Exceptional Service

My recent experience with Nested was very positive and I would recommend them to others. I sold my property during the stamp duty holiday with them. It was an exceptionally busy and chaotic time for the entire wider industry. Their sales team worked hard and was accomodating to my needs. Their online portal provided much needed transparency and control for the sellers. My property was brought to the market and went under offer very quickly. Their commission rate was competitive, in fact, it was the cheapest among some of the traditional high street estate agencies I had contacted. I personally think what makes Nested truelly stand out from other competitors though is their progression team and their buying service. Leah and Emily both deserve special credits. Leah regularly checked in to ensure my agreed sale would reach completion. She has this incredible can-do spirit and always able to come up with practical solutions. Emily on the other hand has helped me a great deal along the way, not just for my buying, but as my general go-to if I had any questions. She was the reassuring voice for me during my stressful search for suitable onward purchase. She shared many invaluable buying tips and her buying reports often included insights which I could not have found elsewhere. I could not have done it without their supports. Thank you.

Faultless

Selling and buying in 2021 presented it's own set of challenges and I was definitely nervous about the whole process. From the moment Jen visited my property to provide a valuation, she put me at ease and I felt confident marketing my property with Nested. Their knowledge and understanding of the market is second to none and they provide comparisons with other properties in the area via their very modern app and website. This attention to detail and personalised advise continued throughout the process, from marketing my property to buying my next flat, where Emily was a huge superstar. Her patience never dwindled as I made offer after offer until I found the perfect onwards purchase for me. She was there to answer all of my questions (of which there were many!) and advise on how to put my offer forward, what questions to ask and what I should reasonably be expecting to pay. Having her on my side through this process was invaluable and she was always available to put my mind at ease whenever I was second guessing myself or needed an expert opinion (which she definitely is). I don't usually leave reviews but the Nested team really deserve to be distinguished from other estate agents on the market and deserve a 5* rating for their wholehearted approach and personal touch.

Happy first-time buyers, thanks Nicole!

We first went through Laura, our estate agent when we viewed the property. She was great, helpful and relaxed, and not pushy at all. Once we had had our offer accepted, we first had Becci as our conveyancing progessor. She was helpful and quick to respond, but then took maternity leave and passed over to Nicole. It was a rocky ride for us in terms of solicitors, leaseholds, stamp duty deadlines and general paperwork, but Nicole was absolutely brilliant throughout. It really didn't feel like she was just working on the sellers' behalf, but instead worked really hard to keep both sides happy, was always available when we needed her to do some chasing, and in general just really seemed like she cared about what she was doing. She was constantly on the money even during the chaos of the stamp duty deadline, and I doubt we would have got it over the line without her diligence and cool head. Couldn't recommend her more. Great team!

Nested were fantastic for us. We worked with Jamie, Chris and Ashley on getting under offer, and Leah to progress the sale. All were super helpful, friendly and proactive throughout. Chris even offered to clean our windows as he thought they were looking a bit grubby and we weren’t living in the property at that time!Emily was our buying agent and an absolute superstar throughout, helping us secure the property after a lot of back and forth, and then advising us on how to approach a worrying survey. She was always on the end of the phone and would also call us to check in.They all went above and beyond and were a million times better than the agent we bought through and most of the others I’ve met! The only shame is that we only had one offer which was significantly under asking price, even once we’d dropped it, and took a few months to secure.

Great company and people to work with

I've recently purchased my first home and my experience with Nested can be described in one word - "outstanding"!The agent - Sharief - was super helpful, friendly and professional, answering my questions swiftly, organising the offer process and generally being a great person to work with. Nicole - Conveyancing Progressor - was managing the purchase process. Nicole has been stellar throughout the whole process, providing me with timely updates on the process, explaining the details and issues that arose. Nicole has been instrumental in bridging the conversation between the solicitors and made sure that the deal is finalised before the end of SDLT tax holiday.All in all - I would definitely recommend Nested, since my first ever experience in buying a property has been great with them.

