The flat and the building are beautiful and kept to great standards.Karolina made the experience of renting very easy and pleasant! Over the past five years, I have been a tenant of one of this company’s properties and am astounded by the high ratings they have on Trustpilot. It is possible that my experience was influenced by residing in a less affluent area, where I felt a lack of concern from the property management.

GoogleI have been at my current place for almost two years now. In my past I've rented apartments through an agency and directly from a single person. There's so much delay when the agency has to run everything through the Landlord and with a single person, it's sometimes hard to have a professional relationship. Having Folio (a whole organisation) as the direct landlord has been by far the most convenient and efficient. Our property manager Deniro has been friendly and helpful from the day I first viewed the place. He has always responded to our requests in a timely manner both by phone and email. Replies to our enquiries and arranging for professional contractors to come and deal with our issues have always been prompt. Viewing, initial contract, inventory check, moving in, background checks, adding a tenant, replacing tenants again and new contracts - everything has been always super smooth and the online systems that are used for some of these operations are well suited for the purpose. Don't have a single complaint, highly recommended!

Everything was perfect. The easy process for the referencing, the emails that i could find answers to my questions on the beginning or due the tenancy. The flat that i rented was awesome. 10/10 i would recommend to rent from Folio :).

From the very first contact with Francis, the communication throughout was great and he helped us with every step of the process - through viewing to moving in. He was always so genuine, responsive and efficient. Francis made the whole, quite daunting process, really manageable. I can’t imagine a better service!

Spent just under 3 years there - initially the process wasn’t the best experience when moving in. It was hard to make contact with people on the ground when moving in let alone for the early small queries and issues. Then Agata came into the business and made a world of difference. Information, communication and support became much more efficient through Agata. She was very good with communication on WhatsApp and very understanding. Hope that her work continues to make Folio a better agency!

GoogleHonestly the most horrible experience ever. Letting agent Nathan from east london takes forever to respond. Left it till the last day of me moving out to coercion me into paying 6 months rent up front making me use all my savings. Once I informed him I don’t feel comfortable paying that much, he then informed me that I would lose my holding deposit. Leaving me with no option but to use my entire savings. Honestly disgusted by the standard of customer service. I would honestly stay away and use another company.NegativeResponsiveness, Quality, Professionalism, Value

GoogleAll the negative reviews here are definitely warranted. The flats at Porter's Edge in Canada Water are nice but the management is absolutely awful and has steadily gotten worse over the past year. Emails and phone calls go mostly unanswered and the only way to get their attention is through a negative review like this on the internet (maybe not even then). The few times when they do eventually respond, nobody really knows how to solve the problem and so you get passed from one person to the next. A clogged bathroom drain took a few months to fix and a leak from the ceiling is, well, still leaking. To be fair it's only been three weeks of no response so it's still early days. We've had to move out later this month after a two year stay. For anyone reading this and considering moving here, I would very very very strongly advise against it.NegativeResponsiveness, Professionalism

GoogleFolio London has wide range of rental apartments available around London. I have come a cross to them through google search and have rented one for more than a year. I would like to express my gratefulness to Yasmine to our manager that looked after us whenever i would inquire if there was any issues she would also get back to us on time and would deal with professionalism. Best service, best experience from Yasmine . Would highly recommend folio london.

GoogleLetting side is good, we had Adam help us find a good apartment and managed to settle lease agreements quite easily. The property management side has been absolutely terrible. When we moved in, we never heard from our property manager at all. Had to find their email from a different source before being able to raise repair claims. One of the repairs was regarding bad smelling water and a faulty cylinder. 4 sets of plumbers have been sent to us who have confirmed the same issue that the cylinder needs to be replaced. It has been 3 months since we reported the issue and still no replacement has been arranged. Additionally, we haven’t been able to contact our property manager for more than 2 weeks now and our calls don’t get answered and every email bounces.
