GoogleAfter a constant water leak sprang from the neighbouring let property into ours, I initially called the number for the Blackheath office. However, I gather my call was diverted to a different office and my message was not followed up. I next made a personal visit to their Blackheath office where I met Frank, the Property Management Manager. He promptly arranged to send a plumber round to fix the water leak and made a follow-up email to me to keep me informed. In this instance, I was very satisfied by their swift and professional response.

GoogleI have had a tenancy in the same property for twentyeight years now.When i first came to live here it was the Woolwich back then.So over the years i have seen staff come and go as people do,but the one thing that has remained constant is that the staff who work in the office have always been the nicest and most competent of people. Anything which as needed to be attended to as been sorted out in good time and in a friendly and positive manner. Lastly i want to give a big thankyou to the excellent staff at the Blackheath Tranquil Vale office Most especially to Teresa and Lily who i cannot speak highly enough of. GoogleI used FJ Lord Blackheath to market my property and couldnt have been more impressed. The marketing was led by Stuart, with Matt and Marton also doing viewings and Julie always on the end of the phone for me in the office. Hugely impressed by the whole team, just such a joined up approach, everyone in the team knew which property was mine & were always giving me the latest updates. GoogleFelicity J Lord represented a client from whom I purchased a property. I wasn't completely satisfied with them for the following reasons: - I have asked numerous times to be contacted by email but they kept calling me all the time - they were not truthful about the service charge for the property until the purchase process was well under way and then "suddenly" there is additional ground rent to be paid and other charges. They blamed it on the owner of the flat but I spoke to him and he said they never asked him for the information. It's a tactic I feel a lot of agents play. I'm giving it 2 stars as we eventually did finalise the purchase but I wouldn't recommend them as a general rule.

GoogleThe team at Felicity J Lord Blackheath have been exceptional in assisting us with letting our home for the first time as we relocate. In addition to Marina and Justyna's professionalism and swift turnaround to arrange photos, viewings to find the right tenants and ensure our property was compliant with regulation as new landlords, they also went above and beyond to provide personal assistance when we sadly suffered a bereavement in the middle of moving out. Marina in particular has been an invaluable support, and we can't thank her enough.

GoogleFelicity J Lord jeopardised our tenancy and ignored our maintenance issues for months on end, including a safety issue, which was only fixed literally during our end-of-tenancy clean. Their communications were terrible and they kept dropping issues again and again. We even got caught in a turf war between different FJL offices, which added more unnecessary confusion and stress to the end of our tenancy. While their worst behaviour was at the end of our 3-year tenancy, the problems ran right from the start, dropping communications between us and the landlord, and simply forgetting about our maintenance issues. Some agents were obviously incompetent, but it seems pretty clear that the persistent problems went beyond individual staff, and were caused by lack of processes in Felicity J Lord as a whole. I've rented in London for 9 years and my experience with Felicity J Lord was even worse than other agencies I've dealt with. Sadly, tenants are powerless, and agencies will continue to behave like this and get away with it, until there's meaningful regulation and accountability in private renting.

I received great service form Lisa, Justyna, Scott and the team at FJL Blackheath. Very quick responses and kept up to date all the time. I had a lot of communication regarding a pet in the property and they championed me to secure the contract and negotiated well for me. I hope i never have to leave, as i love my property but if i do then i would definitely use this team again as nothing was too much trouble. Thanks for making my move very smooth.

GoogleWe chose Felicity J Lord to sell our ex-council flat in Lewisham. Everyone we dealt with in their Blackheath office was very friendly and professional. Our conveyancing process dragged on a long time, and Mark, especially, was very helpful in keeping everything progressing. Their fee was the lowest we could find in the area, and we wouldn't hesitate to recommend them.
