I recently purchased a Below Market Value (BMV) property through Flambard Williams only to discover after completion that the property was overvalued by over £30,000 based on independent valuations.
HI I don't know what this is relation to but in regards to down valuations for lending that is something that we are currently seeing. This does not mean you have overpaid for a property it simply means that the valuer has a lower appetite for risk. We are now advising our clients have at least a 35% deposit on the total cost of the property. In terms of being dismissive and rude this is not tolerated and all of our calls are recorded so if you can let me know who you have spoken with we will listen the recorded calls. Thanks again

GoogleFlambard Williams are an amazing team who have been supportive with each and every request. From wear and tear around the flat to council tax disputes, they have been available to sort any problem. Especially Angelene who has always been speedy with her responses and Kelly who was a huge help getting securing the flat and getting settled in. :-)

Googleafter expressing my interest in property investments by responding to an instagram ad, i received a call from iqbal at flambard williams. we spoke in detail about my current situation and he was able to provide me a great beginner-friendly insight into property investments. we had decided that i would benefit from further education so i met with him at the office where he was able to break down the process and give me tailored advice. though i have not yet started investing with flambard williams, i’m impressed with the level of professionalism and support so far in these early stages. i can definitely say that i’m now feeling more confident in my decision to invest in property.

They are a really hardworking company, and ive enjoyed meeting and spending time with the very diligent ladies who found the perfect investment for me..and they made it so easy for me since it was my first investment of this nature. They also have a solicitor they work with who is great too.. and they help you 100 pc of the way and are totally there for you if you have any questions/ problems.. Currently in the process of purchasing our first Off-Plan - to say Danny and Kelly have been amazing would be an under statement !!!From our initial conversation, Danny, was able to identify our expectations and suggest a couple of properties that would help us achieve these ... this saved us a massive amount of time by not having to look through a massive portfolio ourselves.... we were then very quickly able to narrow it down to the one we felt we would like to go ahead. Through our initial chat, Danny was also very good at making us feel comfortable .... comfortable enough to ask him loads of questions ... even some which many others may have considered petty or silly !!! Danny was very well informed ... he was able to settle all our initial nerves by answering all our questions and clear any doubts.After the initial sale, we were introduced to the lovely Kelly .... who has done an awesome job of taking us through each step of the process, liaising with the developers, our broker and our nominated solicitor to ensure things were ticking along. Her regular updates have been good ...settling all nerves ... she also regularly checked in with us too and was very helpful with info and suggestions every time we felt we needed it !!!Both Danny and Kelly are absolute gems !!! they have helped restore our lost faith after a not so good experience with another company. In my opinion, these consultants are very unreliable! Do not trust the figures they provide. In my case, Flambard Williams sold me a property, promising a 10% NET assured rent, but it later turned out that the developer deducts ground rent from this amount. When I drew attention to this problem, Flambard Williams pushed the question from one consultant to another, and did not solve the issue, advising me to contact solicitors. To my knowledge, there are others with the same problem. Moreover, it is already clear that one of the agent's representatives provided inaccurate information about the potential rental price after the 3-year guaranteed rental period, so the return will be drastically lower than 10% NET after the guaranteed rental period ends. Do not get involved with them!UPDATE after reply:- solicitors which were recommended by Flambard Williams firm still have not responded to me after 3-4 emails in the past 2-3 months; so if they are replying to you (but not to me) please forward their email to me ASAP, I will contact them for sure;- yes, that is correct, currently we are still getting 9% yield, but advertised, marketed and sold was 10% assured rent NET, so in total we will loose 3000 GBP in three years;- your agent Ben Brewer provided clearly incorrect numbers of potential rental income and expences after 3 years of assured rent period; I have numbers from current management company, and according to their numbers, it will be in the range of 5-6 % yield NET at best. Of course, some fault can be atributed to me, as I have not done proper due dilligence of your sugar coated numbers prior to purchase.
Hi KestutisJust updating this after your update.As mentioned to you previously you are getting a 10% NET return but your ground rent is being taken out. It looks like you are currently getting 9.16% but yes you are right the advertised rent was 10%.I have contacted the management company and have advised you on what to send in the email along with your contract. Unfortunately, we are not the management agent.In regards to what rent you are going to get in your third year I can't comment on that but thank you for letting us know that it will be 6% NET after your costs.There is still time so hopefully this can increase further as rents increase and if you can get to 8% NET I think you still have a great investment.If you need any more information please contact me on info@flambardwilliams.co.uk

GoogleQuite discouraging! My friend and I are still waiting for allocation for over a year without update from Flambard team. Payment for allocation of LiverPool Brunswick Apartment was made between July - August 2022. Till date no allocation made and no update on property.

GoogleWe were misled by FW to a shady project. Flambard Willams assured us that the project would be completed in short timeframe. After years, developer declared that they are unable to finish the project and are not financially capable of refunding the full deposit. Run away, and save you money...
