Recently purchased a property with the help of Thomas Grossi who was very professional and always there to help when needed. We did have some delays with exchange/completion, mainly due to the lockdown and owners living overseas, but got there at the end. Abbas Efir who dealt with the property management side for the previous owners was also very kind and helped me close off the old accounts with energy suppliers and was always prompt in replying. Avoid at all cost. The worst estate agents. First of all took them 2 weeks to call me back just to book a viewing. Once I viewed I put a deposit down then took them another 10 days for them to turn around and say you haven’t passed referencing even tho I was paying 6 months in advance. I provided all the documentation that was requested they contacted my employer and previous landlord both giving a good reference.Benham use LetRef to do reference checks they are a complete scam.They had a better offer on property. They have refused to return my holding deposit. I will see them in court. Avoid at all cost.

Hi Rizgar, sorry to see your complaint here as after looking into this, our records show :1. You were shown the property on the 3rd2. The holding deposit forms (which are contractually binding) were discussed, read and signed by you and you paid the deposit on the 4th3. There was never any mention of you paying 6 months rent in advance4. You failed the reference process on the 8th and you were given the reasons for this. The purpose of having such in-depth referencing is to protect both tenant and landlord and the forms you signed were very clear about our rigorous pre-tenancy checks.With regards, Emily Taylor, B&R