Very pleased about the experience with Nested

Very pleased about the experience with Nested. I liked their new approach, and after reading some positive reviews online, I decided to give them a chance. My first point of contact was Reiss, who took the time to come to our home, talk through how they market the house and describe their processes. The whole meeting didn't feel rushed at all, in fact we spent at least 40-45 minutes going through all the details. He then gave me a valuation, based on market data for my area, which was not the usual inflated valuation which then has to be reduced after a few weeks because you get no viewings. Quite the opposite. We were literally inundated with bookings and managed to get an offer on the very first open day (with something like 15 viewings happening on this day). Reiss once again, together with Paul were the superstars here. Post offer, the whole process was very clear, and Nicole made my life very easy, communicating clearly and being always available and very responsive. I really felt we all worked as a team, and despite the first offer falling through, we then managed to put the house back on the market and get another offer (again on the first viewing day). This time everything went smoothly, and it only took 30 days from offer to completion, which I still cannot believe to be honest. And we sold for 50K more (yes, 50 grand) than the original valuation. So in summary, I have to give all the credit to Reiss, Paul, Nicole and the rest of the team. It's probably the first time in my life I was actually happy to pay 6k worth of commission.

How an estate agent should be.

Nested we’re our Vendor’s estate agent. They wouldn’t take the property off the market until we had skin in the game and had appointed solicitors. I really liked this touch as they were protecting their client. Our estate agent (not Nested) marked our property as sold and removed it from the market immediately; if our buyer had pulled out we’d have been up the river without a paddle. Nested were very fair and approachable considering our Vendor was difficult (understatement). They helped keep things moving and and smoothed things over when necessary. A special shout out to Nicole in the south London team! Thank you.

Above & beyond

Throughout the entire process of selling our home Nested have been excellent. They have been professional, proactive and friendly every step of the way. We spoke to a lot of different agents when we were looking to market our property after it had been on the market for a number of months with another agent with no success, and Nested were clearly a step above the rest. Despite the relative newness of the company, everyone that we dealt with was experienced and knowledgeable and they all worked together well to help us progress and complete on our sale. Unlike many other agents, they were always just a phone call or WhatsApp message away and the response times were brilliant, which makes a world of difference when you’re working to a tight deadline in a stressful situation. The feedback directly from our agent after the viewings as well as on the app was excellent. The app in particular was great for keeping track of viewings, buyers and offers. Overall I can’t recommend Sharief and the rest of the team enough, they exceeded our expectations and would gladly use them again.

Nested have been absolutely brilliant securing a quick sale for me at a higher price than I had expected. Everyone I dealt with from start to finish was highly professional, super friendly and responsive without the usual b***s**t that you often get from high street estate agents. Rocky start, great finish

We had a rocky start with Nested. They massively overvalued our flat (our fault for going along with it) and then the agent left. But the new agent Chris was great and guided us through our sale really well. Communication was always prompt and he was very clear about our options at different points when we needed to reduce the asking price and consider offers. The viewings were conducted by people who were hopping all around London for Nested viewings. The first was not good, but Nested took action and the next two were with the same person who was great. We also received amazing support from Nicole once the sale was agreed and she ensured the sale went through smoothly. We really couldn't have asked for more from Nicole - thank you!

Data-led approach with a unique buying agent service

I’d thoroughly recommend Nested. Selling and buying at the same time is one of the most stressful things you can do, and Nested offered support at every step of the way. I loved their data-led approach. Their valuations always reference sold prices of comparable properties and they give you a range of figures you could put it on the market for, depending on how urgently you need to sell. Unlike some agents, they don’t just over-estimate what your place will go for in order to win your business. Viewings were conducted very professionally and feedback given promptly. They don’t waste time showing people the property who would never be interested. Another flat in my block was on with another agent and had far more speculative viewings but didn’t sell.Once the flat was under offer (after 9 viewings), I was introduced to Emily, a nested ‘Buying Agent’. We were buying a house in the heated market of Walthamstow and she started by talking us through the local market and the particular way that different agents price things there. Once we started viewing we were able to request a ‘buying report’ for each property we liked. That gave us advice on what our opening offer should be, and what we shouldn’t pay more than. These reports also had comparable sold properties as a references. Pros and cons of each property were also included - things you might not have thought of. I was amazed at how much work Emily did! She has so much patience. We had many conversations and at one point in the process she almost felt like a councillor 😆 She guided us through making offers, encouraging us not to over-pay. We were out bid on a couple of places but as a result ended up with something even better - a house that ticked almost every box. We were talked through how to approach ‘sealed bids’ and post-survey renegotiations and managed both successfully!Unfortunately our buyer got very impatient at one point and we had to sell the flat ahead of completing on a house. The most impressive thing was that after we’d sold (and paid Nested their fee), the buying agent service didn’t disappear - Emily kept checking in with us right until the end.Shout out too to others in the team - Jamie, Daniel, Charley & Laura. And also Shelley at Lester Aldridge, a solicitor recommended by Nested who was always communicative and got our purchase over the line before the end of the stamp duty holiday 👏👏I’d wholeheartedly recommend Nested and their unique services!

