After having a few negative experiences, it is a very welcome change and I no longer feel anxious about dealing with house issues, I will just get in touch with her directly. I have had a number of difficulties with a property, however Frank Ciulla has been absolutely brilliant throughout the process. He took on the management of the property and has gone over and above on numerous occasions to resolve issues and always took personal responsibility for getting things done, despite at times being faced with some difficult challenges. Very happy and positive experience with FJL. During the conveyancing process they were really helpful in pushing all parties to do their bit, and was a massive help in getting me to completion. There was never a time I called to speak to Vicki or the team and not had anyone answer or try to help. Right from when we found the property to when we were ready to move in they kept communications open and a portal that let your know the stages of the process at every given stage. I must say Initially I was getting frustrated with so many things they were asking for but I realised they are a detailed and professional company who do not cut corners but want the best for Landlords and their tenants. They are trustworthy, professional and friendly. I will recommend this estate agent to you if you’re looking for a place to rent or buy, they are your go to people. Not the first time I review this branch. After a great experience and really smooth renting process 2 years ago, I just renewed my tenancy agreement for another year and couldn't have had a better experience. I expressed some concerns, of which I won't bore with the details, and all questions were answered promptly and very clearly. My requests were heard, actually considered, and well negotiated. We’ve been working with Felicity J Lord on the purchase of our first property and have just exchanged contracts. I could not recommend them enough! We largely worked with Vicki Tait, who was amazing throughout the process. Very quick to arrange the initial viewings and offer. Since our offer was accepted, she’s continued to be extremely responsive and attentive. Always on hand to answer any questions we have, liaise with the seller/solicitors and in general guide us through the process. Everybody we’ve spoken to in the Blackheath office has been helpful too. Awful letting agent and property management! DO NOT RENT FROM THEM! Our flat was an absolute mess when we first moved in, 2 days after the tenancy start because it was uninhabitable (dirty sheets in the bed and towel in the bathroom, furnished when we agreed unfinished, no heating for the first two weeks because the boiler/gas was unsafe, toilet plumbing broken so shit coming out and unusable, shower broken, totally uninhabitable) and we were treated as a nuisance and expected to just live in the place and pay full rent without complaint or anger. They clearly let the property without doing any checks or management. We resolved the above issues and continued our tenancy relatively happily for a year. We ended our tenancy 2 months ago, asking what the process was for check out and the return of our deposit and we received nothing. Now 2 months later we have still not received our deposit back. From the beginning we have been treated so poorly and shown no respect, customer care or just genuine fair treatment. DO NOT RENT FROM THESE PEOPLE!

Had so much difficulty getting through to a property manager initially. Called the office several times and was always told the property manager was out and would call back but they never did. Also left several emails but nobody responded or seemed to want to listen to us. Even had to go to the landlord directly even though our property is managed by Felicity J Lord. However, since Frank Ciulla took over managing our property all that changed. All my emails are answered promptly, all concerns addressed in a timely manner and Frank really seems to care.
