They are a scam and bad service

They are a scam, be careful with them. They will give you average apt, then at the end will keep your deposits, qnd bill you for decorations and everything else they can take from you. And pay 3x the rent after you leave.

Both Raidah and Hussain were…

Both Raidah and Hussain were professional, informative and transparent from beginning to end. The viewing was handled and arranged very quickly with the apartment being delivered and cleaned to a very high standard. The terms of the contract were explained clearly and the completion of the paperwork was exceptionally smooth. The arranged inventory check went without a hitch and was extremely thorough. This experience made moving in a breeze. I would certainly recommend Folio London based on my interactions with them both.

Karolina is the best agent at Folio

Karolina is the estate agent at Folio that helped me find my apartment. She went above and beyond her job description to help me secure my apartment. Even after I moved in, although she is not the property a manger, she has helped with some issues even though that’s not her job description. For me it’s less folio, and more Karolina for the reason I sought help from this company.

Definitely recommend

I was very pleased with the quality of service Folio provides and especially with how helpful Raidah, the Folio agent, was. She was always available whenever we had a query and facilitated the whole process of referencing and signing the tenancy agreement. I was worried that there’d be lots of hurdles and hoops to jump through but it turned out to be quite straightforward with Folio. Quite a wow thing for London.

I’ve been a tenant in my current home for 20 years. Recently I had a new kitchen fitted as the old one was past it’s sell by date. The contractors which were used were great. Professional and very friendly. I know that Lerayne trusts them and has complete confidence in them. Lerayne knows that my home is well caref for (I even carry out minor repairs myself). It’s this working in partnership with Lerayne and the contractors that is so good. So thanks to Lerayne and her contractors for all their care and attention.

Amy, the lettings agent, was first class to deal with from start to finish. From ensuring the viewing went smoothly to making sure all of our questions were answered with no fuss upon check in. We appreciated her efforts. Sharon, the property manager, was also very helpful, clear and proactive in what was a very tight turnaround timeline from agreement to move in. Hussain and Agata were excellent!The service level by these two was second to none. We wanted a two bedroomed apartment at their Chelmsford CM1 complex and these two made the whole tenancy arrangement process less stressful, and the entirety of our stay so enjoyable and incredibly memorable! They were always prompt to attend to us at all times and did so in a superbly professional customer-centric manner. The Folio apartments were so roomy, smart and airy - with large floor to ceiling windows! The general environment at the apartment complex was family and pet friendly, with so many play areas and social amenities within a walking distance.I would not hesitate to recommend anyone who wants a remarkably enjoyable and hospitable stay to go for Folio - you won’t have any regrets, that I promise. My first experience with Folio has been disappointing. I would give it 0 stars if I could. The 4.1 star rating they have is not reflective of Folio. My family and I attended a viewing for a rental property yesterday which was well arranged by Inga. She shortly sent me the offer form and I submitted and signed it this morning. I had a couple questions afterwards and couldn't even reach the office two/three separate times even though they are down as opening from 9am. I've not experienced this with any other agency yet as they're usually swift to take calls - especially in the mornings which I thought was standard. So I'm not sure if it's just today or this is their usual practice. Somewhat concerning either way. Then, Inga replied to an email I sent when I was not able to reach the office and informed me that her colleague rented the property just before my family and I viewed it. Why would you take viewings for a property that has already been taken? I feel there has been miscommunication or maybe dishonesty/lack of disclosure. Either way, I've left with a very disappointing experience. My family and I were keen and excited to rent the property we viewed just to be inconvenienced and left disappointed and confused. I would have appreciated and preferred to have been informed of a cancelled viewing due to an offer (like I have experienced before) and used my time to look elsewhere. If this is the nature of the agency then I'm not sure I would recommend other potential tenants the same experience. I would also advise looking at the lower rated reviews and how many people have rated them helpful.
