Unprofessional team, very bad communication, in some cases they are just rude. You can contact them milion times and they will simply ignore all the emails. In terms of solving issues in the property no point to count on them, they will do nothing. Definitely one of the worse agencies, not recommending to deal with them.

Gurmukh and his team were outstanding during our purchase. The house we had under offer required some work, and as a result, the conveyancing and mortgage process had its difficulties, but Gurmukh was responsive, commercial and willing to go the extra mile in making sure that broker, solicitor, valuer, surveyor etc. all sang from the same song sheet. He’s facilitated the deal from start to end with the same high-quality service and advice. He’s made the process smooth for both the sellers and the buyers. We achieved offer to completion in less than two-month’s time. I would recommend Gurmukh and FJ Lord Bow office to anyone hoping to buy or sell.

I lived in a rented property in Mile End for 2 years managed by Felicity J Lord. The agency were slow to respond to several issues that we reported e.g. it took 6 months and several phone calls for them to repair a broken washing machine. Upon check out, the agency attempted to withhold over £600 of our deposit for damage. It has taken 5 months to dispute this, and the amount was eventually reduced to £130. I wouldn't recommend Felicity J Lord as a fair and reasonable management agency.

I had a great experience with them buying my first property. Very thankful to Gurmukh in this as I was very unfortunate that I encounter a really bad solicitor who was really not responsive and prolonged the whole process. But our estate agent Gurmukh kept pushing everything and even explained things that my solicitor didn’t explain to me. I felt so grateful having Gurmukh on my side helped me all way long. Very knowledgeable and professional, highly recommend!

If you want reliable and trustworthy agents, this is NOT the agency for you: - on the scheduled day of the viewing we were called multiple times despite confirming a time. We arrived on time and a viewing had being double booked. We were asked to wait outside in the cold - once we paid a holding deposit, the agent did not answer any of our calls or emails. We had multiple issues and would have to call the office line to get any assistance - the flat was readvertised after we paid a holding deposit and had been accepted. - we were given the wrong move in date by a month and no one answered our calls / emails for 6 days to give us the correct date. - the only ask we put down in our offer was to have the flat cleaned, when we got the keys it was dirty throughout - we’ve been in the flat for over two weeks and still don’t have an itinerary list despite chasing multiple times. - the house has major maintenance issues (the toilet seat is completely broken) and there are no replies to our log requesting a fix. If you’re a home owner, these agents aren’t going to look after your home. If you’re a prospective tenant, this agent is completely unreliable.

Lord Bow - disgusting In total: - Constantly lie - No feedback - Do not answer questions - Do not call back - Ignore emails and questions asked More details: Everything is fine at the stage of searching for and signing an apartment lease agreement, but after the conclusion of the agreement, and especially at the end of the lease, it is absolutely disgusting. Perhaps it depends on the individual. At the time of the conclusion of the contract, I worked with Serge Openko, who then quit. At the end of the lease, David Greenslade was my agent. I do not recommend anyone to deal with him. As with Felicity on Bow. - They don't care about your requests. As example - I asked for the opportunity to have a cat - the realtor just immediately answered "no". Although, as it turned out, you can get a cat, I found out about this by talking directly with the owners of the house - When I was about to move out - my agent simply ignored all my messages, which is why they started looking for new tenants with a delay of 2 weeks - and then - because I wrote to the general email of the agency - The deposit and deduction for the last month was returned to me about 2 months after my departure. And then - only because I began to constantly write and call them and bother everyone I could - an agent, head of agencies, spacehaart managers And even then - not completely. I paid the full amount of the rent for the last month, having lived in the apartment for 2 weeks. The return that I received for the remaining 2 weeks (in theory) is 3 times less than it should have been Nobody gave me any explanations - they just ignore all the questions. - I received the checkout report only a month later, from the moment it was made, and then - only when I started to complain to the management - They constantly lie that one of them is on vacation, or he is not in the office and he will call back, they constantly lie that they will call back, ignore questions, do not give any information, even if they promise to do something on time - be sure - it will be fu**ed up In general - instead of making it easier for me to move, they made it difficult I spent a lot of time and nerves just to get my money back, although it could all be done without problems within one week

My dealings this time were with the lovely Jean Piper from the property management team. We had a few issues with the state of the property with outgoing tenants. Having always returned full or near-full deposits, I was inexperienced in dealing with this. She managed to get our full deposit back and was utterly meticulous in her work which she carried out always with courtesy and humour. She definitely lightened the load! I would never have achieved the same with out her. Felicity J Lord have been our lettings agents since late 2009 and I cannot fault them. If you are going to use agents, don't look anywhere else.

Choose to let out my flat via FJL, they kept advertising it for the wrong amount despite repeated requests not to. Eventually got fed up and asked them to remove the listing and return the keys but even that was not straightforward. Office was closed and only after calling them for two weeks and eventually threatening to get police involved if they didn't post it back did i get my key (sent with a couple of regular stamps on....untracked and unsigned for). Expected much, much better....NegativeResponsiveness, Professionalism
