting a hold of the property manager has been a mission. They are unresponsive, at best and, non-existent, at worst. The contractors hired for maintenance never honour their word and keep playing the 'definitely tomorrow' game.The properties in Folio's portfolio are great, if they can just invest in providing a similar service to their tenants, things would turn out quite differently. Until then, I wouldn't suggest Folio to any of my friends or family, primarily, because they can't stick to their word!

Difficult to Understand

It is really difficult to understand this company (Folio London - Royal Wharf and Royal Albert Wharf to be specific). It is usually like this; 1. Advertising & Marketing: Colorful, all well coordinated. Effective. 2. Pre-tenancy: A little shaky, hit or miss. Works fine in the end. 3. After paying your deposit: radio silence. Absolutely nothing, no effort from Folio to communicate or help tenants. You can email, you can call, you can visit their office, you sit, you stand, you jump, you cry, no help whatsoever. Nothing. Biggest risk is with anyone who gives notice in their current house and rents with Folio, you could end up homeless, through no fault of yours. For all Folio London leaders and colleagues reading this, why please? We all want to make a difference with the work that we do, how is unanswered emails, calls or inquiries making a difference?

Folio broke into my flat without…

Folio broke into my flat without consent!I reported damp patches appearing on my ceiling, then I heard nothing back after more calls and emails still nothing. I go to pay my rent online and see the repairs section of the portal. Turns out someone turned up when I wasn’t home, I know this because something else was reported as broke which I never told anyone about meaning he/she would of had to of been searching around my flat, couple things are also missing. I have reported to the police, when I told the estate agent he said. Ah I see. I told the property manager she tried to tell me it never happened even though I was looking at it on the portal and then when she realised I knew, she said she would investigate and call me back, guess what, no call

Many issues under the surface at Appold Court Shoreditch

Many issues at Appold Court with Folio/Nottinghill GensisKey issues:-Constantly beeping smoke alarms on the development, management chose to ignore-Very unresponsive property manger (Sharon)-Constant maintenance issues (no hot water or heating for 6 weeks in winter)-Loads of admin trying to keep the place functional-Hit with a random energy bill for 23 month period 6 months after moving out.-Constant drug dealing out frontWe left because of these issues and are much happier without Folio in our lives. I would seriously consider your quality of life before moving in here. The building looks nice on a viewing but there are a lot of issues underneath.

Comfiest flats in central Harrow

I was very pleased staying in my one-bedroom flat at Drakeford Apartments. All rooms (including the bathroom) are very spacious and cosy. It has all the essential furniture, with a comfortable couch and double bed. It was lovely to have a “winter garden” balcony to sit and relax as well. The flat is at a great location for shopping or getting to the tube/bus station, as everything is less than five minutes away. I’m also very happy with the prompt and excellent communication with the property executive, Cindy, every time I needed her help.

A True Miracle

I had initially had a place pending and was going through the process when the company could no longer give us the time that we first requested to move in by, so we had less than 2 weeks to move into a new property. At first, I met the lovely agent, Amy dembele and we looked at a promising apartment, and unfortunately someone put in the deposit moments after leaving the property. Amy new how soon we were in need of place, we were short for time. and she told me she would let me know if there were any available in the time frame we needed it. And to our surprise, she actually did 5 days before we needed to move out from our now old place, and she took us through the process and made sure we got everything done in time. She always had an answer to every question, and always kept us updated. This process was the easiest and fastest and just everything we needed in the short space of time we had. I’m very thankful to her, her timing was perfect, and the support we received was unmatched. Thankyou Amy, Thankyou Folio 👍🏽. I will always recommend to others.

Terrible management and agents. I've never had this terrible experience like this Agency. Before I paid for Holding Deposit, I was in constant contact with them and they were following my work. After paying for it, nothing was done for me and I had to be in constant contact with them and follow up on their tasks, even very much sometimes they didn't answer me. Eventually, with the whole excuse of keeping the holding's deposit, and this is completely against the law, and I will sue them.

I cannot complain about the renting process with the letting negotiator as my previews review. My only concern is the after-sales and property management. When we got the keys, the flat was smelling like sewage, and it is still smelling and not to mention the place was dirty. They changed the toilet and cleaned the pipes underneath the kitchen sink, but it did not work. Additionally, we have agreed before signing a contract to have our mattress to be collected after we move, and it has been a nightmare to have it managed. It needs improvement in the property management level to keep customers with the same level of the sales process.
