In my opinion, these consultants are very unreliable! Do not trust the figures they provide. In my case, Flambard Williams sold me a property, promising a 10% NET assured rent, but it later turned out that the developer deducts ground rent from this amount. When I drew attention to this problem, Flambard Williams pushed the question from one consultant to another, and did not solve the issue, advising me to contact solicitors. To my knowledge, there are others with the same problem. Moreover, it is already clear that one of the agent's representatives provided inaccurate information about the potential rental price after the 3-year guaranteed rental period, so the return will be drastically lower than 10% NET after the guaranteed rental period ends. Do not get involved with them! UPDATE AFTER FW REPLY: no, agent is not paying 10% NET, as stated in Flambard Williams reply. Because ground rent is deducted. Solicitors were recommended by FW, however, when asked to provide comment, they even did not respond to my requests. I have been in communication with Flambard Williams for a couple of months now, you have not solved the issue.

If it were possible to give less than one star, I would. My experience with this agent has been extremely disappointing. I was sold a new-build property at a price that now appears to be well above market value, as confirmed by the lender’s valuation coming in significantly below the agreed purchase price. This has left me in a very difficult position and unable to close the transaction as originally planned. I could end up losing my deposit. When the issue arose, I repeatedly asked the agent to help explore alternatives, including reassigning the contract. Unfortunately, instead of proactive support, I received little more than empty reassurances with no real solutions. The entire experience has felt focused solely on closing the sale rather than acting in the best interests of the client. I would strongly advise anyone considering working with them to proceed with extreme caution and carry out thorough independent due diligence. Avoid them like a plague!

Currently in the process of purchasing our first Off-Plan - to say Danny and Kelly have been amazing would be an under statement !!! From our initial conversation, Danny, was able to identify our expectations and suggest a couple of properties that would help us achieve these ... this saved us a massive amount of time by not having to look through a massive portfolio ourselves.... we were then very quickly able to narrow it down to the one we felt we would like to go ahead. Through our initial chat, Danny was also very good at making us feel comfortable .... comfortable enough to ask him loads of questions ... even some which many others may have considered petty or silly !!! Danny was very well informed ... he was able to settle all our initial nerves by answering all our questions and clear any doubts. After the initial sale, we were introduced to the lovely Kelly .... who has done an awesome job of taking us through each step of the process, liaising with the developers, our broker and our nominated solicitor to ensure things were ticking along. Her regular updates have been good ...settling all nerves ... she also regularly checked in with us too and was very helpful with info and suggestions every time we felt we needed it !!! Both Danny and Kelly are absolute gems !!! they have helped restore our lost faith after a not so good experience with another company. Both are a true asset, not just to the company but examples to others who work in the industry. I accidentally came across Flamberd Williams on the Internet. understandably, I was hesitant to invest my funds but the team have been very professional, keeping me informed and reassured every step of the way. I like the fact that they make communication really easy and simple, by what's app, standard text, email etc and someone is always available to talk to. They have helped me sourced an investment property in a great location and have just exchanged contracts today! All I had to do was to tell Ben the type of investment property I wanted, fill in the Forms and provide the funds. Truth needs to be disclosed!

Chris is good at using his social media power to cover the truth that the properties he sold were all having problems. Canterbury Student Village dropped from £60,000 to £35,000 within 9 months since signed the contract. Nebula was a brand new building but got serious construction issue that cannot be sold at all. It was also £60,000 when signed up 9 months ago. Everything got evidence. Does Trustpilot want to delete again to help this bad company? You want to see all the transactions with bank statements? Terrible experience

It was a terrible experience with this company as their sales George who has left the company but still showed on their company banners lied about the property. We only realised the property got a big issue after we have exchanged the contract and tried to contact FW for resale without any replies. Kelly kept hiding there and saying the director has not back yet over two months. These people are good at hiding the truth after taking the money and the resale process was none as their properties were not good at all. Stay away from them. Don’t trust their words and faked data. They are good at hiding things in the beginning and making chicanery.
