I bought an apartment back in September 2020. Back then I was told this was the last apartment available and that completion was going to happen in Q4 2020. Subsequently they asked me to obtain a mortgage offer as soon as possible as otherwise I was at risk to miss deadlines. So I did, ended up paying fees to secure a mortgage and was ready to proceed. Fast forward to August 2023 and guess what? The apartment IS NOT FINISHED yet, FW have gone dead quiet about it and only update when I chase (the update being, "yeah is very frustrating, we dont know anything..."so not really an update). They have also said to me if I decide to pull of this deal given the delay they would not pay back my reservation fee (reservation fee that I paid for listening to their lies, and they have delivered nothing). Do not trust anything they say, they will say all they need for you to go ahead and the disappear.

Hi RamonI hope you are well.I agree with your review apart from the fact we have disappeared, we are always at the end of the phone, email and of course you can come into our offices in Canary Wharf at any point. This development was due to complete as your say a number of years ago. Since COVID the developer has dramatically slowed down and they have changed contractors on site as one contractor went into administration.Unfortunately the developer is not forthcoming with the updates which in turn means we have no information to pass on.We are not ignoring the situation, we have not disappeared, we simply don't have any information from the developer to share with you. If you would like us to email/call you monthly to say we don't have any information then of course we can arrange that but that is where we are currently.I will email you personally the developers full details so you can call/email him yourself and then we can go from there.

Please do not use them.The company sell you information without any background on the works.I have purchased St. Anne’s Gardens based on information provided to my by Chris that the foundations were being poured.They are providing information based on developers spreadsheet, however they never verify them. So whatever they say, until you go to site and verify yourself you cannot trust. Also legally they can do it, as you contract at the end will be with the developer not them.So it’s better to go and buy it if straight from the developer and verify construction site progress straight away.When I bought my unit 2.5 years ago they foundation were supposed to be poured. It turned out that the site HAS NEVER STARTED. The developer has never entered the site until now. Imagine the stress and frustration after buying something on the provided information that turned out was not verified at all, however said with such a confidence that you can trust it. For the whole period of time Flambard Williams was misleading me, they also asked me to purchase furniture pack knowing that zero works have been done.I asked them to sell the unit when I realised that they lied to me, for nearly 1.5 years they were sending me messages that they are trying their best. In the end they notified me that they were not able to sell it legally.Moreover bear in mind that when you hear that your contract is reassignable, it is only party true. What Flambard Williams did not mention was that they need to sell it to cash buyer only. Nowadays we we have received a letter from the developer stating that “they are planning to build it”, however if most of us decide to rescind the contract as it is passed the long stop date, they will go into administration.Once again I invested in this development based on spreadsheets, which have never verified by Flambard Williams.Pay attention when you hear “ I have bought myself units there”.

HiTotally agree with you in regards to St Annes and the frustrations behind the investment.Please let me assure you that from our side we have only relayed the information that has been given to us by the developer.We have not given up on this site, as the latest is they have re-applyed for planning in order to progress the site. You would have known this by the updates we send out.In response to your points, there was a buyer for your unit, we have the reservation form for this, however, you could not exchange due to the lack of section 106 which again is down to the developer.Also a London based legal team were also appointed to ensure everything was double checked and that went through.I am deeply sorry that the site has taken this long to come to fruition but as mentioned above, we are still working hard to rectify everything and will be constanly updating you on the latest news.
