Living in an area, you get used to passing the windows of agents but have no real idea what they are going to be like to work with. We talked to several before we met with Gavin and the team, and immediately felt comfortable that they were the best we could work with. Managing the sale of our property, the team were brilliant. Couldn't have asked for better - truly professional in the way it was handled from start to finish. Gavin was extremely knowledgeable about the local market and advised us well, accommodated our needs and acted so well in the conveyancing process. And on the rare occasions that we phoned and Gavin wasn't available, another member of the team was already up to speed on what was happening with our sale, absolutely seamlessly. I would not hesitate to recommend this firm.

I lived in a property managed by FJ Lord for about 6 months sharing with 2 other individuals on the same lease. The others had complained about significant mould build up in the bathroom due to its non-functioning fan prior to my arrival and it had not been resolved by the time of the ‘major incident’ I will describe below. FJ Lord ignored repeated requests for repairs with no care for the health of the tenants nor the condition of the property. Communication was pretty terrible throughout the tenancy. Even when we appealed directly to the landlord, who was lovely by the way, FJ Lord were unable or unwilling to pull finger and do anything - not even set a timeline for the repair work! It should be noted that the COVID19 restrictions in the UK at the time had been lifted to an extent where such "non essential" work was more than permissible. The aforementioned ‘major incident’ was caused by construction on the property to add a further story above the top floor. The builders in their infinite wisdom chose to remove the temporary roof cover, after the actual roof had been removed, the same weekend as the biggest rainstorm to hit London in a decade arrived. This rendered the property completely uninhabitable. It should be noted that I don’t blame FJ Lord for this incident in the slightest. However, their communications after the fact were atrocious. Beyond some vague statements and blanket emails regarding the lease no support or advice was forthcoming. Dealing with the property owners directly lead to us swiftly negotiating a suspension of rent payments for the duration and later an early termination to the lease when it became clear that the flat would not be inhabitable for many months. FJ Lord were absent from these negotiations in that they contributed nothing despite being copied onto all communications and direct overtures being made to them at many points along the line. FJ Lord also continued to demand rent each month despite it being agreed in writing that no rent was required and we had to dissuade them every time. The problems continued up until the point when we returned the keys after which we were finally free from the burden of dealing with FJ Lord. I judge FJ Lord to be incompetent, disorganised, lethargic, apathetic and can firmly say that I will never live in another property they manage.NegativeResponsiveness, Professionalism

We had a very good experience with FJL. The team we dealt with, mainly Chris and Gavin - managed our sale excellently with good communication at all times. We put our flat on the market during a tricky time in the months following Brexit, buyers were naturally cautious. After a chat with Chris we switched to FJL after 2 months with another local agent (who to be fair did their best and were ok). FJL re marketed the flat and immediately got a good number of potential buyers into the flat. We received a decent offer fairly soon after. During the conveying period I dealt with Chris who was a pleasure to work with - very good at moving things forward. I always felt I was being told the facts and not spun a line. I would recommend using FJL Shad Thames to any potential seller out there.

Chris and the team did a great job for us selling our flat in Shad Thames. We were impressed that Chris as head of the office came to view the property and give us his considered views on price and marketing strategy, clearly backed up by lots of experience - not true of some others who were keen to have our business! In what turned out to be quite tricky market conditions, there was a steady flow of viewings and when a post Brexit wobbler dropped out, the team committed to find another buyer in short order and delivered accordingly. Professional but personal approach, I found Gavin, Chris and the team at FJL Shad Thames to be knowledgable and realistic re the property market in the area.