Easy sale and fantastic buying agent support

The team at Nested made the sale of our flat so easy in challenging market (and Covid) circumstances. The process was explained clearly with no hard sell and we felt that Nested's data-driven model was a real bonus versus traditional agents. Everything just worked well from great communications with all team members to the app where you can keep track of interest, viewings and offers. The photography stood out above other agents too, and showcased the flat beautifully. Thanks to Charley who managed to get our asking price offer to a lovely new owner after just three viewings and only a handful of days on the market! And to Leah who kept the sale process moving so smoothly. Finally huge thanks to the patient and delightful Emily, our Nested buying agent, who was always there to support and provide sage advice right through our lengthy purchase process, helping us navigate emotional decisions with an impartial approach. Her property analysis helped us understand the market and judge property prices and potential offer values in what was a hot and fast-moving market. This part of the Nested service sets them apart from other agents and really added value for us.I've always found estate agents to be a necessary evil - tolerated but never offering anything stand-out. The service we received from the Nested team from start to finish was simple exceptional. We were supported by Amir, Harry and Oscar to market our property, Emily for our onward purchase and Daniel for our sale process. The entire team stayed close to us throughout the process, providing constant support and feedback and excellent advice when needed, and indeed Daniel went even further and acted to support us with advice and guidance where others advisers just weren't delivering. Excellent agency for London sales

I would thoroughly recommend Nested to anyone looking to sell in London. The team were knowledgeable and priced my house realistically for a quick sale, which meant we achieved asking price within days. The photography was excellent, and they even had a Matterport 3D tour made, which I hope to keep for posterity! There were endless delays in the chain we were part of but my contact Nicole was always abreast of changes and able to advise. Another team member Emily was brilliant when it came to our onward purchase; if I sent her details of a property we were interested in she sent back a report on it and advised what we should offer initially, and what should be our final offer in the light of prices in that area for that kind of house. All in all very happy with Nested.

The whole process of selling our home with Nested was fantastic. I would happily use Nested again: 100% honest and detailed review

Selling/buying a home is incredibly stressful, especially with the weird system we have in the UK. I'm going to give Nested a 100% honest review here because the real estate industry is opaque enough and the more transparency we can offer others, the better. Overall, I give selling and buying property 0/5 stars, but I give Nested 5/5 stars. Below, I've split my review into three main categories covering the services Nested assisted us with.1. Selling: the price we gotSo, up front: we didn't quite get the price we wanted for our flat. This was disappointing, but also not totally unexpected - the pandemic caused weird effects on the housing market. In some parts, prices shot up. In our area (Greenwich), they stagnated or even dipped. I do wish we would have sold for a little more but ultimately I feel Nested did their level best to get us a good offer AND they thoroughly vetted our buyer, which turned out to be very important (see section 4). So I think that Nested did well here, despite our slight disappointment with the price. 4/52. Marketing/Selling: the experienceRhys made a really good impression on us, especially compared with other estate agents. I don't know if it's a generational thing, but I hate sales pressure - I just want facts. Rhys offered us the facts without any BS, the Nested online database is useful and interesting (it offers you live(ish) stats on prices in your neighbourhood as well as an index on how likely you are to get a sale, based on viewing etc), Nested's valuation was right where we expected them to be, and their fee wasn't crazy either. So while we spoke to at least 5 agencies, it really was a no-brainer even though Nested aren't the dominant firm in our area.Viewing and stuff, especially in a pandemic, can be a pain, but I will say Nested really shone here. They ALWAYS kept us informed, made sure times worked for us, and both Rhys and Paul, who later took over our viewings, were always ahead of time to say hi and wait for the buyers. Just professional and organised. I've been on viewings where clearly the agent is basically busting in with no notice, Nested NEVER did this to us, and I really appreciated it.Also both Paul and Rhys really took the time to learn about our home, and they were the only ones who ever showed it, meaning I was able to be confident that they were properly informing buyers about it. Really excellent here. 5/53. BuyingNested have an in-house buying agent called Emily. Once you've sold or are ready to buy, you can add the rightmove listings you are considering to the Nested portal, and you'll get useful information on what it's sold for etc, and can upgrade to a full report (for free), where Emily will give you bespoke advice on how much to offer and where to stop at.I love that this service is offered for free. Did it make a massive difference to us in the end? Both yes and no. No because I think I probably would have been able to get the same price on our purchase even without Emily. But YES because a) you get genuinely useful information through the dashboard, b) Emily is really lovely, and c) you just feel like someone in is your corner through the negotiation. Having someone kind and sympathetic to sense check offers etc with is so great. It just made me feel less stressed out and in control. Have I mentioned Emily is lovely? 5/54. Chain managementWhy did we buy in a chain with 3 other parties? WHY? This was 100% on us, we could have bought a chain-free property and been in a short chain but... we didn't. I will never buy in a massive chain ever again. To me, almost more than anywhere else, this is where Nested really earned their fee. We had 4 parties (most of whom were very stressed and had different requirements), at least 5 solicitor firms (some of which never answered the phone, 4 estate agencies (pretty much all of which besides Nested were utter rubbish), and getting everyone on the same page was just a nightmare. Nicole, our chain manager, was just an absolute champ throughout this. The other estate agents should basically be sharing their fee with her, because she did a big chunk of their job for them - liaising, checking, cajoling, informing, suggesting, and trying to move everyone onto a single plan and keeping them on track.Additionally, she was calm, super professional, pretty much always available, and just so helpful for me. Including when I was stressed out and kind of a pain for her to deal with (sorry Nicole). She also helped manage the process of our buyer's requests for works etc following her survey, to ensure the buyer was reasonable in her requests and we were able to meet them.So overall: Rhys, Paul, Emily, and Nicole were professional, kind, organised and dedicated. And Nested's tech/dashboard and buying agent service is useful and sets them apart. 5/5

Nested were brilliant in helping us sell our house and move into our new house. We've used them on the last two occasions we have sold properties and I really hope that we don't need their services for a long time as we love our new house but if we do then we will definitely get back in touch as they are a game changer in the very bloated estate agency market. Their app is a dream and means less chasing them for feedback on viewings, the viewings showed the buyers position and also was brilliant for using the house reports to look at what had happened with perspective future houses. Outstanding service and support

Nested have been excellent throughout the whole process of selling and buying. Excellent customer service from every single person, high quality photo/videos and great access to statistics and data so you know what is really happening with your sale and allows more trust compared to normal agents. They offered great, honest advice and support throughout the conveyancing process with both our buyers and the venders agent of the place we were buying.We also loved the buying service offer - helping us really understand background information on the homes we were interested in and we found the advice on offer strategies invaluable. Emily and Nicole were absolute pleasures throughout and continued to offer support when various blips came up theoughout the searches/mortgage process.I couldn't recommend Nested enough!

Nested Wandsworth

We worked with the team at Nested Wandsworth to sell our house in Earlsfield. Amir was great from the outset, as were Harry and Oscar. They were extremely helpful and professional. We have young kids and found the process of preparing the house for viewings time consuming. Nested only brought interested people to view our house. There were no speculative viewings. Nested (Walthamstow) have been amazing in both the selling of our property and in helping with the purchase of our new one! Josh and Chris were fantastic with the initial valuation and organising viewings (Josh even kindly dropped my spare keys back to me when I locked myself out!) Emily provided great support and valuable info in the purchase of our new property. Leah has been amazing at keeping things moving with the sale and keeping communication between parties flowing. We have recently sold our flat with Nested (Greenwich branch). From listing with Reiss and Paul, to their completion team with Becci, it was overall a great service and relatively pain-free! Reiss and Paul were great, really on the ball and proactive in marketing the flat. After a slow couple of weeks Reiss arranged new photos to be taken and switched the advert up, this immediately lead to more viewings. They gave us honest feedback from prospective buyers about what they liked and disliked about the flat, which meant we could use this info for future viewings eg rearranging furniture to make the most of the space etc Having a dedicated completion team really helped, too and towards the end of the sale was great we had another person to help chase solicitors! We were happy we sold with Nested and would recommend them.
